Where floor joints take the most wear near Willen

Willen is about 47 miles from central London. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital; their floors carry heavy traffic every shift. At least three named trading, business or retail sites lie within about 3 miles of Willen. Floors, loading bays and yards on sites like these are where floor and movement joints work hardest.

For a centre such as Central Milton Keynes Shopping Centre (2 miles south-west of Willen), the service yard and car park joints normally need attention first. Hospital campuses such as Blakelands Hospital, 1.3 miles north-west of Willen, grow in stages, leaving movement joints wherever new blocks meet old. A campus such as University of Bedfordshire Milton Keynes Campus (to the south-west of Willen) has long runs of movement joint in its buildings, decks and paving.

Expansion joint sealing in Willen

We cover the full range of movement joints: brickwork and blockwork joints, precast and cladding panel joints, concrete joints, car park decks and ramps, podiums and floor movement joints. Every one calls for a sealant picked for its movement, exposure and traffic. We work on cladding panel joints, brickwork movement joints and car park decks and ramps, and what we’re called in for most is leaks through car park deck joints onto the level below and movement joints with split or torn sealant. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Willen, preparation and product choice get the time they need.

Halls, schools and small commercial buildings near places like Willen have movement joints in brick, block and concrete too. They tend to be overlooked until something leaks or cracks.

What our 12-month guarantee covers is the way we did the job: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Work for main contractors and building owners

When you manage a building on behalf of an owner, clear figures and clear communication matter. We quote a fixed sum, confirm the scope and walk the finished work with you or your representative, plus a 12-month guarantee.

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we will confirm them with the quote.

Common questions from Willen clients

Can you work at a site such as Cromwell Business Park, by Willen?

Yes. Our area takes in Willen and its surroundings, with estates and business parks such as Cromwell Business Park included. Photos and a short description are enough for a first look.

Is a smaller place like Willen outside your area?

No. Small places get the same service as large ones. Our area covers London and the South East counties. We plan jobs in smaller places so return trips are kept to a minimum.

How long before the joints can be used?

We’ll confirm how long the chosen product needs to cure, and flag anything to keep off until it has cured.

Do you hold CHAS accreditation?

Yes. We’re CHAS accredited, we’re a Constructionline member and we use CSCS-carded applicators.

Can you handle several sites?

Yes. A group of buildings can go on one quote, and you deal with one contact throughout.

Do your applicators hold CSCS cards?

Yes. Our applicators hold CSCS cards, as many construction sites ask for.

Is any job too small?

Single areas, one-off repairs and whole buildings are all quoted the same way: send details, get a fixed quote, we seal, guaranteed.

From enquiry to sign-off

The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Smaller jobs around Willen can be grouped with others nearby, which keeps travel down. A fixed quote is given before anything starts.

  1. The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
  2. Next, we fix a price and confirm the sealant we propose for the movement.
  3. Old sealant and filler are cut out and the joint faces cleaned back to sound material, and we tell you if any edges need repairing first.
  4. We control the depth with backing rod or, in shallow joints, bond-breaker tape.
  5. After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
  6. Each joint is inspected and handed over with our 12-month guarantee.

Advice

General trades versus a specialist

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and our CSCS-carded applicators are used to working under those rules.

What we can’t put right

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Movement on a scale no sealant is meant to absorb
  • Leaks coming from the membrane rather than the joint seal
  • Joints too narrow for the movement, which need redesigning by the engineer

If in doubt, call the office on 01277 525 020 or email the details over and we’ll say what we think.

What we seal

  • Precast concrete panel joints
  • Car park decks and ramps
  • Blockwork control joints
  • Podiums and floor movement joints
  • Cladding panel joints
  • Brickwork movement joints

Different surfaces, different methods

Concrete and precast panel joints

Concrete edges can be weak or carry release agents that stop adhesion. We prepare the faces thoroughly and prime where the maker calls for it and check the edges for soundness as we go.

Joints between different materials

Different materials meeting at a joint rarely move in step. The product must bond to both substrates and cope with the movement.

Maintenance after handover

For the best life from the joints:

  • Leave barriers in place until fresh joint sealant has cured
  • Clear dirt from joint lines during routine cleaning
  • Record the sealant used and the date in the O&M file
  • Check joints after long freezing spells

Our workmanship on movement joints carries a 12-month guarantee. Record which product went into which joints in the building file.

When one joint fails, others of the same age are rarely far behind. Inspecting the whole run is worth the effort, so the work can be planned rather than rushed. We will tell you which movement joints need doing now and which can wait.
