About our construction mastic in Eight Ash Green

A typical mastic package covers more than window perimeters: external door and window perimeters, internal decorators’ caulk where specified, sanitary joints in bathrooms and washrooms, kitchen worktops and splashbacks, and snagging before handover. Splitting those between trades often leaves gaps in responsibility, and one applicator team gives a consistent finish. Site teams most often ask us about sealant knocked or painted over by other trades and internal caulk splitting as the building dries out, across internal decorators’ caulk, window and door perimeters and floor and skirting junctions. Facilities teams, main contractors and managing agents in Eight Ash Green tend to want the same three things: a clear scope, tidy work and joints that don’t fail again.

Construction in and around smaller places such as Eight Ash Green is often barn conversions, small groups of houses or extensions to halls and schools. Each still needs a proper mastic package: window perimeters, facade joints and internal sealant to the specification.

Building owners and contractors get the same cover: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

Should maintenance staff do it?

Using site staff can make sense for a small touch-up, but larger jobs are different: a specialist works through quantities efficiently, leaves a consistent finish and backs it with a 12-month guarantee.

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.

Sites and facades in and around Eight Ash Green

The South East is one of the drier parts of the UK. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, which is why external dates are agreed with the site manager. At about 48 miles from central London, Eight Ash Green is within reach of the capital. Commuter-belt towns tend to see a steady flow of new flats, offices and commercial schemes, and each scheme needs its mastic sealed to programme.

Projects at schools like Holy Trinity CofE Primary School work to term dates, so mastic is programmed tightly. Extensions at sites like Essex County Hospital, 3.3 miles to the east of Eight Ash Green, normally sit beside working departments, and the mastic follows strict access rules.

Eight Ash Green is about 4 miles west of Colchester, in Essex. Across the CO3 postcode area, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. Across Essex, 644 places are covered, Eight Ash Green among them. Our London page has more on work in that area, about 48 miles away.

Anyone looking for construction mastic in CO3 and CO6 gets the same process as the rest of our area: details, then a fixed price, then sealing and a 12-month guarantee. If your site is on Halstead Road, Fiddlers Folly and Fiddlers Hill or close by, send details and we’ll quote for mastic packages. Close to Eight Ash Green, our area also takes in Stanway (1 mile south), Beacon End (2 miles south-east), Copford Green (2 miles south), Braiswick (3 miles east) and Lexden (3 miles south-east). Why deal with it now?

A quick bead over a damaged joint can get an area past inspection, but it won’t last. New sealant laid on old or dirty sealant has nothing to bond to and the defect reappears in the defects period. Damaged joints are removed and resealed from clean faces. Halls, stores and units around places like Eight Ash Green may not be checked every day, which gives a failed joint time to do damage. Renewing joints in good time avoids the problem.

The work involved drives the cost: stripping out, preparation, sealing, access and phasing. Call for a quote and we will explain how it’s made up.

On site: what to expect

When we get to site, we report to your site contact and complete whatever induction the building runs. Floors, finishes and fittings next to the joints are covered before any cutting starts, with the work itself normally taking whatever the programme allows, since the work follows the trades as areas are released. Smaller jobs around Eight Ash Green can be grouped with others nearby. You’ll have a fixed quote before work starts.

  1. First we take quantities off the drawings and read through the specification.
  2. You receive a fixed quote listing scope, products and phasing.
  3. You tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we confirm it with the quote.
  4. Work follows the programme, area by area, as rooms and elevations become ready.
  5. Every joint is prepared, set to depth and sealed with the specified product.
  6. We close out snagging and hand over with a 12-month guarantee.

Common problems we fix in Eight Ash Green

Three-sided adhesion is a frequent fault on new work. Bonded to the base of the joint and both sides, sealant can’t stretch evenly, so depth is controlled with backing rod or bond-breaker tape.

Clients typically get in touch after noticing one or more of the following:

  • New external sealant already peeling away
  • Cracks opening in caulked internal joints
  • Sanitary sealant damaged by following trades
  • Failed sealant in an existing building being refurbished

For contractors refurbishing units at places like Stane Retail Park (0.9 miles south-east of Eight Ash Green), the mastic covers cladding panels, roller-door and window perimeters.

How to choose a sealant contractor

What we can’t put right

We check first that sealant really is the fix. It won’t put right:

  • Damage to finishes by other trades after we have sealed
  • Frame gaps too wide for sealant, which the installer needs to correct
  • Glazing units that are cracked or misted

Not sure which it is? You can call 01277 525 020 or email a schedule or drawings and we’ll tell you honestly.

What we seal

  • Floor and skirting junctions
  • Brick and block movement joints
  • Window and door perimeters
  • Sanitary and kitchen joints
  • Internal decorators’ caulk
  • Cladding and panel joints

After the work

Regular inspection catches problems early. Specifically:

  • Brief following trades on areas that have been sealed
  • Release areas for mastic once other trades have finished in them
  • Plan external elevations with the weather in mind
  • Put any product change through the designer first

Brief the sparkle clean so they don’t scrape the new joints. Scrapers used on frames and worktops can nick or lift a new bead, so stick to soft cloths and gentle cleaners near sealant.

Oversized gaps are a problem better caught early. Filling a wide gap with sealant alone sets up a failure. We flag them as soon as we see them.
