Building and refurbishing in Pested
Rainfall across the South East, Pested included, is lower than in many parts of the UK. Even so, frost and condensation on steel and glass are common on winter mornings, which is why external dates are agreed with the site manager. At about 46 miles from central London, Pested is within reach of the capital. Commuter-belt towns tend to see a steady flow of new flats, offices and commercial schemes, which keeps mastic packages in demand.
Projects at schools like Challock Primary School work to term dates, so mastic is programmed tightly. With historic properties like Belmont House and Gardens, 3.4 miles to the north-west of Pested, in the area, refurbishment work often meets old masonry that needs compatible sealants.
Pested is about 6 miles north of Ashford, in Kent. We send applicators to Pested for mastic packages, handled exactly as we handle every other area. We work across 931 places in Kent. There’s a separate page for London, roughly 46 miles from Pested.

Construction mastic in Pested, done properly
On refurbishments, the mastic package typically includes cutting out old sealant as well as sealing new work. Old beads come out completely, as fresh silicone can’t grip old and the asbestos survey is checked first on older stock. New and existing joints then get the same preparation. Site teams most often ask us about mastic snags holding up handover and frame perimeters left unsealed or poorly sealed, on window and door perimeters, cladding and panel joints and floor and skirting junctions. Looking for mastic applicators who cover Pested? We have been sealing commercial buildings since 2005, CHAS accredited and a Constructionline member.
In the countryside around places like Pested, conversion schemes put new frames into old stone, flint, brick or timber. Those joints need a sealant that suits an uneven, sometimes porous surface, and often a colour chosen for the building.
We stand behind the joints we seal with a 12-month guarantee. That covers our preparation and application.

Site staff or a sealant specialist?
Redoing a failed joint typically costs more than getting it right at the outset, because the whole bead must be removed and the faces cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.
Common questions from Pested clients
What documents will you need to give us for a job in Pested?
Whatever your site asks for, from RAMS to CSCS details, is confirmed when we quote. We’re CHAS accredited and a Constructionline member, with £5m public liability insurance and CSCS-carded applicators.
Is Pested too small for you to travel to?
No. Small places get the same service as large ones. We cover Greater London and the counties of the South East. Good photographs up front let us bring everything on the first visit.
Do you guarantee new-build sealant work?
Our workmanship carries a 12-month guarantee from sign-off. Damage by others after we’ve finished isn’t covered.
How do you choose the sealant?
A specification, where there is one, decides it. Without one, the joint decides: how much it moves, what it bonds to and whether it’s wet, trafficked or fire-rated.
How long do sealant joints last?
There isn’t a single answer, since movement, weather, cleaning and use all affect it. Regular inspection is the best way to catch problems early.
What accreditations do you hold?
We’re CHAS accredited and a Constructionline member, and our applicators hold CSCS cards. We’re fully insured for public liability.
Can you work while the building is occupied?
Normally, yes. Phased work can be planned so areas stay in use, with each area protected and signed.
Looking after the joints
Keep the joints in good shape with a few simple steps:
- Bring the mastic contractor in after the last trades are through
- Stick to the specified sealant rather than a generic substitute
- Record the products used in the O&M file
- Plan external elevations with the weather in mind
Our 12-month guarantee covers the workmanship from sign-off. Damage by others isn’t a workmanship fault.
Sanitary joints that fail early become defects soon after occupation. Leaks behind showers and basins damage finishes and floors, and the repair falls into the defects period. Getting the product and preparation right first time avoids that.

What we can’t put right
We check first that sealant really is the fix. It isn’t the answer for:
- Glazing units that are cracked or misted
- Oversized gaps that need packing or adjustment by others
- Joints damaged after sign-off by following trades
Not sure which it is? You can call 01277 525 020 or send details through our quote form and we will tell you honestly.

How the quote is worked out
Quotes vary with the job. It mainly depends on:
- Joint width, depth and condition
- Distance, for remote addresses
- Whether the work must be split into stages
- Specialist products, such as fire-rated or hygienic sealants
Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.
What we need to price the job
A good diagnosis starts with the right details. Let us know:
- The asbestos register, for older buildings
- How the joints are reached, and at what height
- The product your specification calls for
- Your programme or deadline
Specifications, drawings and tender packages are welcome with any enquiry, and we’ll price against exactly what is specified. Smaller jobs need nothing more than photographs and a few notes.
Our process
We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, primer goes on where the manufacturer specifies it, and the sealant is tooled off neatly. Rural sites near Pested may need directions, gate codes or a contact on site. Send that with the details and we’ll confirm the plan with the quote.
- Drawings, specification and programme come to us.
- Quantities are measured and a fixed price returned.
- We agree with the site team which areas come first.
- Plots or floors are sealed as they’re handed over.
- Every joint is cleaned, set to depth and sealed with the specified product.
- Snags are cleared and the package signed off with our 12-month guarantee.
Before we start on site
- Tell staff and tenants when we’ll be in
- Tell us what induction or permit system the site runs
- For older buildings, check the asbestos register before work

Advice
Leave it or put it right?
Clearing snags piecemeal is tempting when handover is close. A planned sweep of each plot or floor catches the lot in one go and saves applicators coming back again and again. We can run snagging as its own phase before handover. For buildings around smaller places like Pested, water damage can go unnoticed for longer, especially where a building isn’t used daily, which gives a failed joint time to do damage. Resealing early avoids that.
The price depends on the quantity of joints, how much old material needs removing and the access. Call for a fixed quote once you have the details.
