Expansion joint sealing in Old Tree, done properly
Mastic Doctor has sealed movement joints since 2005 for contractors, facilities managers and owners. CHAS accredited, Constructionline member, CSCS-carded applicators and five million pounds of public liability insurance. Workmanship is backed by our 12-month guarantee. Site teams most often ask us about water getting into the wall through a failed joint and joints packed with grit and debris, on precast concrete panel joints, blockwork control joints and car park decks and ramps. Whether you call it commercial sealant work, mastic application or joint sealing, in Old Tree it comes down to the same thing: the right product in a properly prepared joint.
For a site near Old Tree, measurements and photos up front mean one trip where possible, with the right materials on hand. Note joint widths and the traffic that uses them, and we’ll take it from there.
Whoever the client is, the cover is the same: twelve months on the work we carried out. It doesn’t extend to damage, faults in the building or work by others, and we’re upfront about that.

Building owners, agents and FMs in Old Tree
We take on planned maintenance as well as one-off repairs: resealing failed joints building by building, on a schedule that suits your budget. Sites in Old Tree can sit alongside others in a wider programme across Kent.
Hospitality, education, healthcare, office and retail clients book us directly too. We plan around the way the building is used, so guests, pupils, patients or staff are disturbed as little as possible.
Should maintenance staff do it?
Certain joints really need a specialist: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and our CSCS-carded applicators are used to working under those rules.
Slabs, ramps and loading bays in Old Tree
The sea is no more than about 3 miles from Old Tree. External movement joints in car parks, ramps and yards near the coast take salt and wind-driven rain on top of traffic, so a failed joint lets more in and the edges break up sooner. Old Tree has at least three named business or industrial parks inside a 3-mile radius. Their warehouses, yards and car parks are exactly where joints take the most punishment.
On a site such as Chislet Business Park, which lies south of Old Tree, the movement joints are in car park slabs, paving and building elevations. Phasing is what makes joint work possible on busy sites such as Canterbury Industrial Park (1.6 miles south of Old Tree): one bay, aisle or car park row at a time.

Honest limits
Before quoting, we check that sealant is the right answer. It won’t put right:
- Broken or spalled joint edges, which need repairing before any sealant goes in
- Cracking or settlement that calls for an engineer’s assessment
- Waterproofing layers buried beneath the sealant
Not sure which it is? You can speak to us on 01277 525 020 or send photos by email and we will tell you honestly.

On site: what to expect
We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. For work around Old Tree, we aim to finish in one visit, so photographs and measurements up front really help. Then the right materials arrive with us.
- We assess the joints on site or from photographs, noting widths and how each has failed.
- You receive a fixed quote stating the product and the movement it is rated for.
- Where areas have to stay open, we agree a phased sequence before starting.
- We strip the old sealant or filler and prepare each face until it’s sound and dry.
- Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
- Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

Looking after the joints
Every sealant joint needs some looking after, and how long they last depends on how they’re treated. Our advice:
- Raise snow-clearing blades over deck joints where possible
- Inspect movement joints alongside other routine building checks
- Avoid parking heavy plant or pallets on joint lines
- Record the sealant used and the date in the O&M file
Add every elevation, deck and floor joint to your inspection round. A periodic look picks up tears and lifting before water gets in and long before edges start to break. If anything looks wrong, phone 01277 525 020 or send photos by email with photos.
Rain gets into walls through torn brick and block movement joints. It can surface inside as damp a long way from the joint. Catching it early keeps the water outside.

FAQs: Old Tree
Can you work at a site such as Chislet Business Park, by Old Tree?
Yes. We cover Old Tree and the area around it, including industrial estates, business parks and retail parks such as Chislet Business Park. Send details of the unit and the work through our quote form for a quick quote.
Does a coastal location like Old Tree affect which sealant is used?
It can. Wind-driven rain and, closer to the shore, salt air are harder on external joints. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.
Will your applicators have CSCS cards?
Yes. If you need card details for site access, let us know and we’ll send them with the quote.
How do you deal with asbestos in old sealant?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.
Do you work in Old Tree?
Yes. We take on work across Old Tree, and the same phone number covers every area.
What guarantee do you give on joint sealing?
A 12-month guarantee covers our workmanship and we hold public liability insurance. Keeping joints clear of debris helps them last.
Can you work while the building is occupied?
Yes, with some planning. We agree a sequence with your contact so just one area at a time is disrupted.
Common problems we fix in Old Tree
Some joints were never sealed with the right product. A stiff or general-purpose sealant across a joint with large movement won’t cope. BS EN ISO 11600 classifies building sealants by movement capability, and specifications often refer to it.
Clients normally get in touch after noticing one or more of the following:
- Expansion joints split through the centre of the bead
- Sealant peeling off one face of the joint
- Water getting into the wall through a failed joint
- Expansion joints filled with dirt and stones
Large sites such as Queen Victoria Memorial Hospital (to the north-west of Old Tree) have car parks, service roads and long elevations with movement joints in brick and panels.
