Construction mastic in Southbourne
A typical mastic package covers more than window perimeters: external door and window perimeters, internal decorators’ caulk where specified, sanitary joints in bathrooms and washrooms, kitchen worktops and splashbacks, and snagging before handover. One contractor for all of it keeps the responsibility in one place and gives you a consistent finish across the job. We work on internal decorators’ caulk, brick and block movement joints and window and door perimeters, and what we’re called in for most is different trades sealing to different standards and early adhesion failures on new external joints. Facilities teams, main contractors and managing agents in Southbourne tend to want the same three things: a fixed quote, no surprises on site and a 12-month guarantee behind the result.
Building work in places the size of Southbourne is typically small-scale: a handful of new houses, barn conversions, a school or hall extension. Even a small site needs its perimeter and facade joints sized, backed and sealed properly.
Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. It doesn’t extend to damage, faults in the building or work by others, and we are upfront about that.

Construction mastic around Southbourne: points for this area
Southbourne lies within about 1 mile of the sea. Coastal exposure means perimeter and cladding joints work harder than on an inland job, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. Southbourne is in the South East, one of the UK’s drier regions. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, so the external programme keeps a little slack.
For contractors refurbishing units at places like Hambrook Business Park, 1.7 miles north-east of Southbourne, the mastic covers cladding panels, roller-door and window perimeters. Projects at schools like Southbourne Junior School work to term dates, so mastic is programmed tightly. Historic houses such as Warblington Castle, 2.5 miles to the west of Southbourne, are a reminder of the older buildings in the wider area, where sealing against old stone, brick or timber needs compatible products.
Southbourne is about 4 miles east of Havant, in West Sussex. We cover commercial sites throughout Southbourne, for single jobs and planned programmes alike. We work across 373 places in West Sussex. Portsmouth is covered too, around 8 miles from Southbourne.
We take on mastic packages across the PO10 postcode area. Buildings on Lodgebury Close, Manor Road and Northcote Gardens are within our area for mastic packages. Should maintenance staff do it?
What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. A poor seal in places like these tends to cost more to put right later.
Southbourne: questions and answers
Is a hospital such as Spire Hospital Portsmouth somewhere you can work?
Yes, healthcare and care buildings are part of our work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Is Southbourne off your patch?
Not at all: smaller places are covered as well as towns. Our area covers London and the South East counties. We plan jobs in smaller places so return trips are kept to a minimum.
Do you take on multi-site work?
Yes. We take on portfolio and planned maintenance work, planned site by site to suit how each building is used.
Can fire-rated sealing at service penetrations be included?
Where the specification calls for fire-rated or intumescent sealant around service penetrations or linear gaps, we install it to the manufacturer’s tested details. Fire-stopping design and sign-off sit with the designer and building control.
Do you guarantee new-build sealant work?
Our workmanship carries a 12-month guarantee from sign-off. The guarantee covers our work, not later damage by other trades.
How long before the joints can be used?
The product and site conditions decide that. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.
What happens if old sealant might contain asbestos?
Asbestos is possible in some older mastics, particularly in buildings from before 2000. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.
Why it’s worth doing now in Southbourne
A quick bead over a damaged joint can get an area past inspection, but it rarely lasts. Sealant can’t grip a contaminated or existing bead. Damaged joints are removed and resealed from clean faces. Sealant hardens, cracks and loses grip with age, UV and movement. Replacing it before it fails keeps water out.

What sealant work can’t fix
A few problems need another trade or a different fix, and we point that out rather than sealing over them:
- Damage to finishes by other trades after we’ve sealed
- Oversized gaps that need packing or adjustment by others
- Specifying the product where the designer hasn’t
If you’re not sure, just phone 01277 525 020 or email the details over and we’ll give you a straight answer before you book.
Surfaces we seal
- Sanitary and kitchen joints
- Brick and block movement joints
- Window and door perimeters
- Internal decorators’ caulk
- Floor and skirting junctions
- Cladding and panel joints
Cost factors for mastic packages
Sealant work doesn’t have a standard rate, since sites vary so much. What we take into account:
- The total length or number of joints
- Specialist products, such as fire-rated or hygienic sealants
- Induction, permit and paperwork requirements
- Distance, for remote addresses
The specified product makes a difference, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.
Details that help us quote
Diagnosis starts before we arrive. Tell us:
- The product your specification calls for
- What the building is and how it’s used
- A wide shot and a close-up of the area
- The site address and postcode
If there’s a specification, drawings or a tender package, send it with your enquiry, and we’ll price the work to it. For smaller jobs, photographs and a description will do.
On site: what to expect
Working in a building that stays open takes some planning. The work area is signed and kept contained, with routes through the building left open and move on in phases so staff and visitors can carry on around us. For a job in Southbourne, the main thing is a clear picture of the work. You will then get a fixed price for the work.
- Drawings, specification and programme come to us.
- Quantities are measured and a fixed price returned.
- We agree with the site team which areas come first.
- Each area is sealed when it’s released.
- Every joint is cleaned, set to depth and sealed with the specified product.
- After snagging, the work is handed over under our 12-month guarantee.
Before we start on site
- Send any specification or drawings in advance
- Explain the parking and delivery arrangements
- Tell us your opening times and when work is allowed

Advice
Owners, agents and contractors
Building owners and managing agents use us on sealant work across single buildings or whole portfolios. One quote can cover more than one site, so there’s one set of paperwork to deal with.
Hospitality, education, healthcare, office and retail clients come to us directly as well. The work is planned around how the building runs, so guests, pupils, patients or staff are disturbed as little as possible.
