Expansion joint sealing across West Green

Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.

When something else is needed

We seal joints; we don’t mend everything behind them. On its own, sealant can’t deal with:

  • Broken or spalled joint edges, which need repairing before any sealant goes in
  • Leaks coming from the membrane rather than the joint seal
  • Movement on a scale no sealant is meant to absorb

If in doubt, call 01277 525 020 or email us and we will say what we think before you book.

Surfaces we seal

  • Cladding panel joints
  • Precast concrete panel joints
  • Blockwork control joints
  • Car park decks and ramps
  • Brickwork movement joints
  • Podiums and floor movement joints

Expansion joint sealing in West Green

Width, depth and product all have to work together. Joint width must suit the movement and the movement class of the sealant, and depth is controlled using closed-cell backing rod, or bond-breaker tape in shallow joints. For wider joints, many sealant makers recommend a width-to-depth ratio, often around 2:1, and the bead is tooled so it grips the two faces alone. We work on car park decks and ramps, blockwork control joints and podiums and floor movement joints, and the usual reasons a site gets in touch are new sealant over old, now failing and expansion joints filled with dirt and stones. A single leaking joint is often how a building in West Green first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Small units near places like West Green are often converted farm buildings with new concrete floors. Joints in those slabs need a product suited to whatever runs over them, from pallet trucks to foot traffic.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

How the quote is worked out

Your fixed quote is built from the real scope. It takes account of:

  • Which sealant the job calls for
  • Whether old sealant has to be cut out first
  • How accessible the joints are
  • How much there is to seal

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. A fixed quote follows once we understand the job.

What we need to price the job

A few photos plus some basic facts will normally do. It helps to include:

  • The product your specification calls for
  • The postcode of the building
  • Your programme or deadline
  • Asbestos survey details if the building is older

Pricing a project or setting a maintenance budget? Send the scope and any drawings, and we will return a fixed quote you can plan around. If you have questions first, call the office on 01277 525 020 or use the quote form.

How a job runs

When we get to site, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before any cutting starts, and the work normally takes anything from part of a day to a couple of weeks, depending on joint lengths, widths and access. Work in places the size of West Green is planned as a single visit where we can. Clear photographs and measurements help us bring the right products.

  1. Photos, joint lengths and drawings come to us, or we visit.
  2. Joint widths and expected movement are checked against what the sealant can take and tell you if the design looks wrong for the movement.
  3. Every joint is cleared of the failed seal and any grit packed into it.
  4. Edges are checked, and we tell you if any need repairing before sealing.
  5. The right sealant goes in at the right depth, bonded to the two sides only.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

Advice

Questions about West Green

Is a smaller place like West Green outside your area?

No. Small places get the same service as large ones. We work across Greater London and the South East. Send photos and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Can you work at a site such as Crompton Fields Business Park, by West Green?

Yes. Estates, retail parks and business parks around West Green, Crompton Fields Business Park among them, are all within reach. Send details of the unit and the work through our quote form for a quick quote.

Do you seal on top of existing sealant?

No. Sealing over old material is one of the classic causes of early joint failure, so it all comes out first.

What happens if old sealant might contain asbestos?

The duty to manage asbestos sits with the building’s dutyholder, so for older buildings we ask for the asbestos register first. Work pauses if suspect material is found, until it has been tested.

Can you send site paperwork?

Requirements differ from site to site, so tell us what you need and we will confirm it when we quote.

How long before the joints can be used?

Curing time varies by product, and we confirm it on the day, and flag anything to keep off until it has cured.

How long do sealant joints last?

It depends on movement, UV and weather, cleaning, traffic and the product. Treat them as maintenance items and inspect them regularly.

Joints that move: notes for West Green

Less than 3 miles from West Green there are at least three named estates and business parks. Their warehouses, yards and car parks are exactly where joints take the most punishment. West Green lies roughly 26 miles out from central London. The South East has large numbers of industrial estates and warehouses along the motorway corridors.

Sites like Crawley Hospital (0.5 miles south-west of West Green) carry ambulances, deliveries and visitors’ cars over their road and deck joints. Phasing is what makes joint work possible on busy sites such as County Oak Retail Park (0.7 miles north of West Green): one bay, aisle or car park row at a time. Schools such as West Green Primary School have movement joints in their walls and floors that are easy to overlook.

West Green is about 1 mile north of Crawley, in West Sussex. We cover West Green and the rest of West Sussex, with the same fixed quotes and 12-month guarantee as everywhere else. West Green is one of 373 places we cover in West Sussex for movement joints. For work in that direction, see our Brighton page (20 miles or so).

If you need expansion joint sealing in RH11 and RH10, the process matches everywhere else we work: details, then a fixed price, then sealing and a 12-month guarantee. Among the streets we cover are Bank Lane, Swift Lane and Raven Lane. If your building is just outside West Green, we cover Langley Green (1 mile north), Crawley (1 mile south), Southgate (1 mile south), Three Bridges (1 mile east) and Tilgate (1 mile south-east). Bigger towns within reach include Horsham (7 miles south-west), Haywards Heath (10 miles south-east), Burgess Hill (12 miles south), East Grinstead (8 miles east), Billingshurst (13 miles south-west) and Roffey (6 miles south-west).

Maintenance after handover

To get the most from the new sealant:

  • Include every elevation and deck joint in periodic inspections
  • Keep racking legs and heavy point loads off floor joints
  • Keep stones and debris out of open joint lines
  • Keep scrapers and ploughs from dragging across joint sealant

Debris does more harm to joint sealant than most people realise. Stones pressed into the bead by wheels or feet can puncture it, especially on car park decks and warehouse floors. Regular sweeping keeps joint lines clear.

Floor joints with failed fillers break up quickly under wheels. Broken arrises jolt trucks, loads and drivers. Keeping the filler or sealant sound protects the floor.

What happens if it’s left?

Some quotes just add sealant over the old bead. A bead laid on top of the failed one neither grips nor flexes properly, so it fails quickly. Full removal and preparation is in every quote. For buildings in places like West Green, one well-planned visit beats several small ones, so it’s worth dealing with every failing joint at once.

We don’t publish prices, since every building and every scope is different. For a fixed figure, call for a quote.
