Advice

Construction mastic in Hucking

External mastic depends on the weather in a way most internal trades don’t. Cold or damp mornings, frost and condensation on frames can all hold external sealing up, so we plan elevations with the forecast and the programme in mind. Internal areas can typically carry on while the outside waits. We work on cladding and panel joints, sanitary and kitchen joints and floor and skirting junctions, and what we’re called in for most is sanitary sealant damaged by following trades and failed sealant in an existing building being refurbished. Looking for mastic applicators who cover Hucking? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Construction in and around smaller places such as Hucking is often barn conversions, small groups of houses or extensions to halls and schools. Perimeters, facade joints and internal sealant all need doing properly, however small the scheme.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

When to call us in Hucking

Wide, tapered or inconsistent gaps around frames are a common problem. Every product has limits on how wide a joint it can bridge, so gaps outside that range need sorting by the installer first. We flag them early rather than filling them with sealant that won’t last.

What tends to prompt an enquiry:

  • Snag items on joints that need redoing before handover
  • External joints sealed in damp or cold conditions that are now failing
  • Sealant knocked or painted over by other trades
  • Window and door perimeters that won’t pass inspection

Hospital estates such as KIMS hospital (to the west of Hucking) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.

Before you book anyone

  • Do they follow the manufacturer’s priming guidance?
  • How long is the guarantee, and what does it include?
  • Are they CHAS accredited or on Constructionline?
  • Will failed sealant be removed rather than covered?

Contractors’ notes for Hucking

At about 35 miles from central London, Hucking is within reach of the capital. Commuter-belt towns tend to see a steady flow of new flats, offices and commercial schemes, and each scheme needs its mastic sealed to programme. Hucking is in the South East, one of the UK’s drier regions. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, which is why external dates are agreed with the site manager.

On a campus such as Canterbury Christ Church University, which lies south-east of Hucking, new teaching buildings and residences are usually built and refurbished around the academic year. Older buildings in the area around Hucking, such as Leeds Castle, 3.2 miles to the south of Hucking, need care when sealed: the product has to suit soft or historic materials.

Hucking is about 5 miles south-west of Sittingbourne, in Kent. We cover commercial sites throughout Hucking, for single jobs and planned programmes alike. We work across 931 places in Kent. Sites around London have their own page, about 35 miles away.

Your questions answered

Is a smaller place like Hucking outside your area?

No. Places such as Hucking are covered as much as the big towns. London and every South East county are within our area. Good photos up front let us bring everything on the first visit.

Can you work on a hospital site such as KIMS hospital?

Yes, provided the work is planned with the site’s estates team. Before anything starts, the estates team agrees permits, inductions and infection-control measures with us.

Do you install fire-rated sealant as part of a package?

Where it’s specified, yes. We’ll flag if the detail needs a different product.

How long do sealant joints last?

There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Sealant joints are maintenance items, so inspect them regularly.

Are you insured?

Yes. We’re fully insured, including public liability cover.

What do you charge?

We don’t publish prices, as every site differs. Send photographs or drawings and we will price it at a fixed figure.

Will you stick to the specified products?

We use the product the specification names. Any suggested alternative is put to you before anything changes.

Doing it in-house

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.

The visible bead is only part of the job. Backing rod, primer where specified and a joint designed to move with the building are easy to get wrong without experience.

Surface by surface

Bathrooms, en suites and washrooms

Sanitary joints around baths, showers, basins and WCs need anti-mould sanitary silicone. Joints are cleaned, sealed and tooled neatly.

Kitchens and utility areas

Commercial kitchens often need hygienic or food-safe sealants. Joints are sealed smooth so they’re easy to clean.

Cost factors for mastic packages

Before we quote, we look at:

  • Any access equipment needed
  • The size and state of each joint
  • The total length or number of joints
  • The site’s rules and procedures

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

What we need to price the job

The more we know, the firmer the quote. Helpful details to send:

  • Any specification or named product
  • Any dates the work must fit around
  • Where the site is, with the postcode
  • What the building is and how it’s used

Let us know the site, the scope and your timescale, and we will put a fixed quote together. To get it moving, ring 01277 525 020 or send details through our quote form.

Maintenance after handover

Problems stay small when the joints are checked regularly. In particular:

  • Plan external elevations with the weather in mind
  • Ask for joint and product checks before the package is urgent
  • Brief the final clean team to avoid blades near sealant
  • Keep finished joints away from paint, plaster and scrapers

Once an area is sealed, protect it from following trades. New beads should be left to cure before cleaning or decorating nearby.

A missed perimeter seal on one window can wet the reveal and the plaster inside. On a new building that means remedial work after decorating, and a delay to handover. Checking perimeters before internal finishes go on avoids it.
