Expansion joint sealing for commercial buildings in Stanford Common
Our movement joint work takes in walls, panels, decks and floors: brickwork and blockwork joints, precast and cladding panel joints, concrete joints, car park decks and ramps, podiums and floor movement joints. The product depends on the movement, the weather and anything that runs over it and we name it in the quote. Site teams most often ask us about movement joints with split or torn sealant and expansion joints filled with dirt and stones, across cladding panel joints, blockwork control joints and precast concrete panel joints. Looking for mastic applicators who cover Stanford Common? Mastic Doctor has worked for contractors, FMs and building owners since 2005.
Smaller community and commercial buildings around Stanford Common have their own movement joints in walls and floors. They tend to be overlooked until something leaks or cracks.
Building owners and contractors get the same cover: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Common questions from Stanford Common clients
Is Stanford Common too far out for you?
No. Places such as Stanford Common are covered as much as the big towns. London and every South East county are within our area. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.
Is hospital work, at somewhere like Cygnet Hospital, something you do?
Yes, hospitals are one of the sectors we cover. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
How long will the joint resealing take?
Expect a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing, with phasing where areas must stay open. We will confirm when each area can be used again.
Will you come and look before quoting?
Many jobs can be quoted from photos, drawings or a joint schedule. Where they aren’t, we arrange a site visit before quoting.
Do you take on multi-site work?
Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.
Can you work while the building is occupied?
Yes, as long as we plan it. We agree a sequence with your contact so just one area at a time is disrupted.
Which sealant will you use?
If the job is specified, we follow the specification. Otherwise, we recommend a product to suit the joint’s movement, the substrate and the conditions, following the manufacturer’s guidance.
Where floor joints take the most wear near Stanford Common
Less than 3 miles from Stanford Common there are at least three named estates and business parks. Sites like these are full of saw-cut floor joints, yard slabs and car park joints. Stanford Common is in the South East, one of the UK’s drier regions. External joints still wait for dry conditions, and winter de-icing salt on car parks and ramps works into any open joint.
In a school such as Knowl Hill School, movement joints in brick, block and hall floors tend to be forgotten until they leak. Phasing is what makes joint work possible on busy sites such as Henley Business Park (1.1 miles south-west of Stanford Common): one bay, aisle or car park row at a time. University campuses such as University of Surrey (to the south-east of Stanford Common) have car parks, paved walkways and building elevations with movement joints.

What the job involves on each surface
Brickwork and blockwork joints
Brick and block edges need careful preparation. Faces are prepared and primed wherever the sealant maker calls for it before the bead goes in.
Podium joints
Podium decks are exposed and often trafficked. We choose a product that copes with feet, wheels and weather.
What sealant work can’t fix
Being straight saves everyone time. New sealant won’t cure:
- A joint that has to be widened or re-detailed before it can work
- Waterproofing layers buried beneath the sealant
- Movement on a scale no sealant is meant to absorb
Not sure which it is? You can phone 01277 525 020 or send photos by email and we will tell you honestly.

Commercial clients in Stanford Common
Building owners and managing agents use us on sealant work across single buildings or whole portfolios. One quote can cover more than one site, so there’s one set of paperwork to deal with.
Whether you’re a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.
Should maintenance staff do it?
A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.
For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.
Our process
When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before any cutting starts, with the work itself normally taking a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing. Jobs in and around smaller places like Stanford Common are normally planned as a single visit, so we ask for photographs and rough sizes first. Then the right materials arrive with us.
- Photos, joint lengths and drawings come to us, or we visit.
- We compare each joint’s width with the movement and the sealant’s capability.
- Old sealant and debris are cut out of every joint.
- Any broken arrises or friable edges are flagged before work goes further.
- The right sealant goes in at the right depth, bonded to the two sides only.
- Areas reopen once cured, and the work carries our 12-month guarantee.
Before we start on site
- Clear stock, furniture or equipment away from the joints
- Point out any areas we must not close
- Flag any permit to work we will need

Advice
Maintenance after handover
A few simple habits keep the new joints working:
- Inspect movement joints alongside other routine building checks
- Reopen bays and walkways only after the stated cure time
- Sweep decks, ramps and floors so grit doesn’t collect in the joints
- Treat a small split as a warning, not a cosmetic issue
Grit is the slow enemy of a joint seal. Grit trodden or driven into the joint works at the surface until it tears. Regular sweeping keeps joint lines clear.
Unsupported floor joint edges spall under forklift and pallet-truck wheels. Broken arrises jolt trucks, loads and drivers. Sealing early protects the edges.
