Expansion joint sealing near Ansty

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Expansion joint sealing in Ansty, done properly

We cover the full range of movement joints: vertical joints in brick and block facades, joints between precast or cladding panels, concrete slab and deck joints, ramps, podiums and internal floors. Every one calls for a sealant picked for its movement, exposure and traffic and we name it in the quote. Site teams most often ask us about water dripping through deck or ramp joints and previous reseals laid over old sealant, on podiums and floor movement joints, precast concrete panel joints and brickwork movement joints. One point of contact handles commercial sealant work in Ansty from the first photographs to the final walk-round, for single jobs and planned programmes alike.

Around smaller places such as Ansty, floor joints are often in barns and farm buildings turned into workshops, stores and offices. Joints in those slabs take vehicles, trolleys and foot traffic, and need a filler or sealant to match.

We sign every job off with a 12-month guarantee. It’s a plain promise: if the work we did fails within twelve months, we return to fix it.

Questions we are asked in Ansty

Is Ansty too small for you to travel to?

No. Places such as Ansty are covered as much as the big towns. Our area covers London and the South East counties. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Can you take on a job at a hospital such as The Dene Hospital?

Yes. Healthcare sites are among the places we work. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Will you just go over the old sealant?

No, never. Overlaying old sealant is a frequent cause of early failure, so everything comes out first.

Can the sealant be colour-matched?

Often, yes. Sealants are made in a wide range of standard colours, and matching to RAL references or nearby finishes is commonly requested. We confirm what’s available for the specified product when we quote.

Do you take on multi-site work?

Yes. We take on portfolio and planned maintenance work, with each site phased to suit its occupants.

How do you deal with asbestos in old sealant?

Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

What site paperwork can you supply?

Let us know which documents the site needs, such as RAMS, an insurance certificate or CSCS details, and we will confirm them with the quote.

When to bring in a specialist

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

For a quick touch-up, site staff may be fine, but anything bigger is another matter: a specialist brings efficiency, a consistent finish and a 12-month guarantee.

What we’re called out for in Ansty

Three-sided adhesion is a common cause of early failure. Bonded on three faces, it can’t stretch evenly when the joint opens, which is why depth control matters.

Things that normally lead to an enquiry:

  • Water dripping through deck or ramp joints
  • Expansion joints split through the centre of the bead
  • Hardened, cracked sealant on exposed facades
  • Expansion joints filled with dirt and stones

In a school such as Warden Park School, movement joints in brick, block and hall floors tend to be forgotten until they leak.

What your quote should include

  • What site paperwork they can supply
  • What level of public liability insurance do they hold?
  • Their approach to joint depth and backing
  • Are they CHAS accredited or on Constructionline?

How to choose a sealant contractor

Expansion joint sealing in Ansty: the local picture

Ansty is in the South East, one of the UK’s drier regions. External slab and deck joints still need a dry, clean joint to seal, and winter de-icing salt on car parks and ramps works into any open joint. Ansty lies roughly 35 miles out from central London. Distribution warehouses and industrial estates are common around the motorway corridors that serve the capital, and their floor joints take forklift and pallet-truck traffic all day.

Business parks such as Bolney Grange Business Park (to the south-west of Ansty) have car parks, paved areas and long brick and panel elevations, all with movement joints. A healthcare site such as The Dene Hospital (2 miles south of Ansty) depends on car parks, ramps and service yards whose joints take traffic all day.

Ansty is about 3 miles west of Haywards Heath, in West Sussex. Our applicators travel to Ansty for work on movement joints, handled exactly as we handle every other area. Ansty is one of 373 places we cover in West Sussex for movement joints. We also cover Brighton, around 11 miles from Ansty.

Business premises anywhere in RH17 are within our area. We cover commercial and managed buildings on Upton Drive, Bolney Road and Deaks Paddock and the roads nearby. Close to Ansty, our area also takes in Abbotsford (2 miles south-east), Goddards Green (2 miles south), Hickstead (2 miles south-west), Jacob's Post (3 miles south-east) and World's End (3 miles south-east). Nearby towns on our patch include Crawley (8 miles north), Horsham (8 miles north-west), Haywards Heath (3 miles east), East Grinstead (11 miles north-east), Shoreham-by-Sea (12 miles south-west) and Lancing (13 miles south-west).

Work for main contractors and building owners

If you look after buildings for someone else, clear figures and clear communication matter. You get a fixed quote, an agreed scope and a walk round at the end, plus a 12-month guarantee.

As a CHAS accredited contractor and Constructionline member, we make supplier vetting simple. Our insurance certificate can be sent along with the quote.

Maintenance after handover

Your facilities or cleaning team can help the joints last. Share these points with them:

  • Check joints after long freezing spells
  • Reopen bays and walkways only after the stated cure time
  • Treat a small split as a warning, not a cosmetic issue
  • Inspect movement joints alongside other routine building checks

Keep wheels, feet and water off new joints until the sealant has cured. The time varies with product, conditions and joint depth, and we confirm it for each area before we leave. Keeping the area coned off until then avoids tyre marks and damage.

Rain gets into walls through torn brick and block movement joints. It can surface inside as damp a long way from the joint, well after the seal first opened. Resealing promptly prevents internal damage.

What sealant work can’t fix

A proper diagnosis includes knowing what sealant can’t do. We will tell you if the real problem is any of the following:

  • Joints too narrow for the movement, which need redesigning by the engineer
  • Proprietary pre-formed expansion joint systems
  • Structural movement beyond what the joints were designed for (that needs a structural engineer)

If in doubt, call the office on 01277 525 020 or email a schedule or drawings and we will say what we think.

What we seal

  • Brickwork movement joints
  • Precast concrete panel joints
  • Cladding panel joints
  • Car park decks and ramps
  • Blockwork control joints
  • Podiums and floor movement joints

On site: what to expect

On arrival, we report to your site contact and complete whatever induction the building runs. Everything around the joints gets protected before anything is cut or cleaned, and the work typically takes a few hours to several weeks, depending on how many metres of joint there are and how much old sealant or filler needs removing. If others near Ansty need work, visits can be combined. A fixed quote is given before anything starts.

  1. First, the joints are inspected for width, movement and the type of failure.
  2. You get a fixed quote with the product and its movement capability stated.
  3. We strip out the old seal and prepare the faces, and we tell you if any edges need repairing first.
  4. We control the depth with backing rod or, in shallow joints, bond-breaker tape.
  5. After any primer the maker requires, the bead is applied and tooled so it grips two sides only.
  6. Each joint is inspected and handed over with our 12-month guarantee.

Getting the site ready

  • Tell staff and tenants when we’ll be in
  • Make sure the joints can be reached
  • Let us know about inductions and permits
