Construction mastic near Mud Row

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Doing it in-house

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.

Putting right a botched joint often costs more than sealing it well at the start, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.

How we handle construction mastic in Mud Row

External mastic depends on the weather in a way most internal trades don’t. Each sealant has a temperature range, and damp, frost or condensation on frames stops work so it helps to sequence elevations with some flexibility. Internal areas can usually carry on while the outside waits. Site teams most often ask us about early adhesion failures on new external joints and sealant knocked or painted over by other trades, on sanitary and kitchen joints, internal decorators’ caulk and window and door perimeters. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Mud Row, preparation and product choice get the time they need.

In the countryside around places like Mud Row, conversion schemes put new frames into old stone, flint, brick or timber. A product that grips an irregular face, with a colour that suits the building’s character, is normally what’s needed.

Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we’re clear about what is covered before work starts.

Cost factors for mastic packages

Your fixed quote is built from the real scope. It allows for:

  • The total length or number of joints
  • How accessible the joints are
  • The product specified
  • Induction, permit and paperwork requirements

Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote, and you’ll have a fixed figure to work with.

Sending details for a quote

However big the job, the same details help:

  • Your programme or deadline
  • The type of building and who uses it
  • Whether an asbestos survey exists
  • How the joints are reached, and at what height

For a fixed quote, call the office on 01277 525 020 or email a schedule or drawings. You can also send details through our quote form.

Aftercare for building managers

Problems stay small when the joints are checked regularly. Specifically:

  • Allow flexibility for external sealing in damp or cold weather
  • Keep finished joints away from paint, plaster and scrapers
  • Release areas for mastic once other trades have finished in them
  • Get the mastic subcontractor involved early in the programme

Our 12-month guarantee covers the workmanship from sign-off. The guarantee covers how we sealed, not later damage by other trades.

In wet areas, a weak sanitary joint shows up quickly once the building is occupied. Leaks behind showers and basins damage finishes and floors, and the repair falls into the defects period. Getting the product and preparation right first time avoids that.

Diagnose, treat, sign off

Inspect, seal, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off. For work around Mud Row, we aim to finish in one visit, so we ask for photographs and rough sizes first. That way the right products come on the day.

  1. First we look at the scope on site or from drawings.
  2. You receive a fixed quote covering scope, products and sequence.
  3. Paperwork is agreed and applicators are inducted on site.
  4. Sealing follows the programme as areas are released.
  5. Problems we find, such as oversized gaps, are raised straight away.
  6. Final snagging is completed and the 12-month guarantee applies.

Preparing the site

  • For older buildings, check the asbestos register before work
  • Tell us your opening times and when work is allowed
  • Tell us what induction or permit system the site runs

What happens if it’s left?

Clearing snags piecemeal is tempting when handover is close. But one planned snagging pass through each area normally clears more for less disruption. Snagging can be priced as a separate stage. Around Mud Row, it’s better to renew all the failing joints at once. Send photos of each area and we’ll quote for the lot.

What a job costs comes down to the quantity of joints, how much old material needs removing and the access. Call for a quote once you have the details.

Common questions from Mud Row clients

Can you keep pace with our programme in Mud Row?

Yes, we work to the programme and the sequence the site sets. We’re CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Is Mud Row too far out for you?

Not at all. Mud Row is within our area. London and every South East county are within our area. Where we can, we group nearby jobs to make the most of each trip.

Can you seal external joints in wet or cold weather?

External sealant needs a dry joint and a temperature within the product’s range. Frosty or damp mornings can hold up external sealing.

Will you just go over the old sealant?

No. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.

What hours do you work?

The office is staffed Monday to Friday, from 8am until 5pm. Tell us your site hours and access windows and the work will be fitted around them.

Do you take on small jobs?

Single areas, one-off repairs and whole buildings are all quoted the same way: details, then a fixed price, then sealing, then a 12-month guarantee.

What guarantee comes with a mastic package?

The work is guaranteed for 12 months on the workmanship. Protecting sealed areas from following trades helps avoid damage.

Construction mastic in Mud Row: the local picture

Mud Row sits close to the coast, within about 1 mile. Schemes this close to the sea see their facade joints tested by wind and rain from the day they’re sealed, so we check the specified product suits the exposure before the first bead. Mud Row sits in one of the drier corners of the country, the South East. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, so the external programme keeps a little slack.

Hotels like The Shurland Hotel, 1.2 miles west of Mud Row, rarely close for long, so refurbishment mastic is phased floor by floor. For contractors at a school such as Eastchurch Church of England Primary School, sealing has to be finished before term starts.

Mud Row is about 3 miles east of Minster, in Kent. We cover commercial sites throughout Mud Row, for single jobs and planned programmes alike. Mud Row is one of 931 places in Kent on our list for mastic packages. Sites around London have their own page, roughly 43 miles from Mud Row.

Some faults sit outside our scope, and we say so rather than covering them up:

  • Designing joint widths or choosing the specification (that sits with the designer)
  • Deciding which fire-stopping product a penetration needs
  • Glazing units that are cracked or misted

Not sure which it is? You can call the office on 01277 525 020 or use the quote form and we will tell you honestly.
