Construction mastic in Maypole, done properly
Most of the packages we price run well beyond frames: frame perimeters inside and out, caulking to trims and boards where the specification calls for it, sanitary silicone, kitchens, and the final snag list. One contractor for all of it keeps the responsibility in one place. The enquiries we see most involve frame perimeters left unsealed or poorly sealed and new external sealant already peeling away, on brick and block movement joints, sanitary and kitchen joints and cladding and panel joints. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Maypole it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.
For a site near Maypole, the mastic visit is planned so the right sealants, primers and backing rod are on hand. Drawings, photographs and the programme let us give a fixed quote.
Our 12-month guarantee is about workmanship, not wear and tear. How long a sealant joint lasts depends on movement, exposure, cleaning and use, so we’re clear about what is covered before work starts.

Looking after the joints
To get the most from the new sealant:
- Release areas for mastic once other trades have finished in them
- Check frame gaps are within the sealant’s range before sealing
- Keep finished joints away from paint, plaster and scrapers
- Don’t force external sealing on a damp or frosty day
A new structure shifts as it loses construction moisture. The right product in each joint copes with that while rigid fillers and caulk can crack where movement is larger. We can advise if a joint needs a different product.
Sealing outside when the joint is damp or too cold leads to poor adhesion. Holding off until conditions suit avoids callbacks so external sequencing builds in some flexibility.
Building and refurbishing in Maypole
The sea is no more than about 3 miles from Maypole. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, which puts weight on correct joint sizing, priming and a sealant suited to the exposure. Central London is about 55 miles from Maypole. Construction around the commuter belt mixes station-side flats with refurbished offices and units, and main contractors there need mastic that keeps to the programme.
For contractors at a school such as Hoath Primary School, sealing has to be finished before term starts. New wings at hospitals like Queen Victoria Memorial Hospital, 2.1 miles to the north-west of Maypole, bring long runs of window and panel joints to seal.
Maypole is about 2 miles south-east of Herne Bay, in Kent. Our applicators travel to Maypole for work on mastic packages. Maypole is one of 931 places in Kent on our list. Sites around London have their own page, roughly 55 miles from Maypole.

Maypole: questions and answers
Can being near the sea in Maypole affect the sealant we need?
It can, yes: buildings near the sea take more wind-driven rain, and salt in the air nearer the shore. We choose the product for the exposure, prime where the manufacturer requires it and size the joint for its movement.
Is Maypole too far out for you?
Not at all: smaller places are covered as well as towns. We cover Greater London and the counties of the South East. We plan jobs in smaller places so return trips are kept to a minimum.
Can you seal external joints in wet or cold weather?
Conditions have to suit the product before external work starts. Sealing in poor conditions risks adhesion failure so it’s better to wait.
Do you do internal caulk as well as external mastic?
Inside and out: frame perimeters, movement joints, caulk where called for, sanitary and kitchens in one fixed quote.
Do you install fire-rated sealant as part of a package?
We install fire-rated sealant where it is the specified product. If the detail calls for collars, wraps or batts instead, we will tell you.
Can you clear a mastic snag list before handover?
Yes, we can. Send the snag list or photos and we will price it, then clear it to your programme.
Will you come and look before quoting?
Photos, drawings or a schedule are often enough to quote. Where they aren’t, we arrange a site visit before quoting.
Why deal with it now?
Refurbishments sometimes budget for new windows when the frames are sound and only the seal has failed. If the frame is in good order, cutting out and resealing the perimeter can be all it needs, which is a much smaller cost. We will say so if a frame itself is the problem. Converted and older buildings near places like Maypole tend to move, and aged sealant cracks. A sealant with the right movement capability, correctly sized, lasts far better.
Access often affects the price as much as the sealing: easy-to-reach joints are quicker than those that need equipment to get to. Mention the access as part of your enquiry.

What we are called out for in Maypole
Most mastic snags on new buildings come from sequencing rather than product. Sealing before decorators, flooring or other trades have finished leaves joints exposed to damage, and the joint has to be redone.
What tends to prompt an enquiry:
- Old sealant on a refurbishment that needs stripping before new work
- Perimeter gaps outside the sealant’s range
- A long mastic snag list close to completion
- Sanitary sealant damaged by following trades
Units on estates such as Chislet Business Park (to the south of Maypole) tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal.
What your quote should include
- Which product they’ll use, and why it suits the joint
- Health and safety accreditation such as CHAS
- What site paperwork they can supply
- How long is the guarantee, and what does it include?

Cost factors for mastic packages
Sealant work doesn’t have a standard rate, since sites vary so much. What we take into account:
- Phasing around occupants
- The site’s rules and procedures
- Location, for remote and island sites
- Access and working height
Small jobs and large programmes are priced from the same things: what’s in scope, how we reach it, what’s specified and when it needs doing. Call for a quote and we will put a fixed figure on it.
What to include in your enquiry
Diagnosis starts before we arrive. Tell us:
- Any dates the work must fit around
- Access details, including height
- Specification clauses that apply
- The type of building and who uses it

How the job changes by surface
Window and door perimeters
Frames sealed into the opening keep rain out of the reveal. They’re sealed with a low-modulus neutral-cure silicone or another product named in the specification and set the depth with backing where needed.
Kitchens and utility areas
Kitchen joints are sealed after fitting and before final clean. The sealant is a kitchen-grade product.
