Construction mastic for businesses in Northdown

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Maintenance after handover

Your facilities or cleaning team can help the joints last. Pass these on to them:

  • Put any product change through the designer first
  • Bring the mastic contractor in after the last trades are through
  • Brief the final clean team to avoid blades near sealant
  • Plan external elevations with the weather in mind

At handover, keep the product details with the O&M information. Future maintenance is easier when the products are known, and tells you what to reseal with. We can confirm the handover information you need when we quote.

External joints sealed in poor weather are a common cause of early failure. Holding off until conditions suit avoids callbacks, so we plan external work with that in mind.

Construction mastic for commercial buildings in Northdown

We work to the specification and the programme. If a product is named, that’s what goes in. Backing, primer and depth follow what the sealant maker sets out. Site teams most often ask us about different trades sealing to different standards and old sealant on a refurbishment that needs stripping before new work, on brick and block movement joints, sanitary and kitchen joints and window and door perimeters. Most enquiries from Northdown start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

Around places like Northdown, a lot of construction is the conversion of older buildings, which leaves joints between old walls and new frames that need a sealant able to take the movement, in a colour the planners or architect are happy with.

Our workmanship is guaranteed for 12 months, in Northdown as everywhere else we work. If a joint we sealed fails because of how it was installed, we come back and put it right.

Work for main contractors and building owners

We work for building owners and managing agents on sealant work across single buildings or whole portfolios. One quote can cover more than one site, which keeps the paperwork simple.

FMs need a contractor who is easy to get on site. Let us know the documents you need (RAMS, insurance certificate, CSCS details) and we’ll confirm them with the quote.

Doing it in-house

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

For a quick touch-up, site staff may be fine, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

Northdown: questions and answers

Does your area include sites such as Copper Leaf Business Park, near Northdown?

Yes. Our area takes in Northdown and its surroundings, with estates and business parks such as Copper Leaf Business Park included. A few photos and the unit address let us price the work.

Will you plan work around the academic year at somewhere like TOPS Vocational College?

Yes. Education sites typically want the work in vacations or in phases during term, and we plan to suit. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Can you fit around our working hours?

Mention the site’s hours and access windows in your enquiry, and we will schedule the work to suit. You can reach the office between 8am and 5pm, Monday to Friday.

Do you use the sealant named in the specification?

We follow the specified sealant and flag anything that doesn’t look right for the joint. Specifications often reference BS EN 15651 or BS 6213.

Can staff carry on working while you are here?

Normally, yes. Phased work can be planned so areas stay in use, with each area protected and signed.

Are you CHAS accredited?

CHAS and Constructionline are both in place, and each applicator is CSCS-carded. Public liability insurance is in place.

How long do sealant joints last?

Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.

Construction mastic in Northdown: the local picture

With the shore within about 1 mile, Northdown counts as a coastal location. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, and the sealant, primer and backing need choosing with that in mind. Northdown lies roughly 66 miles out from central London. Construction around the commuter belt mixes station-side flats with refurbished offices and units, and main contractors there need mastic that keeps to the programme.

Projects at schools like Palm Bay Primary School work to term dates, so mastic is programmed tightly. For a contractor at a hotel such as Botany Bay Hotel, which lies east of Northdown, the mastic often has to be finished before a reopening date. When a college such as TOPS Vocational College (1.3 miles west of Northdown) builds or refurbishes, the mastic package normally has to fit around students and staff.

How a job runs

Our CSCS-carded applicators arrive with the sealants, primers and backing rod the job calls for. Any old material is cut back to clean, sound faces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. Several jobs near Northdown can be grouped on one trip. Tell us your site hours and we’ll plan around them.

  1. We price from the drawings, specification and programme you send.
  2. We return a fixed quote that ties the mastic package to your programme.
  3. You tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we confirm it with the quote.
  4. Work follows the programme, area by area, as rooms and elevations become ready.
  5. Every joint is prepared, set to depth and sealed with the specified product.
  6. Before handover, snags are dealt with and the package is signed off under our 12-month guarantee.

Preparing the site

  • Share the asbestos register for older buildings
  • Move anything stored against the joints
  • Let us know about inductions and permits

Advice

What happens if it’s left?

A cheaper sealant can look like an easy saving on a large package. The saving is small next to the cost of callbacks and defects, especially externally. We price the specified product and will tell you plainly where an alternative would or wouldn’t work. In a smaller place such as Northdown, getting a contractor back for a second visit takes time, so we’d suggest renewing all the joints that are going, not just the worst.

Larger quantities, tricky access or phasing all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

Why us?

  • One contact handling all your sites
  • Coloured sealants to suit the setting, where available
  • CHAS accredited contractor
  • Our applicators hold CSCS cards

When it isn’t the sealant

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Approving fire stopping as compliant
  • Rework caused by others damaging completed areas
  • Frames fitted out of tolerance

If in doubt, speak to us on 01277 525 020 or use the quote form and we will say what we think.
