Questions we’re asked in Trottiscliffe
Does a site in Trottiscliffe have to shut while its joints are sealed?
Rarely. Work is phased around your operations. The phasing plan comes with the quote.
Do you cover business parks and estates near Trottiscliffe, such as Invicta Business Park?
Yes. We cover Trottiscliffe and the area around it, including industrial estates, business parks and retail parks such as Invicta Business Park. Photos and a short description are enough for a first look.
Which product is best for expansion joints?
We choose a sealant with a movement capability that suits the joint as set out in BS EN ISO 11600. Where two different materials meet, a hybrid sealant can be the better choice.
How long does movement joint sealing take?
Expect a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing, with phasing where areas must stay open. Cure time before reopening is confirmed on the day.
Can you work while the building is occupied?
Yes, with some planning. We agree a sequence with your contact so just one area at a time is disrupted.
What if there’s asbestos in the old mastic?
Managing asbestos is the dutyholder’s responsibility, so for older buildings we ask for the asbestos register first. If anything suspect turns up, we stop until it’s tested.
Do you work in Trottiscliffe?
Yes. We take on work across Trottiscliffe.
Expansion joint sealing for commercial buildings in Trottiscliffe
We’ve been sealing expansion and movement joints for over 20 years. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Each job is backed by a 12-month guarantee on the workmanship. If you have previous reseals laid over old sealant and chipped joint edges on forklift routes, we can put it right, on precast concrete panel joints, blockwork control joints and podiums and floor movement joints alike. Searching for sealant specialists in Trottiscliffe? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.
In and around smaller places like Trottiscliffe, the concrete floors we see are often in converted farm buildings, small workshops and storage units. Joints in those slabs take vehicles, trolleys and foot traffic, and need a filler or sealant to match.
Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we are clear about what is covered before work starts.

Why deal with it now?
Closing a car park for a reseal is rarely an option. Work can be planned so parts of the deck stay open. Tell us what has to stay open and we’ll plan around it. Older rural buildings around Trottiscliffe move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.
The price depends on how many linear metres there are, how much old material needs removing and the access. Call for a quote when you are ready.

Different surfaces, different methods
Car park decks and ramps
Deck and ramp joints take tyre loads, grit and de-icing salts. We use a sealant made for wheel loads and the expected movement with bays done in phases so the car park keeps running.
Concrete and precast panel joints
Joints between precast panels open and close with temperature and loading. We use a sealant classed for the movement, laid over backing to depth.

Cost factors for movement joints
There’s no standard rate for sealant work, since sites vary so much. What we look at:
- Whether old sealant has to be cut out first
- Which sealant the job calls for
- Site requirements such as inductions and permits
- Distance, for remote addresses
Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.
What to include in your enquiry
To price the job accurately, we need to understand the site. Send us:
- How the joints are reached, and at what height
- Clear photos of the problem areas
- What the building is and how it’s used
- The asbestos register, for older buildings
The quickest route to a quote is a few photographs and the site postcode. Send them through the quote form, or ring 01277 525 020 or use the quote form if you’d rather talk the job through.
Diagnose, treat, sign off
The first thing on site is a walk round with your contact, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it. Rural sites near Trottiscliffe may need directions, gate codes or a contact on site. Send that with the details and we’ll confirm the plan with the quote.
- Photos, joint lengths and drawings come to us, or we visit.
- We compare each joint’s width with the movement and the sealant’s capability and tell you if the design looks wrong for the movement.
- Old sealant and debris are cut out of every joint.
- Edges are checked, and we tell you if any need repairing before sealing.
- A sealant suited to the movement and traffic is laid to depth and tooled.
- Each area is handed back after its cure time, under our 12-month guarantee.
What we need from you
- Confirm the product named in the specification
- Agree which areas must stay open
- Explain the parking and delivery arrangements

Maintenance after handover
To get the most from the new sealant:
- Keep traffic off new joints until the cure time is up
- Raise snow-clearing blades over deck joints where possible
- Inspect exposed joints once the cold weather has passed
- Treat a small split as a warning, not a cosmetic issue
Keep wheels, feet and water off new joints until the sealant has cured. How long that takes depends on the product, the temperature and the depth of the joint and we’ll tell you when each bay or area can reopen. Barriers left in place until then protect the finish.
An open joint fills with grit, and a joint full of grit can’t close. The edges then take the pressure and start to spall and the reseal becomes an edge repair as well. A sound seal keeps the joint working.
What we can’t put right
Part of a good diagnosis is knowing where sealant stops. You’ll hear from us if the cause turns out to be one of these:
- Leaks coming from the membrane rather than the joint seal
- Proprietary pre-formed expansion joint systems
- Structural movement beyond what the joints were designed for (that needs a structural engineer)
If in doubt, phone 01277 525 020 or email the details over and we’ll say what we think.
