Where floor joints take the most wear near Eliburn

The 3 miles around Eliburn take in at least three named trading estates, business parks or retail parks. Their warehouses, yards and car parks are exactly where joints take the most punishment. Eliburn is on Scotland’s drier eastern side. Frost and de-icing salt still find their way into open external joints. Resealing before the cold months helps protect the edges.

Centres like The Centre, 1.2 miles south-east of Eliburn, have mall floors and service decks whose joints carry steady traffic. Parks like Eliburn Office Park, less than half a mile west of Eliburn, combine paved areas, car parks and building elevations, each with joints that move. For an estate such as Saint John's Hospital, 0.7 miles east of Eliburn, the joints in ramps, decks and long building elevations all need attention over time.

About our expansion joint sealing in Eliburn

For movement joints in Eliburn, photographs and approximate lengths are the best start. We will come and look where photographs don’t show enough before issuing a fixed quote. You can also ring 01277 525 020 or send details through our quote form to talk the joints through. If you have new sealant over old, now failing and joints where the bead has lost adhesion, we can help, on car park decks and ramps, precast concrete panel joints and blockwork control joints alike. Around smaller Scottish places like Eliburn, slabs needing attention are often in agricultural buildings, workshops, schools and hotels. Slabs and yards take vehicles, rain and frost.

What affects the price in Eliburn

Sealant work doesn’t have a standard rate, because every site is different. What we take into account:

  • Removal of failed or old sealant
  • The product specified
  • Quantities, in metres or numbers
  • Travel to remote or island sites

Cost follows what’s involved: stripping out, preparation, sealing, access and phasing. Call for a quote and we’ll explain how it’s made up.

Sending details for a quote

The more we know, the firmer the quote. Helpful details to send:

  • How the joints are reached, and at what height
  • When you need the work done
  • Photos of the joints, close up and from further back
  • Whether an asbestos survey exists

Let us know the site, the scope and your timescale, and a fixed quote will follow. To get it moving, ring 01277 525 020 or email the details over.

What happens if it’s left?

Doing joint resealing alongside other planned works can save on access. Leaking joints need sealing now, as damage continues meanwhile. Urgent joints now, the rest later, is often the sensible plan. Around smaller places like Eliburn, halls, stores and seasonal buildings may not be checked often, so a failed joint has time to cause damage. Resealing early avoids that.

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Our process

Inspect, seal, sign off: that’s the shape of every visit. First comes an inspection and agreement on scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off. Jobs near Eliburn are often grouped with others in the same area, to make the most of each trip. Let us know if your dates have any give.

  1. First the joints are inspected, widths measured and the type of failure noted.
  2. A fixed quote names the sealant we propose and its movement class.
  3. Where areas have to stay open, we agree a phased sequence before starting.
  4. We strip the old sealant or filler and prepare each face until it’s sound and dry.
  5. Backing rod or bond-breaker sets the depth, primer goes on where specified, and the sealant is applied and tooled.
  6. Finished joints are inspected, the cure time confirmed and the 12-month guarantee applies.

Common questions from Eliburn clients

Is Eliburn too far out for you?

Not at all. Eliburn is within our area. We cover the whole of Scotland. Good photographs up front let us bring everything on the first visit.

Can you work at a site such as Eliburn Office Park, by Eliburn?

Yes. We cover Eliburn and the area around it, including industrial estates, business parks and retail parks such as Eliburn Office Park. Send details of the unit and the work through our quote form for a quick quote.

Can you work while the building is occupied?

Usually, yes. We phase the work so most of the building stays in use.

Do you need to see the site first?

It depends on the job. Straightforward work can often be priced from photographs and measurements, and bigger or more complex jobs normally get a visit.

Is any job too small?

Whatever the size, the process is the same: details, then a fixed price, then sealing, then a 12-month guarantee.

When can you be on site?

Mention the site’s hours and access windows in your enquiry, and we’ll plan around them. Our office runs Monday to Friday, 8am until 5pm.

What’s the difference between an expansion joint and a movement joint?

They’re closely related. A movement joint allows for expansion, contraction, shrinkage and loading, and the seal across it keeps water and debris out.

Keeping the joints sound

Cleaning and maintenance staff play a part too. Pass these on to them:

  • Sweep decks, ramps and floors so grit doesn’t collect in the joints
  • Include every elevation and deck joint in periodic inspections
  • Plan racking layouts so feet don’t land on a joint
  • Keep traffic off new joints until the cure time is up

Floor joints on main traffic routes need watching more closely than the rest. Avoid standing heavy loads or racking legs on the joints and flag chipped arrises before they spread.

A failed deck joint lets water straight through to the level below. Salty water dripping through stains soffits and lands on parked vehicles. Sealing the joint promptly stops it at source.

Doing it in-house

Some joints are best left to specialists: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.

A short, simple internal joint is often within reach of a maintenance team. Where it goes wrong is preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

What we can’t put right

Sealant solves a lot, but not everything, and we are upfront when that’s the case. It won’t fix:

  • Concrete or masonry repairs along the arrises
  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)
  • Waterproofing layers buried beneath the sealant

If you’re not sure, just phone 01277 525 020 or email drawings and photos and we will give you a straight answer.
