Should maintenance staff do it?

A short, simple internal joint is often within reach of a maintenance team. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

What you see is the finished bead, but most of the work is hidden. Correct depth, the right primer and a sealant matched to the movement are easy to get wrong without experience.

Construction mastic in Heiton, done properly

We work to the specification and the programme rather than whatever product is to hand. If a product is named, that’s what goes in. Joint widths, backing, primers and tooling follow the manufacturer’s guidance, so the joints perform as the designer intended. We work on internal decorators’ caulk, floor and skirting junctions and cladding and panel joints, and the failures we’re asked to look at most are snag items on joints that need redoing before handover and internal caulk splitting as the building dries out. Most enquiries from Heiton start with one failed joint and grow into a wider look at the building: we check the joints around it and give you an honest view of what needs doing now and what can wait.

In smaller places such as Heiton, building work tends to be single schemes rather than big developments. The mastic still needs to suit exposed elevations and Scottish weather.

Every job we finish is backed by a 12-month workmanship guarantee. If a joint we sealed fails because of how it was installed, we come back and put it right.

New build and refits around Heiton

Scotland has its own building regulations, and in Heiton warrants come from the local authority verifier. The mastic package follows the approved specification. Heiton is in the east of Scotland, which is drier than the west. Cold, damp starts still stop external sealing on some days. External dates keep a little give.

Units on estates such as Spylaw Road Industrial Estate, 1.7 miles north-east of Heiton, tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal. Hotel extensions and refits, at places such as Sunlaws House Hotel (0.8 miles south-west of Heiton), usually run between busy periods, so the sealing is squeezed into short windows. For a contractor working at a hospital such as Kelso Hospital, 2.5 miles north of Heiton, perimeter and facade sealing is planned around patients and deliveries.

Heiton is about 14 miles east of Galashiels, in the Scottish Borders. Anywhere in TD5, it works the same way: details in, fixed quote out, then sealing and a 12-month guarantee. Heiton is one of 91 places we cover in the Scottish Borders for mastic packages. There’s a separate page for Edinburgh, about 39 miles away.

Postcode districts covered here: TD5. Just outside Heiton, we also work in Roxburgh (1 mile west), Kelso (2 miles north-east), Sprouston (4 miles north-east), Nisbet (4 miles south-west) and Ednam (4 miles north). A short drive away, we cover Galashiels (14 miles west), Selkirk (15 miles west), Jedburgh (7 miles south-west), Duns (15 miles north), Melrose (11 miles west) and Earlston (10 miles north-west).

Honest limits

Our job is the joint, not everything around it. On its own, sealant can’t deal with:

  • Frame gaps too wide for sealant, which the installer needs to correct
  • Glazing units that are cracked or misted
  • Fire-stopping design or sign-off (that’s for the designer, fire engineer and building control)

If in doubt, call 01277 525 020 or send details through our quote form and we will say what we think before you book.

Where we work in Heiton

  • Window and door perimeters
  • Brick and block movement joints
  • Floor and skirting junctions
  • Sanitary and kitchen joints
  • Cladding and panel joints
  • Internal decorators’ caulk

Our process

Inspect, seal, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then the work is carried out to the specified product and detail, and the job ends with a walk round and sign-off. For a building near Heiton, directions, keys and a contact on the day are worth sorting early. That goes into the plan alongside the quote.

  1. First we look at the scope on site or from drawings.
  2. A fixed quote sets out scope, products and phasing.
  3. Paperwork is agreed and applicators are inducted on site.
  4. We seal plot by plot or floor by floor in line with the programme.
  5. Problems we find, such as oversized gaps, are raised right away.
  6. Final snagging is completed and the 12-month guarantee applies.

Preparing the site

Related advice

Keeping the joints sound

A few simple habits keep the new joints working:

  • Ask cleaners to use soft cloths around fresh sealant
  • Record the products used in the O&M file
  • Use the product the specification names
  • Don’t force external sealing on a damp or frosty day

Expect some settlement in the first months. The right product in each joint copes with that, but caulk in a joint that moves more than expected may crack. If that happens, let us know.

One unsealed frame can let water into finished internal areas. On a new building that means remedial work after decorating and possibly a delayed handover. Checking perimeters before internal finishes go on avoids it.

Common questions from Heiton clients

Is Heiton off your patch?

Not at all: smaller places are covered as well as towns. We work across every Scottish council area. Where we can, we group nearby jobs to make the most of each trip.

Can you work at a site such as Spylaw Road Industrial Estate, by Heiton?

Yes, sites like Spylaw Road Industrial Estate are within our area, along with the rest of Heiton. Send details of the unit and the work through our quote form for a quick quote.

Can the sealant be colour-matched?

It depends on the product. Some ranges offer many colours, others very few, so we’ll confirm the colours available for the specified product with the quote.

How do I request a quote?

The quote form is the simplest route, though you can also speak to us on 01277 525 020 or email us. Include photos or drawings if you have them.

Do you work to architects’ specifications?

Yes. The specification and the manufacturer’s installation guidance are what we work to, and we raise anything unclear before work begins.

Do you take on mastic snagging only?

Yes. We can work through a mastic snag list area by area before handover.

What hours do you work?

We are in the office from 8am until 5pm, Monday to Friday. Let us know your site hours and access windows, and the work will be planned around them.

Why deal with it now?

A quick bead over a damaged joint can get an area past inspection. New sealant laid on old or dirty sealant has nothing to bond to, and the defect comes back after handover. Damaged joints are removed and resealed from clean faces. Around smaller places like Heiton, halls, stores and seasonal buildings may not be checked often, giving water time to get in. Early resealing prevents it.

The specified product makes a difference, as does the preparation each joint needs, from cutting out to priming and backing rod. Access, phasing and site rules also count.

Why clients in Heiton choose us

  • Our applicators hold CSCS cards
  • Failed material removed, not covered up
  • A range of standard colours, depending on the product
  • Public liability insurance in place

Take a look at our cost guide or our accreditations.

How the quote is worked out

What shapes the price:

  • Location, for remote and island sites
  • Which sealant the job calls for
  • How much existing material needs removing
  • Any access equipment needed

We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote.

Before you send an enquiry

The more we know, the firmer the quote. Helpful details to send:

  • A wide shot and a close-up of the area
  • Asbestos survey details if the building is older
  • Specification clauses that apply
  • Your programme or deadline

A handful of photos and a postcode is the fastest way to a quote. Send them through the quote form, or call 01277 525 020 or email the details over to discuss it first.
