Site staff or a sealant specialist?
Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. That’s why many clients bring in a specialist from the beginning.
Some joints are best left to specialists: for example fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. A poor seal in places like these tends to cost more to put right later.
Owners, agents and contractors
FMs need a contractor who is easy to get on site. Tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we’ll confirm with the quote.
Agents, factors and owners’ representatives all follow the same route: send details, get a fixed quote, we seal, guaranteed. We can agree access arrangements and keyholder contacts beforehand.

Joints that move: notes for Audley End
Audley End is in the South East, one of the UK’s drier regions. Even so, yard and car park joints are only sealed when they’re dry and clean, and winter de-icing salt on car parks and ramps works into any open joint. Audley End lies roughly 38 miles out from central London. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital; their floors carry heavy traffic every shift.
For an estate such as Saffron Walden Community Hospital (no A&E), 1.7 miles east of Audley End, the joints in ramps, decks and long building elevations all need attention over time. Business parks such as Bearwalden Business Park, 1.2 miles south-west of Audley End, have car parks, paved areas and long brick and panel elevations, all with movement joints. Across sites such as Shire Hill Industrial Estate (1.5 miles east of Audley End), floor and movement joints can be sealed in phases so units keep working.
Audley End is about 1 mile west of Saffron Walden, in Essex. We cover commercial sites throughout Audley End, whether it’s a single job or part of a planned programme. Our Essex coverage takes in 644 places, from busy centres to rural villages. There’s a separate page for London, roughly 38 miles from Audley End.

Quoting for work in Audley End
The price varies from site to site. Expect it to depend on:
- Whether the work must be split into stages
- Specialist products, such as fire-rated or hygienic sealants
- How much existing material needs removing
- Any access equipment needed
The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a quote and we will explain how it’s made up.
Sending details for a quote
A few photos plus some basic facts will normally do. It helps to include:
- Asbestos survey details if the building is older
- The site address and postcode
- Any dates the work must fit around
- Whether the building will be occupied during the work
Pricing a project or setting a maintenance budget? We’ll quote against your scope and drawings that you can work with. If you have questions first, call 01277 525 020 or send details through our quote form.
Your questions answered
Does your area include sites such as Bearwalden Business Park, near Audley End?
Yes. We cover Audley End and the area around it, including industrial estates, business parks and retail parks such as Bearwalden Business Park. A few photos and the unit address let us price the work.
Is Audley End too far out for you?
No. Small places get the same service as large ones. We cover Greater London and the counties of the South East. We plan jobs in smaller places so return trips are kept to a minimum.
Why has the sealant in our expansion joints split?
The common causes are poor preparation, three-sided adhesion, the wrong movement class and weathering. Working out the cause comes first.
Is any job too small?
Small jobs are welcome alongside larger packages. Photos and a description are enough to start.
Can you fit around our working hours?
The office is staffed Monday to Friday, from 8am until 5pm. Tell us your site hours and access windows and the work will be fitted around them.
Are you fully insured?
Yes. Our insurance certificate can be sent alongside the quote.
Can you work to our specification?
Yes. Send it with your enquiry, and we will price the work to it.
Maintenance after handover
Once the work is signed off, a little attention goes a long way:
- Leave barriers in place until fresh joint sealant has cured
- Avoid parking heavy plant or pallets on joint lines
- Keep scrapers and ploughs from dragging across joint sealant
- Inspect movement joints alongside other routine building checks
Debris does more harm to joint sealant than most people realise. Grit trodden or driven into the joint works at the surface until it tears. A routine sweep is the simplest protection.
An open joint fills with grit, and a joint full of grit can’t close. The edges then take the pressure and start to spall and the reseal becomes an edge repair as well. A sound seal keeps the joint working.
Different surfaces, different methods
Cladding panel joints
Metal and composite panels shift considerably as temperatures change. The joints need a low-modulus sealant with enough movement capability, and we’ll confirm the colours available for the specified product.
Car park decks and ramps
Deck and ramp joints take tyre loads, grit and de-icing salts. A trafficable sealant suited to the movement goes in with bays done in phases so the car park keeps running.
Diagnose, treat, sign off
Before any cutting starts, the area is protected: masking tape along the joint edges and sheeting over anything nearby. On site, the work usually takes anything from part of a day to a couple of weeks, depending on joint lengths, widths and access, and our waste is bagged and taken away as we go. If others near Audley End need work, visits can be combined. A fixed quote is given before anything starts.
- First, the joints are inspected for width, movement and the type of failure.
- Next, we fix a price and confirm the sealant we propose for the movement.
- The failed seal is removed and both faces are cleaned until sound and dry, and we tell you if any edges need repairing first.
- We control the depth with backing rod or, in shallow joints, bond-breaker tape.
- Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
- We check every joint before sign-off, and the work carries our 12-month guarantee.
What we need from you
- Agree which areas must stay open
- Clear stock, furniture or equipment away from the joints
- Flag any permit to work we’ll need
