Expansion joint sealing in Oxted
We cover the full range of movement joints: vertical joints in brick and block facades, joints between precast or cladding panels, concrete slab and deck joints, ramps, podiums and internal floors. The product depends on the movement, the weather and anything that runs over it and we name it in the quote. We work on precast concrete panel joints, podiums and floor movement joints and blockwork control joints, and the failures we are asked to look at most are sealant peeling off one face of the joint and debris jammed in movement joints. Searching for sealant specialists in Oxted? Mastic Doctor has worked for contractors, FMs and building owners since 2005, with CSCS-carded applicators.
Small units near places like Oxted are often converted farm buildings with new concrete floors. Saw-cut and construction joints in those floors need the right filler or sealant for the forklifts and trolleys that use them.
Every job we finish is backed by a 12-month workmanship guarantee, in Oxted as everywhere else we work. If our installation lets you down in that time, we return and fix it.

Leave it or put it right?
A torn seal left alone usually gets worse. Grit and water fill the gap and the material either side breaks up. Acting at the first split keeps the cost down. Sealant hardens, cracks and loses grip with age, UV and movement. Renewing it in good time keeps the building weathertight.
Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a fixed quote and we’ll explain how it’s made up.

Work for main contractors and building owners
Whether you are a managing agent, a property factor or an owner’s representative: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.
Hotels, schools, healthcare sites, offices and retail units book us directly too. The work is planned around how the building runs, so the building keeps working while we do.
What the job involves on each surface
Joints between different materials
Junctions between brick and render, or concrete and cladding, move independently. We choose a sealant that grips both faces, with primer where specified.
Car park decks and ramps
Deck and ramp joints take tyre loads, grit and de-icing salts. We use a sealant made for wheel loads and the expected movement with bays done in phases so the car park keeps running.

On site: what to expect
We follow your site rules from the start: signing in, inductions and any permit to work. With the paperwork done, the joints are worked through in the order agreed with your site contact, and each area is checked before we leave it. If neighbouring businesses or buildings around Oxted need work too, visits can be combined. Tell us your site hours and we will plan around them.
- First the joints are inspected, widths measured and the type of failure noted.
- A fixed quote names the sealant we propose and its movement class.
- Phasing is agreed so decks, floors or entrances can stay in use where needed.
- We strip the old sealant or filler and prepare each face until it’s sound and dry.
- Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
- We check each joint with you, confirm the cure time and sign off under our 12-month guarantee.
What we need from you
- Agree which areas must stay open
- Tell staff and tenants when we will be in
- Share your working hours and any access restrictions

Advice
Site staff or a sealant specialist?
General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint.
Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Your questions answered
Is hospital work, at somewhere like Foetal Alcohol Spectrum Disorders Clinic, something you do?
Yes, provided the work is planned with the site’s estates team. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Is Oxted too small for you to travel to?
Not at all: smaller places are covered as well as towns. We cover Greater London and the counties of the South East. We plan jobs in smaller places so return trips are kept to a minimum.
Is any job too small?
We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.
Can you fit around our working hours?
We are in the office from 8am until 5pm, Monday to Friday. Tell us your site hours and access windows and the work will be fitted around them.
What do you charge?
That depends on the job: quantities, access, the product and any phasing. Call for a quote.
Are your applicators CSCS-carded?
Yes. We use CSCS-carded applicators.
What’s the difference between an expansion joint and a movement joint?
Movement joint is the broad term for any joint built in to let a structure move. In everyday use the two names are often swapped and the way they’re sealed is similar.
Maintenance after handover
Cleaning and maintenance staff play a part too. Share these points with them:
- Inspect movement joints alongside other routine building checks
- Treat a small split as a warning, not a cosmetic issue
- Clear dirt from joint lines during routine cleaning
- Plan racking layouts so feet don’t land on a joint
In warehouses, forklift and pallet-truck routes take the most wear. Keep racking feet and heavy point loads off joint lines, and report any chipped edges early.
Joints sealed at the same time generally fail around the same time. It pays to check every joint, not just the obvious one, so the work can be planned rather than rushed. We’ll tell you which movement joints need doing now and which can wait.
