About facade sealing in Clackmannanshire
Water ingress at window frames is a frequent reason facilities managers contact us. Failed perimeter sealant is a frequent cause, but not always. If the evidence points away from the sealant, we say so before quoting. Site teams most often ask us about weathered joints at frame-to-structure perimeters and water coming in around window frames, on perimeter joints where frames meet the structure, shopfront frames and coping and flashing joints.
On arrival, we sign in, go through any site induction and check how permits are handled. Floors, finishes and fittings next to the joints are covered before any cutting starts, and the work usually takes longer on a full elevation than on a handful of window perimeters, and it always depends on dry weather.
- Access, site rules and timing are settled with the client up front.
- We only seal when joints are dry and within the product’s temperature range.
- Each joint is cut out and the edges inspected.
- Faces are cleaned, primed where needed and backed.
- Facade-grade sealant goes in and is tooled to a tidy concave profile.
- We hand over with our 12-month workmanship guarantee.
What you’ll pay
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

What’s near Alloa
Around Alloa, our work takes us to commercial buildings near Alloa North Church, Alloa Academy and The Bobbing John pub and the streets around them. There’s a railway station in Alloa itself: Alloa station. Nearby you’ll also find Old Tulliallan Castle (3.8 miles south-east) and Alloa Museum And Gallery (less than half a mile south). The countryside around Alloa includes Black Devon Wetlands RSPB Reserve and Myreton Hill.
New build and refurbishment in Clackmannanshire
Across Clackmannanshire, refurbishment brings as many facade and perimeter joints as new build: replacement windows, recladding and fit-outs in places such as Alloa, Tullibody and Tillicoultry. New frames against old masonry need a product, primer and joint design to suit both.
Scotland has its own building regulations, the Building (Scotland) Regulations 2004, with building warrants from the local authority verifier. We seal to what has been specified, on every job. Parts of Clackmannanshire lie on or near the coast, where wind-driven rain and, closer to the shore, salt air are harder on external joints. We take that exposure into account when choosing the product.
Alloa: For contractors refurbishing units at places like Alloa Business Park (under half a mile east of Alloa), the mastic covers cladding panels, roller-door and window perimeters. Projects at colleges like Forth Valley College - Alloa Campus (under half a mile south-east of Alloa) tend to run to term dates, so the mastic is planned tightly.
When it isn’t the sealant
Honesty saves time and money. New sealant won’t cure:
- Joints too narrow for the movement they take, which need redesign
- Specialist high-level access methods
- Render or concrete edges that have broken away
Surface by surface
Cladding panel joints
Joints between cladding panels open and close with temperature. The sealant has to match the movement and the panel finish.
Perimeter joints at frames and structure
The joint around a framed system, where it meets the structure, needs sealant. Our work is that perimeter joint rather than the system it surrounds.
Site staff or a sealant specialist?
Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
Common problems we fix in Clackmannanshire
When the sealant tears down its centre, it has normally been asked to move more than it can. The joint may be too narrow, the bead too thin or the sealant the wrong movement class.
Site and facilities staff are often the first to spot these:
- Discoloured or dirty facade joints
- Failed sealant on precast panel joints
- Previous reseals run over old sealant
- Facade joints cracked through the middle
What sets the cost
Before we quote, we look at:
- Distance, for remote addresses
- Access and working height
- How much there is to seal
- Site requirements such as inductions and permits
The work involved drives the cost: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote and we will explain how it’s made up.
Details that help us quote
There’s no need for a formal survey. A few details are enough to get going:
- Whether the building will be occupied during the work
- How the joints are reached, and at what height
- Your programme or deadline
- Clear photos of the problem areas
To get a fixed quote, phone 01277 525 020 or email us with the site address and an outline of the work. Our quote form is another easy route.
Clackmannanshire: questions and answers
How long will the new sealant last?
It depends on movement, UV and weather, cleaning, traffic and the product. Sealant joints are maintenance items, so inspect them regularly.
Do you need to see the site first?
Many jobs can be quoted from photographs, drawings or a joint schedule. If the job needs a look first, we’ll arrange a visit.
Should we check old sealant for asbestos?
For older buildings, yes, check before work starts. The duty to manage asbestos sits with the dutyholder, so ask for it before we start. If asbestos is suspected, work stops until it is tested.
Does weather matter for sealant work?
For external joints, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Inside work is seldom held up.
Do you seal on top of existing sealant?
No. Failed sealant is removed and the faces cleaned back to sound, dry material first, because fresh silicone will not bond with aged silicone.
What about RAMS and site documents?
Requirements differ from site to site, so list what you need, whether RAMS, insurance or CSCS details, and we will confirm with the quote.
Which sealant do you use on facades?
The product follows the joint’s movement, the surfaces and the specification. BS EN 15651 Parts 1 and 2 cover facade and glazing sealants, and specifications often name them and we follow the specified product.
