Construction mastic for Effingham sites

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

What we can’t put right

Not every problem is a sealant problem, and we’re upfront when that’s the case. These need a different solution:

  • Glazing units that are cracked or misted
  • Frames fitted out of tolerance
  • Deciding which fire-stopping product a penetration needs

Not sure which it is? You can call the office on 01277 525 020 or send photos by email and we will tell you honestly before you book.

Where we work in Effingham

  • Sanitary and kitchen joints
  • Internal decorators’ caulk
  • Window and door perimeters
  • Cladding and panel joints
  • Brick and block movement joints

How we handle construction mastic in Effingham

Refurbishment work needs a slightly different approach from new build. Old beads come out completely, as fresh silicone can’t grip old, and on older buildings we ask for the asbestos survey before disturbing anything. New and existing joints then get the same preparation. We work on cladding and panel joints, internal decorators’ caulk and sanitary and kitchen joints, and the usual reasons a site gets in touch are sanitary sealant damaged by following trades and perimeter gaps outside the sealant’s range. Sealant contractors, mastic applicators, sealant specialists: whatever the job title on the order, in Effingham it comes down to the same thing: failed joints cut out, faces prepared and the right sealant laid to the right depth.

Conversions of older rural buildings near smaller places such as Effingham bring stone, flint, brick and timber up against new glazing. A product that grips an irregular face, with a colour that suits the building’s character, is usually what’s needed.

We stand by our work with a 12-month guarantee. It covers how we prepared and applied the sealant.

FAQs: Effingham

Is Bookham Industrial Estate, near Effingham, within your area?

Yes. Estates, retail parks and business parks around Effingham, Bookham Industrial Estate among them, are all within reach. To start, just ring 01277 525 020 or use the quote form with the unit, the joints involved and your access times.

Can you take on a job at a hospital such as Headley Court?

Yes. We work in healthcare settings as well as offices and schools. Each area is agreed with the ward or department and the estates team in advance.

What hours do you work?

Give us your site hours and any access windows in your enquiry, and we’ll schedule the work to suit. Our office runs Monday to Friday, 8am until 5pm.

Can the sealant be colour-matched?

In many cases, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We confirm what’s available for the specified product when we quote.

How many days will you need on site?

The duration is planned around your programme and the access we are given. We’ll give you an estimate of time on site when we quote.

Can you come in just for snagging?

Yes. We clear snags by redoing joints rather than patching them, working to your handover date.

How do I request a quote?

There are four steps: send details, get a quote, we seal, guaranteed. Step one needs little more than photographs and a postcode.

Construction mastic in Effingham: the local picture

The South East is one of the drier parts of the UK. Winter mornings still bring frost and condensation on frames and panels, so we time external mastic for dry faces and agree it with the site team. Central London is about 21 miles from Effingham. Towns within reach of London tend to keep building, from flats to offices and schools, which keeps mastic packages in demand.

For contractors at a school such as St Lawrence Primary School, sealing has to be finished before term starts. On a healthcare site such as Headley Court (5.5 miles east of Effingham), new blocks and refurbishments go on while the hospital keeps running, so mastic work is sequenced carefully. Hotels like Thatcher's Hotel (1.4 miles south-west of Effingham) rarely close for long, so refurbishment mastic is phased floor by floor.

Effingham is about 4 miles south-west of Leatherhead, in Surrey. If you are looking for construction mastic in Effingham, we can help, as we do across Surrey. 379 places across Surrey fall within our area, including Effingham. For work in that direction, see our London page.

Anyone looking for construction mastic in KT24 gets the same process as the rest of our area: send details, get a quote, we seal, guaranteed. Among the streets we cover are The Street, Crossways and Church Street, and sites on any of them can send details for a fixed quote. We also cover East Horsley (1 mile west), West Horsley (2 miles west), Ockham (3 miles north-west), East Clandon (4 miles west) and Abinger Hammer (4 miles south). Nearby towns on our patch include Guildford (8 miles west), Woking (8 miles north-west), Camberley (15 miles west), Epsom (7 miles north-east), Horley (12 miles south-east) and Redhill (10 miles east).

Should maintenance staff do it?

There’s also the paperwork. Main contractors and clients often ask for CSCS cards, RAMS and insurance details, and we will confirm the paperwork you need with the quote.

For most general trades, sealant is a sideline. A specialist prepares properly, controls joint depth and picks a product with the right movement class, which is what makes a joint last.

Why deal with it now?

On a refurbishment, there’s a choice between resealing existing frames and replacing them. Sound frames often need only a new perimeter seal and that’s a far smaller job. We’ll say so if a frame itself is the problem. Converted and older buildings near places like Effingham tend to move, and aged sealant cracks. A sealant with the right movement capability, correctly sized, lasts far better.

There’s no price list, because the scope varies so much from one building to the next. For a fixed figure, call for a quote and we’ll price your job on its own details.

Why appoint us

  • Work to your specification and the manufacturer’s guidance
  • Colours confirmed for the specified product
  • Failed material removed, not covered up
  • A range of standard colours, depending on the product

Building owners, agents and FMs in Effingham

Whether you are a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

Hospitality, education, healthcare, office and retail clients come to us directly as well. We plan around the way the building is used, so the building keeps working while we do.

Our process

We begin with a short walk round with whoever looks after the building, to confirm the scope, the order of work and any areas we must keep clear. Then we strip out anything that has failed, prepare every joint and seal it. For a building around Effingham, tell us how to find it and who will meet us. Send that with the details and we will confirm the plan with the quote.

  1. Drawings, the sealant specification and your programme come to us for pricing.
  2. We return a fixed quote that ties the mastic package to your programme.
  3. You tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we confirm it with the quote.
  4. Areas are sealed plot by plot or floor by floor as the trades hand them over.
  5. Joints are cleaned, primed where the maker requires it, backed and sealed to the specification.
  6. Before handover, snags are dealt with and the package is signed off under our 12-month guarantee.

Advice

Keeping the joints sound

Keep the joints in good shape with a few simple steps:

  • Share drawings and the specification as soon as possible
  • Ask cleaners to use soft cloths around fresh sealant
  • Release areas for mastic once other trades have finished in them
  • Note which sealant went where at handover

A new structure shifts as it loses construction moisture. Flexible sealants in the right joints handle normal movement while rigid fillers and caulk can crack where movement is larger. If that happens, let us know.

Oversized gaps are a problem better caught early. Filling a wide gap with sealant alone sets up a failure, so the installer needs to correct it first. We flag them as soon as we see them.
