Expansion joint sealing in Bapchild

Few joints take as much punishment as those in a car park. Wheel loads, grit and de-icing salts attack the seal and the concrete either side; water dripping through to the deck below is often the first sign. A sealant suited to traffic and the expected movement goes in and the work can be phased so parts of the car park stay open. Most enquiries involve sealant pulling off the joint face and previous reseals laid over old sealant, on blockwork control joints, cladding panel joints and car park decks and ramps. Whether you call it commercial sealant work, mastic application or joint sealing, the work in Bapchild is the same: the right product in a properly prepared joint.

Smaller community and commercial buildings around Bapchild have their own movement joints in walls and floors. They’re easily forgotten until water gets in or an edge breaks.

Every job is signed off with a 12-month guarantee. It’s a plain promise: if our work fails within that year, we put it right.

Why deal with it now?

Patching the worst lengths of a joint can make sense short term. But if the rest of the run is the same age and product, it’s typically not far behind, and a second visit means paying for access again. Where it helps, we quote both options. One visit to deal with every failing joint makes more sense than several trips to a place like Bapchild, rather than one at a time. Send photos of each area and we’ll quote for the lot.

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a quote and we will explain how it’s made up.

Traffic, movement and joints around Bapchild

Bapchild sits in one of the drier corners of the country, the South East. Outside joints in yards and car parks still have to be dry before sealing, and gritting in cold spells finds its way into open joints. At about 39 miles from central London, Bapchild is within reach of the capital. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital, and their floor joints take forklift and pallet-truck traffic all day.

Parks like Kent Science Park, 1.8 miles west of Bapchild, combine paved areas, car parks and building elevations, each with joints that move. Hospital campuses such as Sittingbourne Memorial Hospital (to the north-west of Bapchild) grow in stages, leaving movement joints wherever new blocks meet old.

Bapchild is about 2 miles south-east of Sittingbourne, in Kent. Across the ME9 postcode area, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. We work across 931 places in Kent, large and small. There’s a separate page for London, roughly 39 miles from Bapchild.

If you need expansion joint sealing in ME9, the process matches everywhere else we work: details, then a fixed price, then sealing and a 12-month guarantee. We also cover Rodmersham (1 mile north), Newbury (1 mile south), Rodmersham Green (1 mile west), Lynsted (1 mile east) and Highsted (1 mile west). Further afield, our area takes in Maidstone (11 miles west), Ashford (13 miles south), Canterbury (14 miles east), Whitstable (12 miles east), Faversham (5 miles east) and Minster (7 miles north).

On site: what to expect

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and each bead is tooled to a neat concave finish. Jobs in and around smaller places like Bapchild are typically planned as a single visit, so photos and measurements up front really help. Then the right materials arrive with us.

  1. We start with photos, approximate lengths and any drawings, visiting where needed.
  2. We compare each joint’s width with the movement and the sealant’s capability, and flag anything that needs an engineer.
  3. Old sealant and debris are cut out of every joint.
  4. Edges are checked, and we tell you if any need repairing before sealing.
  5. A sealant suited to the movement and traffic is laid to depth and tooled.
  6. Areas reopen once cured, and the work carries our 12-month guarantee.

After the work

Regular inspection catches problems early. In particular:

  • Act on the first tear or lifting edge rather than waiting
  • Keep scrapers and ploughs from dragging across joint sealant
  • Put movement joints on the planned maintenance inspection round
  • Sweep decks, ramps and floors so grit doesn’t collect in the joints

Debris does more harm to joint sealant than most people realise. Stones pressed into the bead by wheels or feet can puncture it, especially on car park decks and warehouse floors. Regular sweeping keeps joint lines clear.

External wall joints that fail let rain into the masonry and cavity. It can surface inside as damp a long way from the joint. Resealing promptly prevents internal damage.

When it isn’t the sealant

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. It won’t fix:

  • Joints too narrow for the movement, which need redesigning by the engineer
  • Mechanical expansion joint covers, cover plates or proprietary joint systems (a specialist supplier’s job)
  • Waterproofing layers buried beneath the sealant

Not sure which it is? You can ring 01277 525 020 or email drawings and photos and we’ll tell you honestly before you book.

Surfaces we seal

  • Brickwork movement joints
  • Cladding panel joints
  • Precast concrete panel joints
  • Blockwork control joints
  • Car park decks and ramps
  • Podiums and floor movement joints

When to call us in Bapchild

Repeated failure often traces back to the wrong product. A stiff or general-purpose sealant across a joint with large movement won’t cope. Movement capability is set out in BS EN ISO 11600.

Site and facilities staff are often the first to spot these:

  • Sealant peeling off one face of the joint
  • Water dripping through deck or ramp joints
  • Brittle, chalky sealant on external joints
  • Torn sealant in brick or block movement joints

For a school such as Rodmersham School, playground and building joints can be done in the holidays.

Questions to ask before you book

  • Will CSCS-carded applicators be on site?
  • Will failed sealant be removed rather than covered?
  • What the guarantee covers, and for how long
  • How the joint faces will be prepared and primed

Choosing a commercial sealant contractor

What sets the cost

There’s no standard rate for sealant work, because every site is different. What we look at:

  • Which sealant the job calls for
  • How much existing material needs removing
  • Site requirements such as inductions and permits
  • How much there is to seal

The product called for affects the cost, as does the preparation each joint needs, such as cutting out, priming or new backing rod. Access, phasing and site rules also count.

Sending details for a quote

Good information means a firmer quote. Helpful details to send:

  • Access details, including height
  • The product your specification calls for
  • Any dates the work must fit around
  • Rough lengths or quantities, or drawings if you have them

Send us photographs, drawings or a joint schedule are often enough for a fixed quote. If the job needs a look first, we’ll arrange a site visit.

Questions about Bapchild

Is hospital work, at somewhere like Sittingbourne Memorial Hospital, something you do?

Yes. We work in healthcare settings as well as offices and schools. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Is Bapchild off your patch?

Not at all. Bapchild is within our area. Our area covers London and the South East counties. Good photos up front let us bring everything on the first visit.

Can you quote from photographs?

Many jobs can be quoted from photos, drawings or a joint schedule. If the job needs a look first, we will arrange a visit.

Can you work to our specification?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.

Is movement joint sealing guaranteed?

It’s backed by our 12-month guarantee. Tell us right away if a joint we sealed gives trouble in that time.

Why do our movement joints keep failing?

Adhesion failure, cohesive failure, edge breakdown and UV ageing account for most cases. Working out the cause comes first, because the fix differs.

Can staff carry on working while you’re here?

In most cases, yes. Phased work can be planned so areas stay in use, with each area protected and signed.
