Expansion joint sealing in Alves

We have been sealing expansion and movement joints for over 20 years. Our applicators are CSCS-carded, we are CHAS accredited and a Constructionline member, and we carry five million pounds of public liability insurance. Workmanship is backed by our 12-month guarantee. The enquiries we see most involve water dripping through deck or ramp joints and joints where the bead has lost adhesion, on podiums and floor movement joints, precast concrete panel joints and cladding panel joints. A single leaking joint is often how a building in Alves first comes to us: we check the joints around it and give you an honest view of what needs doing now and what can wait.

In smaller places such as Alves, the joints we are asked about sit in workshops, farm sheds, schools and halls. Concrete slabs and yards there take vehicles and weather.

Our workmanship is guaranteed for 12 months. If our installation lets you down in that time, we return and fix it.

Why deal with it now?

A failed joint seal doesn’t mean the slab, panel or wall needs replacing. Where the edges are sound, cutting out and resealing is enough. We’ll flag where edges need repair before sealing. Around smaller places like Alves, halls, stores and seasonal buildings may not be checked often, giving water time to get in. Resealing early avoids that.

The specified product makes a difference, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.

Building owners, agents and FMs in Alves

Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

Cost factors for movement joints

Before we quote, we look at:

  • Which sealant the job calls for
  • Quantities, in metres or numbers
  • How accessible the joints are
  • Whether the work must be split into stages

No two sites price the same: the joint sizes, the specified product, access and working hours each have a bearing. Send the details and a fixed figure follows.

Before you send an enquiry

For an accurate fixed quote, we need a clear picture of the site. Send us:

  • Your programme or deadline
  • The site address and postcode
  • Whether the building will be occupied during the work
  • The product your specification calls for

A good quote starts with a clear picture: what’s there, how much of it, how we reach it and what’s specified. Send what you have, and we will arrange a site visit if anything is unclear.

Traffic, movement and joints around Alves

Alves is on Scotland’s drier eastern side. Freezing weather and salt still attack open external joints. Resealing before the cold months helps protect the edges.

Around Alves, each joint gets a filler or sealant matched to what crosses it and how much it moves. Sites like The Oaks (4.1 miles east of Alves) carry ambulances, deliveries and visitors’ cars over their road and deck joints.

Alves: questions and answers

Does a site in Alves have to shut while its joints are sealed?

Rarely. Work is phased around your operations. We agree the sequence and timings with you before we start.

Is a smaller place like Alves outside your area?

Not at all. Alves is within our area. Every Scottish council area is within our area. Good photos up front let us bring everything on the first visit.

Which sealant will you use?

The specification comes first, if there is one. If there isn’t one, it comes down to the joint: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.

What’s the quickest route to a quote?

It works in four steps: send details, receive a fixed quote, we carry out the work, and it’s guaranteed. Step one needs little more than photographs and a postcode.

Does the weather affect joint sealing?

The joint has to be dry, and the air and surface temperature inside the product’s limits. Cold, damp or frosty mornings can stop work outside, so we plan with the forecast in mind.

Does the weather affect the work?

Outside, yes. Sealant needs a dry joint and a temperature within the product’s range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

When it isn’t the sealant

Before quoting, we check that sealant is the right answer. It won’t put right:

  • Proprietary pre-formed expansion joint systems
  • Cracking or settlement that calls for an engineer’s assessment
  • Joints too narrow for the movement, which need redesigning by the engineer

Not sure which it is? You can call the office on 01277 525 020 or use the quote form and we will tell you honestly before you book.

Joints and surfaces we work on

How a job runs

Diagnose, treat, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off. For work around Alves, we aim for one trip, which is why we ask for photographs and a full list first. Outside work also needs a suitable weather window.

  1. First, the joints are inspected for width, movement and the type of failure.
  2. A fixed quote follows, naming the sealant and its movement class.
  3. We strip out the old seal and prepare the faces.
  4. Closed-cell backing rod is set to depth, or bond-breaker tape in shallow joints.
  5. Primer goes on where the manufacturer specifies it, followed by the sealant, which is then tooled off.
  6. We check every joint before sign-off, and the work carries our 12-month guarantee.

Maintenance after handover

Problems stay small when the joints are checked regularly. Specifically:

  • Raise snow-clearing blades over deck joints where possible
  • Check joints after long freezing spells
  • Include every elevation and deck joint in periodic inspections
  • Keep racking legs and heavy point loads off floor joints

Add every elevation, deck and floor joint to your inspection round. A periodic look picks up tears and lifting before water gets in, when they’re still cheap to deal with. If anything looks wrong, call the office on 01277 525 020 or send details through our quote form with photos.

On a multi-storey car park, a failed joint usually shows up as a leak onto the deck underneath. Salty water dripping through stains soffits and lands on parked vehicles and it can affect the structure over time. Resealing early limits the damage.
