Expansion joint sealing for businesses in Boughton Green

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

Expansion joint sealing in Boughton Green, done properly

Width, depth and product all have to work together. The joint has to be wide enough for the expected movement and the sealant’s movement capability. For wider joints, many sealant makers recommend a width-to-depth ratio, often around 2:1 and the bead bonds to the sides, never the back. We work on podiums and floor movement joints, cladding panel joints and precast concrete panel joints, and the failures we’re asked to look at most are movement joints with split or torn sealant and joints packed with grit and debris. Looking for mastic applicators who cover Boughton Green? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Smaller community and commercial buildings around Boughton Green have their own movement joints in walls and floors. They’re easily forgotten until water gets in or an edge breaks.

Our workmanship is guaranteed for 12 months. If a joint we sealed fails because of how it was installed, we come back and put it right.

Our process

A typical day starts with protection: masking tape along the joint edges and sheeting over anything nearby. The work itself usually takes a day or so for a modest run of joints, and longer where decks, ramps or floors are done in phases, and we clear our waste as we work. For a building around Boughton Green, tell us how to find it and who will meet us. Send that with the details and we will confirm the plan with the quote.

  1. Photos, joint lengths and drawings come to us, or we visit.
  2. Joint widths and expected movement are checked against what the sealant can take and tell you if the design looks wrong for the movement.
  3. Every joint is cleared of the failed seal and any grit packed into it.
  4. Edges are checked, and we tell you if any need repairing before sealing.
  5. The right sealant goes in at the right depth, bonded to the two sides only.
  6. Each area is handed back after its cure time, under our 12-month guarantee.

Before we start on site

  • Warn occupants and staff about the work
  • Tell us what induction or permit system the site runs
  • Move anything stored against the joints

Advice

Different surfaces, different methods

Car park decks and ramps

Failed deck joints often show as leaks on the level below. The old seal comes out, the edges are prepared and the joint resealed.

Brickwork and blockwork joints

Masonry faces are often porous, dusty or crumbly. Faces are prepared and primed wherever the sealant maker calls for it, then seal and tool the joint.

Should maintenance staff do it?

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class.

Why deal with it now?

Re-sealing with the same product that failed is often a false economy. If the joint is too narrow or the product wrong for the movement, it needs a different approach, and we’ll say so before quoting. One visit to deal with every failing joint makes more sense than several trips to a place like Boughton Green. Photos of every joint help us quote for the whole job.

What a job costs comes down to the quantity of joints, what has to come out first and the access. Call for a quote when you are ready.

Questions we’re asked in Boughton Green

Do you cover business parks and estates near Boughton Green, such as Orchard Industrial Estate?

Yes, sites like Orchard Industrial Estate are within our area, along with the rest of Boughton Green. Send details of the unit and the work through our quote form for a quick quote.

Is a smaller place like Boughton Green outside your area?

No. Small places get the same service as large ones. We cover Greater London and the counties of the South East. Send photos and a list of what needs doing, and we will plan the job to need as few trips as possible.

Are you CHAS accredited and on Constructionline?

Yes. We are CHAS accredited, we are a Constructionline member and we use CSCS-carded applicators.

Do you guarantee expansion joint work?

The 12-month guarantee applies to the workmanship. Tell us straight away if a joint we sealed gives trouble in that time.

Can a joint be sealed if the edges are broken?

Sound edges are essential. Where they’ve broken up, we will tell you they need repairing first, so the new seal has something to grip.

Can the building stay open while you work?

In the majority of cases, yes. We phase the work so most of the building stays in use.

What happens if it rains on the day?

Sealing onto a damp surface leads to adhesion failure so we’d rather rearrange than seal in the rain. We agree a revised date with you.

Honest limits

Part of a good diagnosis is knowing where sealant stops. You’ll hear from us if the cause turns out to be any of the following:

  • Failed waterproofing membranes on podiums, roofs or decks (a waterproofing specialist’s job)
  • A joint that has to be widened or re-detailed before it can work
  • Crumbling edges that would give a new bead nothing sound to grip

If in doubt, give us a call on 01277 525 020 or email us and we’ll say what we think.

Surfaces we seal

  • Precast concrete panel joints
  • Podiums and floor movement joints
  • Brickwork movement joints
  • Cladding panel joints
  • Car park decks and ramps
  • Blockwork control joints

After the work

Sealant joints are maintenance items, and their life depends on movement, exposure, cleaning and use. Our advice:

  • Avoid parking heavy plant or pallets on joint lines
  • Put movement joints on the planned maintenance inspection round
  • Act on the first tear or lifting edge rather than waiting
  • Raise snow-clearing blades over deck joints where possible

Keep wheels, feet and water off new joints until the sealant has cured. How long that takes depends on the product, the temperature and the depth of the joint, and we confirm it for each area before we leave. Keeping the area coned off until then avoids tyre marks and damage.

A failed deck joint lets water straight through to the level below. That water often carries de-icing salts with it and it can affect the structure over time. Resealing early limits the damage.
