Construction mastic for Monk's Hill sites

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

Building and refurbishing in Monk's Hill

Monk's Hill is in the South East, one of the UK’s drier regions. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, so external mastic is timed for workable conditions and agreed with the site manager. Monk's Hill lies roughly 41 miles out from central London. Construction around the commuter belt mixes station-side flats with refurbished offices and units, which keeps mastic packages in demand.

School extensions, at buildings such as Smarden Primary School, normally run to the summer holidays, mastic included.

Monk's Hill is about 9 miles west of Ashford, in Kent. We send applicators to Monk's Hill for mastic packages, handled exactly as we handle every other area. Our Kent coverage takes in 931 places, from busy centres to rural villages. Sites around London have their own page, about 41 miles away.

Work on mastic packages is covered throughout TN27, for business premises of every kind. If your site is on The Cut and Smarden Road or close by, send details and we’ll quote for mastic packages. Just outside Monk's Hill, we also work in Standen (1 mile south-west), Smarden (1 mile north-east), Lashenden (1 mile west), Smarden Bell (1 mile north) and Curteis' Corner (1 mile south-west). Nearby towns on our patch include Maidstone (11 miles north-west), Ashford (9 miles east), Sittingbourne (14 miles north), Faversham (15 miles north-east), Kings Hill (15 miles north-west) and Davington (15 miles north-east).

Local landmarks in Monk's Hill

We work on buildings around The Flying Horse pub and the streets around them. The closest station to Monk's Hill is Headcorn station, roughly 2.5 miles north-west. A little further out are Romden Castle (1.8 miles east) and Benenden Hospital (4.4 miles south-west).

Construction mastic in Monk's Hill, done properly

The specification and the programme set the job, not to habit. Where the specification names a product, we use it; any alternative we suggest is put to you before anything changes. Joint widths, backing, primers and tooling follow the manufacturer’s guidance so the detail on the drawing is what ends up on site. We work on brick and block movement joints, window and door perimeters and sanitary and kitchen joints, and the failures we’re asked to look at most are caulk cracking where joints are moving more than expected and sanitary sealant damaged by following trades. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Monk's Hill, that means joint design, primers and backing rod as standard.

Sites around smaller places like Monk's Hill can be a fair drive from suppliers, so we come with everything the package needs, timed to the stage the job has reached. Drawings, photos and the programme let us give a fixed quote.

Whoever the client is, the cover is the same: twelve months on the work we carried out. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

For managing agents and facilities managers

Housing associations and managing agents often need work done across blocks and communal areas. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

Building owners and managing agents use us on everything from one building to a spread of sites. One quote can cover more than one site, so there’s one set of paperwork to deal with.

What sets the cost

Your fixed quote is built from the real scope. It allows for:

  • The site’s rules and procedures
  • Whether old sealant has to be cut out first
  • Location, for remote and island sites
  • Which sealant the job calls for

Quantities, awkward access and phased working all shape the price. Site requirements like inductions and permits play a part as well, along with the time of year for external work.

What to include in your enquiry

A few photos plus some basic facts will normally do. Please tell us:

  • Asbestos survey details if the building is older
  • A wide shot and a close-up of the area
  • When you need the work done
  • What the building is and how it’s used

Photos, drawings or a schedule of the joints and a fixed quote comes back to you. If the job needs a look first, we will arrange a site visit.

FAQs: Monk's Hill

Can you work to our programme on a site in or near Monk's Hill?

Yes. Send the programme and drawings, and we’ll plan the mastic to suit the stages. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.

Is Monk's Hill too far out for you?

No. Places such as Monk's Hill are covered as much as the big towns. We work across Greater London and the South East. Where we can, we group nearby jobs to make the most of each trip.

What happens if old sealant might contain asbestos?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. Before we disturb old sealant in an older building, we ask to see the asbestos register or survey, and work stops until any suspect material has been tested. We don’t remove asbestos-containing materials.

Is it fine to apply new sealant on top of old?

No. Sealing over old material is one of the classic causes of early joint failure, so everything comes out first.

Can you work while the building is occupied?

Yes, as long as we plan it. We agree a sequence with your contact so just one area at a time is disrupted.

Do you take on mastic snagging only?

Yes. We clear snags by redoing joints rather than patching them.

Does weather affect external mastic work?

External mastic depends on conditions: the joint needs to be dry and within the product’s temperature range. External work is sequenced with some flexibility.

Do you need construction mastic in Monk's Hill?

On a live site, contamination is the biggest threat to a new joint. Dust, film adhesive, damp and grease on the joint faces prevent a proper bond.

Common reasons buildings call us in:

  • External joints sealed in damp or cold conditions that are now failing
  • Oversized or tapered gaps around new frames
  • A mastic package split between trades with no clear owner
  • Sanitary sealant damaged by following trades

Extensions at sites like Benenden Hospital (4.4 miles south-west of Monk's Hill) usually sit beside working departments, and the mastic follows strict access rules.

  • What level of public liability insurance do they hold?

Choosing a commercial sealant contractor

Our process

We bring the products specified for the job, along with primers and backing rod. Joint faces are cleaned back to sound, dry surfaces, the manufacturer’s primer is applied where it’s called for, and the sealant is tooled off neatly. Jobs in and around smaller places like Monk's Hill are normally planned as a single visit, so photographs and measurements up front really help. Then the right materials arrive with us.

  1. We walk the site or review drawings to understand the package.
  2. You receive a fixed quote covering scope, products and sequence.
  3. Site paperwork is confirmed and our CSCS-carded applicators are inducted.
  4. Sealing follows the programme as areas are released.
  5. Any frame gaps or issues outside our scope are flagged to the site team.
  6. The package is closed out, snags cleared and backed by our 12-month guarantee.

Preparing the site

  • Flag any permit to work we’ll need
  • Explain the parking and delivery arrangements
  • Confirm the product named in the specification

Ask for a quote

Every quote starts with the facts: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.

Should maintenance staff do it?

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: sealing over old material, sealing onto damp or dusty surfaces, or a product that can’t take the movement.

General builders and handymen seal joints, but it isn’t their main trade. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

What sealant work can’t fix

Sealant solves a lot, but not everything, and we are upfront when that’s the case. It won’t fix:

  • Deciding which fire-stopping product a penetration needs
  • Faulty frames rather than failed sealant
  • Specifying the product where the designer hasn’t

Not sure which it is? You can phone 01277 525 020 or send photos by email and we will tell you honestly before you book.
