Expansion joint sealing for Crosslet sites

Share the site address and what’s failing, and we’ll reply with a fixed quote or arrange a visit.

Surface by surface

Podium joints

Podiums take foot traffic, planters and weather. A sealant suited to both traffic and exposure is used.

Car park decks and ramps

Deck and ramp joints take tyre loads, grit and de-icing salts. We use a sealant made for wheel loads and the expected movement, phased so parts of the car park stay open.

Expansion joint sealing in Crosslet

Long runs of brick or block have movement joints built in, and they’re easy to miss until the sealant fails. Failed sealant here lets rain into the wall and can leave the joint full of debris. The old seal comes out, backing goes in and a sealant with the right movement class is applied, primed where the manufacturer specifies. If you are dealing with sealant peeling off one face of the joint and layers of sealant in a movement joint, we can put it right, on podiums and floor movement joints, car park decks and ramps and cladding panel joints alike. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Crosslet, preparation and product choice get the time they need.

In smaller places such as Crosslet, the joints we’re asked about sit in workshops, farm sheds, schools and halls. Slabs and yards take vehicles, rain and frost.

Guaranteed is the last step of every job. Our workmanship is backed for 12 months, and we explain exactly what that covers when we quote.

When it isn’t the sealant

Part of a good diagnosis is knowing where sealant stops. You’ll hear from us if the cause turns out to be any of the following:

  • Waterproofing layers buried beneath the sealant
  • Structural movement beyond what the joints were designed for (that needs a structural engineer)
  • Broken or spalled joint edges, which need repairing before any sealant goes in

If you are not sure, just speak to us on 01277 525 020 or email drawings and photos and we will give you a straight answer.

Surfaces we seal

  • Precast concrete panel joints
  • Cladding panel joints
  • Brickwork movement joints
  • Podiums and floor movement joints
  • Blockwork control joints
  • Car park decks and ramps

Our process

We begin with a short walk round with whoever looks after the building, agreeing which joints are in scope, where to start and what must stay open. After that, any old or failed material is removed, each joint is prepared and the new sealant goes in. Travel to smaller Scottish places like Crosslet is planned so the job is finished in one visit where possible, which is why we ask for photos and a full list first. Outside work also needs a suitable weather window.

  1. We start with photographs, approximate lengths and any drawings, visiting where needed.
  2. Joint widths and expected movement are checked against what the sealant can take.
  3. Old sealant and debris are cut out of every joint.
  4. Any broken arrises or friable edges are flagged before work goes further.
  5. The right sealant goes in at the right depth, bonded to the two sides only.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

Advice

What sets the cost

Your fixed quote is built from the real scope. It takes account of:

  • Distance, for remote addresses
  • How much existing material needs removing
  • The size and state of each joint
  • Phasing around occupants

Small jobs and large programmes are priced from the same things: scope, access, product and programme. Call for a quote, and you will have a fixed figure to work with.

What to include in your enquiry

Diagnosis starts before we arrive. Tell us:

  • Rough lengths or quantities, or drawings if you have them
  • When you need the work done
  • Whether the building will be occupied during the work
  • Clear photographs of the problem areas

For a fixed quote, call the office on 01277 525 020 or email a schedule or drawings with the site address and an outline of the work. Our quote form is another easy route.

Floors, slabs and movement joints in Crosslet

Crosslet lies within about 1 mile of the sea. Open joints in coastal car parks and yards let in salt-laden water as well as grit, and edges left open tend to break up faster. Crosslet is in the west of Scotland, the wetter side of the country. Rainwater through open yard and deck joints is a bigger issue here than in the drier east. Dry spells are used for the external joints.

At a retail site such as St James Retail Park, which lies west of Crosslet, joints in car parks, service yards and sales floors carry cars, cages and trolleys every day. Large sites such as Dumbarton Joint Hospital (to the west of Crosslet) have car parks, service roads and long elevations with movement joints in brick and panels. For a school such as Dumbarton Academy, playground and building joints can be done in the holidays.

Crosslet is about 1 mile east of Dumbarton, in West Dunbartonshire. Across the G82 postcode area, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Across West Dunbartonshire, 22 places are covered, including Crosslet. Sites around Glasgow have their own page, about 12 miles away.

Anyone looking for expansion joint sealing in G82 gets the same process as the rest of our area: details, then a fixed price, then sealing and a 12-month guarantee. Streets here include Park Avenue, Lennox Road and Mcleod Road, and sites on any of them can send details for a fixed quote. With the A82 nearby, Crosslet is easy to get to with materials and equipment. We also cover Dumbarton (1 mile west), Milton (1 mile south-east), Dalreoch (1 mile west), Kirktonhill (1 mile west) and Castlehill (2 miles west) for movement joints. A short drive away, we cover Clydebank (6 miles east), Alexandria (4 miles north-west), Linnvale (7 miles south-east), Balloch (4 miles north), Drumry (6 miles south-east) and Dalmuir (5 miles south-east).

For managing agents and facilities managers

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

For main contractors, we work as the sealant subcontractor. We work to your programme, your specification and your site rules.

Why act early in Crosslet

Re-sealing with the same product that failed is often a false economy. A higher movement class, or a design change by the engineer, may be needed, and we will say so before quoting. Buildings that aren’t in daily use, such as halls and seasonal premises, may let water in unnoticed, giving water time to get in. Resealing early avoids that.

Every site prices differently: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.

Why appoint us

  • Coloured sealants to suit the setting, where available
  • Old sealant cut out, never sealed over
  • Work carried out by CSCS-carded applicators
  • CHAS accredited

Is hospital work, at somewhere like Dumbarton Joint Hospital, something you do?

Do you cover Crosslet?
