Expansion joint sealing near Weybridge
Photos, a specification or a quick description of the joints is enough to start a fixed quote.
What sets the cost
Before we quote, we look at:
- Distance, for remote addresses
- Which sealant the job calls for
- Access and working height
- Quantities, in metres or numbers
Every site prices differently: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.
Sending details for a quote
There’s no need for a formal survey. A few details are enough to get going:
- Drawings or a marked-up plan, if available
- How the joints are reached, and at what height
- Asbestos survey details if the building is older
- The type of building and who uses it
Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price the work to it. For smaller jobs, photos and a description will do.
Expansion joint sealing for commercial buildings in Weybridge
Joint design counts for as much as the sealant itself. The joint has to be wide enough for the expected movement and the sealant’s movement capability while depth is limited by backing rod or, in shallow joints, a bond-breaker. For wider joints, many sealant makers recommend a width-to-depth ratio, often around 2:1. We work on cladding panel joints, brickwork movement joints and blockwork control joints, and the usual reasons a site gets in touch are layers of sealant in a movement joint and water dripping through deck or ramp joints. Whether you call it commercial sealant work, mastic application or joint sealing, in Weybridge it comes down to the same thing: the right product in a properly prepared joint.
Joints in town car parks and service yards take tyres, de-icing salt and standing water. Resealing before the edges break up is far less disruptive than repairing them later.
Our workmanship is guaranteed for 12 months, wherever the site is. If a joint we sealed fails because of how it was installed, we come back and put it right.

Our process
The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it. If you have more than one building in Weybridge, they can often be done on the same visit. Give us your access times and we will fit the work in.
- First, the joints are inspected for width, movement and the type of failure.
- A fixed quote follows, naming the sealant and its movement class.
- The failed seal is removed and both faces are cleaned until sound and dry.
- We control the depth with backing rod or, in shallow joints, bond-breaker tape.
- Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
- Finished joints are checked and backed by our 12-month guarantee.
Preparing the site
- Move anything stored against the joints
- Explain the parking and delivery arrangements
- Warn occupants and staff about the work
Getting a fixed quote
Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, ring 01277 525 020 or send photos by email.
Advice
Aftercare for building managers
After handover, a little attention goes a long way:
- Inspect exposed joints once the cold weather has passed
- Brief car park operatives to protect joint lines during winter clearance
- Note which joints were done, when, and with what
- Clear dirt from joint lines during routine cleaning
Keep wheels, feet and water off new joints until the sealant has cured. The time varies with product, conditions and joint depth. Keeping the area coned off until then avoids tyre marks and damage.
Once debris packs a failed joint, the structure has nowhere to expand. The edges then take the pressure and start to spall and the reseal becomes an edge repair as well. A sound seal keeps the joint working.
Different surfaces, different methods
Internal floor movement joints
Forklift and pallet-truck wheels break unsupported joint edges. We match the product to the traffic and the movement, and tell you if edges need repairing first.
Joints between different materials
Junctions between brick and render, or concrete and cladding, move independently. We choose a sealant that grips both faces, with primer where specified.

What happens if it’s left?
Spot repairs can be useful on a tight budget. The remaining sealant is often close to failing too. Where it helps, we quote both options. In a town like Weybridge, a split, stained or mouldy joint is often the first thing visitors notice. Fresh sealant makes a building look maintained.
Access often affects the price as much as the sealing: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

What sealant work can’t fix
Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:
- A joint that has to be widened or re-detailed before it can work
- Movement on a scale no sealant is meant to absorb
- Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
If in doubt, call 01277 525 020 or email drawings and photos and we’ll say what we think.

Questions about Weybridge
Do we have to stop operations in Weybridge while the joints are sealed?
Rarely. Work is phased around your operations. The phasing plan comes with the quote.
Will you take on work at estates like Bourne Business Park, close to Weybridge?
Yes. We cover Weybridge and the area around it, including industrial estates, business parks and retail parks such as Bourne Business Park. Send details of the unit and the work through our quote form for a quick quote.
What exactly is a movement joint?
They’re closely related. A movement joint allows for expansion, contraction, shrinkage and loading while the sealant stops grit and water getting in.
Does the weather affect the work?
It can, when the joints are outside. Wet joints and cold, damp or frosty conditions stop the sealant bonding properly, so external work may be moved if conditions aren’t right. Internal work is far less affected.
Can you seal car park deck joints?
Yes. Deck and ramp joints are resealed with a trafficable sealant chosen for the movement with bays phased so the car park keeps operating.
Do you work to architects’ specifications?
Yes. We follow the specification, along with the manufacturer’s installation guidance, and any queries are raised before we start.
Which sealant will you use?
The specification comes first, if there is one. Without one, the joint decides: its movement, its surfaces and what it has to cope with.
Slabs, ramps and loading bays in Weybridge
Weybridge lies roughly 18 miles out from central London. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital; their floors carry heavy traffic every shift. That puts plenty of warehouse floors, service yards and car parks close by, all with joints under traffic.
Another example is Shepperton Business Park, 1.7 miles north of Weybridge, where floors and yards would be done in stages around the occupiers. A healthcare site such as Walton Community Hospital (to the east of Weybridge) depends on car parks, ramps and service yards whose joints take traffic all day. Parks like Bourne Business Park, 1.3 miles west of Weybridge, combine paved areas, car parks and building elevations, each with joints that move.
