What affects the price in Tendring
A fixed quote reflects the actual work. It takes account of:
- Whether old sealant has to be cut out first
- The size and state of each joint
- The total length or number of joints
- The product specified
We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote.
What to include in your enquiry
For an accurate fixed quote, we need to understand the site. Useful things to include:
- Access details, including height
- Where the site is, with the postcode
- Rough lengths or quantities, or drawings if you have them
- Asbestos survey details if the building is older
A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we’ll arrange a site visit if anything is unclear.
About our expansion joint sealing in Tendring
We’ve been sealing expansion and movement joints for over 20 years. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Each job is backed by a 12-month guarantee on the workmanship. If you are dealing with joints packed with grit and debris and rain penetration at brick or block movement joints, we can help, on podiums and floor movement joints, cladding panel joints and blockwork control joints alike. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Tendring, that means joint design, primers and backing rod as standard.
In and around smaller places like Tendring, the concrete floors we see are often in converted farm buildings, small workshops and storage units. Joints in those slabs take vehicles, trolleys and foot traffic, and need a filler or sealant to match.
We stand behind the joints we seal: 12 months, guaranteed. That covers our preparation and application, and we come back if anything isn’t right.

Aftercare for building managers
Regular inspection catches problems early. In particular:
- Treat a small split as a warning, not a cosmetic issue
- Keep product details with the building records for the next reseal
- Inspect movement joints alongside other routine building checks
- Look over external and deck joints after a hard winter
On car parks, winter clearance can damage deck joint sealant. Lifting the blade at each joint avoids tearing the bead and a look at the joints after winter catches any damage.
A failed deck joint lets water straight through to the level below. That water often carries de-icing salts with it, which is bad news for the concrete and the people parking below. Sealing the joint promptly stops it at source.

Diagnose, treat, sign off
Before we leave any area, the masking comes off, the area is cleaned and every joint is checked. Where the sealant needs time to cure before use, we tell you and sign the area. For work around Tendring, we aim to finish in one visit, so we ask for photographs and rough sizes first. That way the right products come on the day.
- We start with photographs, approximate lengths and any drawings, visiting where needed.
- Joint widths and expected movement are checked against what the sealant can take.
- Old sealant and debris are cut out of every joint.
- Any broken arrises or friable edges are flagged before work goes further.
- The right sealant goes in at the right depth, bonded to the two sides only.
- Areas reopen once cured, and the work carries our 12-month guarantee.

Doing it in-house
Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong typically costs more in the end than doing them right.
Site maintenance staff can often handle a short internal joint. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.
When to call us in Tendring
On trafficked joints, wheels and salts do the damage. Wheel loads stress the sealant and the arrises, while grit and salts work into any gap. The product has to be suited to the traffic.
Any of the following is a good reason to get the joints checked over:
- Damp inside where a wall movement joint has failed
- New sealant over old, now failing
- Movement joints with split or torn sealant
- Chipped joint edges on forklift routes
Schools such as Tendring Primary School have movement joints in their walls and floors that are easy to overlook.
What to look for in a quote
- How they handle RAMS and site documents
- Proof of insurance
- Whether their applicators hold CSCS cards
- Will failed sealant be removed rather than covered?
Surface by surface
Car park decks and ramps
Deck and ramp joints take tyre loads, grit and de-icing salts. We use a sealant made for wheel loads and the expected movement.
Podium joints
Podium joints often sit within a waterproofing system. Where the specification calls for sealant, we reseal, and tell you if the problem looks like the waterproofing below.
Tendring: questions and answers
Is Tendring off your patch?
No. Places such as Tendring are covered as much as the big towns. We cover Greater London and the counties of the South East. We plan jobs in smaller places so return trips are kept to a minimum.
Must our site in Tendring stop work while the joints are done?
In the majority of cases the site keeps working. Joints are done in phases, a bay, aisle or deck at a time. We agree the sequence and timings with you before we start.
Will you quote for a small job?
Small jobs are welcome alongside larger packages. Photos and a description are enough to start.
Do you use silicone or polyurethane in movement joints?
Whatever suits the joint and the specification. We name the proposed product in the quote.
Is colour matching possible?
It depends on the product specified. Some ranges offer many colours, others very few, so the available colours are confirmed with the quote.
Who decides which product is used?
If the job is specified, we follow the specification. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.
How do you deal with asbestos in old sealant?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.
