Expansion joint sealing for commercial buildings in Otham
Joint design counts for as much as the sealant itself. The joint has to be wide enough for the expected movement and the sealant’s movement capability. For wider joints, the width-to-depth ratio is often around 2:1, as the manufacturer advises, and the bead is tooled so it grips the two faces alone. We work on precast concrete panel joints, podiums and floor movement joints and cladding panel joints, and what we are called in for most is torn sealant in brick or block movement joints and hardened, cracked sealant on exposed facades. Looking for mastic applicators who cover Otham? We’ve been sealing commercial buildings since 2005.
Around places the size of Otham, joints that need sealing tend to be in rural business units, farm buildings put to commercial use, schools and community buildings. Concrete floors and yards in these buildings move and crack like any others.
Building owners and contractors get the same cover: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Expansion joint sealing in Otham: the local picture
Otham has at least three named business or industrial parks inside a 3-mile radius. Sites like these are full of saw-cut floor joints, yard slabs and car park joints. Central London is about 33 miles from Otham. Warehousing clusters around the motorways that ring and radiate from London.
Centres like The Mall Maidstone, 2.6 miles to the north-west of Otham, have mall floors and service decks whose joints carry steady traffic. Another example is Orchard Industrial Estate, 0.8 miles to the south-west of Otham, where floors and yards would be done in stages around the occupiers. For estates staff at a university like University for the Creative Arts, 3.4 miles north-west of Otham, building and paving joints are part of the planned maintenance list.
Otham is about 2 miles south-east of Maidstone, in Kent. Any commercial site in Otham is covered. Otham is one of 931 places in Kent on our list for movement joints. There’s a separate page for London, roughly 33 miles from Otham.
Commercial sites across ME15 and ME17 are covered for movement joints. Buildings on Church Road, Spartall Drive and Ellis Field are within our area. Just outside Otham, we also work in Willington (1 mile north-west), Park Wood (1 mile south-west), Langley (1 mile south-east), Shepway (1 mile north-west) and Caring (1 mile north-east). Site staff or a sealant specialist?
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.
Aftercare for building managers
To get the most from the new sealant:
- Keep scrapers and ploughs from dragging across joint sealant
- Note which joints were done, when, and with what
- Keep stones and debris out of open joint lines
- Keep racking legs and heavy point loads off floor joints
On car parks, winter clearance can damage deck joint sealant. Raising blades over joints where possible protects the seal, and it’s worth checking joints once the cold weather has passed.
On a multi-storey car park, a failed joint typically shows up as a leak onto the deck underneath. Salty water dripping through stains soffits and lands on parked vehicles, which is bad news for the concrete and the people parking below. Resealing early limits the damage.
Otham: questions and answers
Is a hospital such as KIMS Hospital somewhere you can work?
Yes, hospitals are one of the sectors we cover. Work is phased so departments keep running, under the site’s own rules.
Is Otham too small for you to travel to?
Not at all: smaller places are covered as well as towns. Our area covers London and the South East counties. We plan jobs in smaller places so return trips are kept to a minimum.
How long before the joints can be used?
Curing time varies by product, and we confirm it on the day, and sign any area that should be left alone.
Do you reseal car park expansion joints?
Yes, we do. Tyre loads, grit and de-icing salts make these some of the hardest joints to keep sealed.
Will you quote for a small job?
We quote for single jobs as well as large packages and programmes. Photos and a description are enough to start.
Do your applicators hold CSCS cards?
Yes. If you need card details for site access, tell us and we will confirm them with the quote.
Do you have public liability insurance?
Yes. Our insurance certificate can be sent alongside the quote.
When it isn’t the sealant
We check first that sealant really is the fix. It won’t put right:
- Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
- Concrete or masonry repairs along the arrises
- Damaged metal nosings or cover plates over a joint
Not sure which it is? You can call 01277 525 020 or email a schedule or drawings and we will tell you honestly.
What we seal
- Car park decks and ramps
- Podiums and floor movement joints
- Brickwork movement joints
- Blockwork control joints
- Cladding panel joints
- Precast concrete panel joints
Leave it or put it right?
Patching the worst lengths of a joint can make sense short term. The remaining sealant is often close to failing too and repeated access costs add up. Where it helps, we quote both options. Sealant hardens, cracks and loses grip with age, UV and movement. Renewing it in good time keeps the building weathertight.
Whether it’s a single area or a whole estate, the same things set the price: scope, access, product and programme. Call for a quote and we’ll put a fixed figure on it.

From enquiry to sign-off
A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. The work itself typically takes a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing, and our waste is bagged and taken away as we go. Several jobs near Otham can be grouped on one trip. Mention the building’s opening times and we will work within them.
- The first job is to check each joint: how wide it is, how it moves and why the old seal let go.
- Next, we fix a price and confirm the sealant we propose for the movement.
- We strip out the old seal and prepare the faces, flagging any broken edges that need repair before sealing.
- Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
- After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
- Each joint is inspected and handed over with our 12-month guarantee.
Preparing the site
- Make sure the joints can be reached
- Send asbestos survey details if the building is pre-2000
- Explain the parking and delivery arrangements

What else we do in Otham
Different surfaces, different methods
Car park decks and ramps
Car park joints are some of the hardest-working joints in any building. We use a sealant made for wheel loads and the expected movement, phased so parts of the car park stay open.
Internal floor movement joints
Warehouse and retail floors have saw-cut induced joints and construction joints. A semi-rigid filler is common in trafficked industrial floors, with a flexible sealant where movement is larger.
