How we handle expansion joint sealing in Minley

Few joints take as much punishment as those in a car park. Wheel loads, grit and de-icing salts attack the seal and the concrete either side; water dripping through to the deck below is often the first sign. We reseal deck and ramp joints with a trafficable sealant chosen for the movement and the work can be phased so parts of the car park stay open. We work on blockwork control joints, podiums and floor movement joints and precast concrete panel joints, and the usual reasons a site gets in touch are leaks through car park deck joints onto the level below and brittle, chalky sealant on external joints. Looking for mastic applicators who cover Minley? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.

Halls, schools and small commercial buildings near places like Minley have movement joints in brick, block and concrete too. They tend to be overlooked until something leaks or cracks.

We sign every job off with a 12-month guarantee. The promise is simple: if the work we did fails within twelve months, we return to fix it.

Building owners, agents and FMs in Minley

Main contractors use us as their sealant subcontractor on new-build and refurbishment projects. We work to your programme, your specification and your site rules.

We take on planned maintenance as well as one-off repairs: working through a building or an estate in stages that fit your budget. Minley can form part of a wider programme across Hampshire.

Surface by surface

Car park decks and ramps

Car park joints are some of the hardest-working joints in any building. A trafficable sealant suited to the movement goes in, phased so parts of the car park stay open.

Concrete and precast panel joints

Concrete edges can be weak or carry release agents that stop adhesion. We prepare the faces thoroughly and prime where the maker calls for it and check the edges for soundness as we go.

Where floor joints take the most wear near Minley

Less than 3 miles from Minley there are at least three named estates and business parks. Their warehouses, yards and car parks are exactly where joints take the most punishment. Minley is in the South East, one of the UK’s drier regions. Even so, yard and car park joints are only sealed when they’re dry and clean, while winter salting gets into any joint left open.

For a school such as Frogmore Community College, playground and building joints can be done in the holidays. For a centre such as Hart Shopping Centre (2.7 miles south of Minley), the service yard and car park joints typically need attention first.

Do you need expansion joint sealing in Minley?

On trafficked joints, wheels and salts do the damage. Tyres and wheels press on the edges and the sealant, while de-icing salts and grit attack the seal. The product has to be suited to the traffic.

What tends to prompt an enquiry:

  • Water dripping through deck or ramp joints
  • Sealant peeling off one face of the joint
  • Brittle, chalky sealant on external joints
  • Expansion joints filled with dirt and stones

Across sites such as Ancells Business Park, 1.4 miles to the south of Minley, floor and movement joints can be sealed in phases so units keep working.

Questions to ask before you appoint anyone

FAQs: Minley

Do you take on work at healthcare sites like Fleet Community Hospital?

Yes, healthcare and care buildings are part of our work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.

Does your area include sites such as Blackbushe Business Park, near Minley?

Yes. We cover Minley and the area around it, including industrial estates, business parks and retail parks such as Blackbushe Business Park. Send details of the unit and the work through our quote form for a quick quote.

How long does movement joint sealing take?

Expect a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing and phased work can stretch that to suit your site. We’ll confirm when each area can be used again.

What guarantee do you give on joint sealing?

The 12-month guarantee applies to the workmanship. Tell us right away if a joint we sealed gives trouble in that time.

Are you CHAS accredited and on Constructionline?

Yes. We are CHAS accredited and a Constructionline member.

Will your applicators have CSCS cards?

Yes. Our applicators hold CSCS cards.

How do we ask for a quote?

The quote form is the simplest route, though you can also speak to us on 01277 525 020 or email us. Photos, drawings or a joint schedule help us quote quickly.

What happens if it’s left?

Combining joint work with other maintenance reduces set-up costs. Leaking joints need sealing now because damage continues. Urgent joints now, the rest later, is often the sensible plan. Halls, stores and units around places like Minley may not be checked every day, which gives a failed joint time to do damage. Renewing joints in good time avoids the problem.

There’s no price list, since every building and every scope is different. For a fixed figure, call for a quote.

Our process

At the end of each section, the masking comes off, the area is cleaned and every joint is checked with your site contact. If an area should be left alone while the sealant cures, we say how long and put signs out. For a building around Minley, tell us how to find it and who will meet us. Send that with the details and we will confirm the plan with the quote.

  1. We start with photographs, approximate lengths and any drawings, visiting where needed.
  2. Joint widths and expected movement are checked against what the sealant can take and tell you if the design looks wrong for the movement.
  3. Every joint is cleared of the failed seal and any grit packed into it.
  4. Edges are checked, and we tell you if any need repairing before sealing.
  5. The right sealant goes in at the right depth, bonded to the two sides only.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

Maintenance after handover

Regular inspection catches problems early. In particular:

  • Report split or peeling joint sealant early
  • Put movement joints on the planned maintenance inspection round
  • Reopen bays and walkways only after the stated cure time
  • Keep product details with the building records for the next reseal

Fresh joint sealant needs its full cure time before it takes traffic or water. The time varies with product, conditions and joint depth and we will tell you when each bay or area can reopen. Barriers left in place until then protect the finish.

Floor joints with failed fillers break up quickly under wheels. Damaged edges make the floor rough and wear wheels faster, and the damage spreads along the joint. Keeping the filler or sealant sound protects the floor.
