Leave it or put it right?

Sealing over a failed movement joint is a common shortcut. A bead laid on top of the failed one neither grips nor flexes properly and soon lets go. Full removal and preparation is in every quote. Halls, stores and units around places like Westenhanger may not be checked every day, which gives a failed joint time to do damage. Resealing early avoids that.

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

Floors, slabs and movement joints in Westenhanger

Westenhanger is within about 3 miles of the coast. Open joints in coastal car parks and yards let in salt-laden water as well as grit, which is why split joints are worth sealing before the edges deteriorate. Rainfall across the South East, Westenhanger included, is lower than in many parts of the UK. Outside joints in yards and car parks still have to be dry before sealing, and winter de-icing salt on car parks and ramps works into any open joint.

Schools such as Lympne Church of England Primary School have movement joints in their walls and floors that are easy to overlook. Hospital campuses such as Royal Victoria Hospital (to the east of Westenhanger) grow in stages, leaving movement joints wherever new blocks meet old.

Our process

On arrival, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before anything is cut or cleaned, and the work usually takes a day or so for a modest run of joints, and longer where decks, ramps or floors are done in phases. If others near Westenhanger need work, visits can be combined. You’ll have a fixed quote before work starts.

  1. We start with photos, approximate lengths and any drawings, visiting where needed.
  2. Joint widths and expected movement are checked against what the sealant can take.
  3. Old sealant and debris are cut out of every joint.
  4. Edges are checked, and we tell you if any need repairing before sealing.
  5. A sealant suited to the movement and traffic is laid to depth and tooled.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

Preparing the site

  • Point out any areas we must not close
  • Move anything stored against the joints
  • Tell staff and tenants when we will be in

Looking after the joints

A few simple habits keep the new joints working:

  • Include every elevation and deck joint in periodic inspections
  • Keep traffic off new joints until the cure time is up
  • Raise snow-clearing blades over deck joints where possible
  • Check joints after long freezing spells

Floor joints on main traffic routes need watching more closely than the rest. Avoid standing heavy loads or racking legs on the joints, and report any chipped edges early.

A failed deck joint lets water straight through to the level below. That water often carries de-icing salts with it and it can affect the structure over time. Resealing early limits the damage.

How the job changes by surface

Car park decks and ramps

Failed deck joints often show as leaks on the level below. The old seal comes out, the edges are prepared and the joint resealed flagging broken edges along the way.

Concrete and precast panel joints

Joints between precast panels open and close with temperature and loading. The sealant needs the right movement capability and a controlled depth.

FAQs: Westenhanger

Is Westenhanger too small for you to travel to?

Not at all. Westenhanger is within our area. We work across Greater London and the South East. Good photographs up front let us bring everything on the first visit.

Do you take on work at healthcare sites like Royal Victoria Hospital?

Yes. Healthcare sites are among the places we work. Each area is agreed with the ward or department and the estates team in advance.

Will you come and look before quoting?

That depends on the size and complexity of the job. Simple work can often be priced from photos, while larger or less clear jobs get a site visit first.

Are you CHAS accredited and on Constructionline?

Yes. CHAS accredited, Constructionline member, and our applicators hold CSCS cards.

What timescale should we allow for resealing expansion joints?

It usually takes a short visit for a handful of joints, or several days or more for a car park deck or long runs of facade joints. Timings are set out in the quote along with the phasing plan.

Are your applicators CSCS-carded?

Yes. Should the site need card details in advance, let us know and we will send them with the quote.

Can one quote cover more than one building?

Yes. Several buildings can share a single quote, with one point of contact across South East England, Greater London and Scotland.

Site staff or a sealant specialist?

Putting right a botched joint often costs more than sealing it well at the start, because the whole bead must be removed and the faces cleaned back again. That’s why many clients bring in a specialist from the beginning.

Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Work for main contractors and building owners

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Sites in Westenhanger can sit alongside others in a wider programme.

For main contractors, we work as the sealant subcontractor, on new build and refurbishment alike. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.
