Expansion joint sealing for commercial buildings in Ostend

Floor movement joints in warehouses, retail and public buildings carry wheeled traffic. Unsupported edges break up under wheels, so the right filler or sealant for the traffic and movement matters. If the arrises are already broken, we will say so before sealing and phasing can keep areas working. We work on blockwork control joints, brickwork movement joints and cladding panel joints, and the failures we are asked to look at most are water getting into the wall through a failed joint and water dripping through deck or ramp joints. Searching for sealant specialists in Ostend? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

Smaller community and commercial buildings around Ostend have their own movement joints in walls and floors. They tend to be overlooked until something leaks or cracks.

Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

Your questions answered

Is Ostend off your patch?

Not at all: smaller places are covered as well as towns. Our area covers London and the South East counties. Good photographs up front let us bring everything on the first visit.

Will our site in Ostend have to close for joint sealing?

Rarely. Work is phased around your operations. The phasing plan comes with the quote.

Are your applicators CSCS-carded?

Yes. Should the site need card details in advance, let us know and we will send them with the quote.

Do you guarantee expansion joint work?

A 12-month guarantee covers our workmanship, and we’re fully insured for public liability. Regular sweeping and inspection help the joints last.

How do you choose the sealant?

Where there’s a specification, we use the product it names. If not, we choose for the movement, the surfaces and the conditions, in line with the manufacturer’s guidance.

What’s the difference between an expansion joint and a movement joint?

Movement joint is the broad term for any joint built in to let a structure move. In everyday use the two names are often swapped and the way they’re sealed is similar.

What’s the quickest route to a quote?

There are four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. The first step only needs photographs and a postcode.

Why deal with it now?

Closing a car park for a reseal is rarely an option. Phased work by bay or zone lets the rest stay in use without shutting the whole car park. We agree phasing with you before work starts. Halls, stores and units around places like Ostend may not be checked every day, which gives a failed joint time to do damage. Renewing joints in good time avoids the problem.

Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote.

Signs you need expansion joint sealing in Ostend

Three-sided adhesion is a common cause of early failure. Sealant fixed to the base and sides can’t flex, so it tears.

Any of the following is a good reason to get the joints checked over:

  • Debris jammed in movement joints
  • Brittle, chalky sealant on external joints
  • Leaks through car park deck joints onto the level below
  • Expansion joints split through the centre of the bead

For an occupier at a site such as Springfield Industrial Estate (0.8 miles south of Ostend), the joints at loading doors and dock levellers normally see the hardest wear.

What your quote should include

  • What level of public liability insurance do they hold?
  • Whether old or failed sealant will be cut out, not overlaid
  • The named product and why it was chosen
  • Their plan for phasing and protecting the area

Our contractor checklist

Honest limits

Part of a good diagnosis is knowing where sealant stops. You will hear from us if the cause turns out to be any of the following:

  • Changing the joint layout or spacing of a structure
  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)
  • Leaks coming from the membrane rather than the joint seal

If in doubt, give us a call on 01277 525 020 or email us and we will say what we think.

What we seal

  • Cladding panel joints
  • Podiums and floor movement joints
  • Brickwork movement joints
  • Car park decks and ramps
  • Precast concrete panel joints
  • Blockwork control joints

How the job changes by surface

Concrete and precast panel joints

Concrete edges can be weak or carry release agents that stop adhesion. Proper cleaning and primer where specified give a sound bond.

Joints between different materials

Junctions between brick and render, or concrete and cladding, move independently. We choose a sealant that grips both faces.

Commercial clients in Ostend

When you manage a building on behalf of an owner, clear figures and clear communication matter. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.

Planned maintenance programmes are welcome: resealing failed joints building by building, on a schedule that suits your budget. Ostend can form part of a wider programme.

Diagnose, treat, sign off

Occupied buildings need a little choreography. The work area is signed and kept contained, with routes through the building left open and work section by section so the rest of the building stays in use. If others near Ostend need work, visits can be combined. A fixed quote is given before anything starts.

  1. We start with photos, approximate lengths and any drawings, visiting where needed.
  2. We compare each joint’s width with the movement and the sealant’s capability, and flag anything that needs an engineer.
  3. Old sealant and debris are cut out of every joint.
  4. Any broken arrises or friable edges are flagged before work goes further.
  5. The right sealant goes in at the right depth, bonded to the two sides only.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

Getting the site ready

  • Tell us your opening times and when work is allowed
  • Let us know about inductions and permits
  • For older buildings, check the asbestos register before work

Floors, slabs and movement joints in Ostend

Ostend is in the South East, one of the UK’s drier regions. Even so, yard and car park joints are only sealed when they’re dry and clean, and gritting in cold spells finds its way into open joints. At about 40 miles from central London, Ostend is within reach of the capital. Warehousing clusters around the motorways that ring and radiate from London; their floors carry heavy traffic every shift.

For estates staff at a university like University of Essex, 4.8 miles to the north of Ostend, building and paving joints are part of the planned maintenance list. In a school such as Ormiston Rivers Academy, movement joints in brick, block and hall floors tend to be forgotten until they leak.

Ostend is about 6 miles north-east of Rochford, in Essex. Any commercial site in Ostend is covered, whether it’s a single job or part of a planned programme. Ostend is one of 644 places we cover in Essex for movement joints. Sites around London have their own page, roughly 40 miles from Ostend.
