Construction mastic in Dean Street

Photos, a specification or a quick description of the joints is enough to start a fixed quote.

What we’re called out for in Dean Street

Shrinkage and settlement in the first months put new joints under strain. Plaster, screeds, timber and blockwork all shrink as they lose moisture, which opens up internal joints, particularly where caulk has been used in a joint that moves. Choosing the right product for each joint reduces that.

Any of the following is a good reason to get the joints checked over:

  • Mastic snags holding up handover
  • Frame perimeters left unsealed or poorly sealed
  • Different trades sealing to different standards
  • Sanitary sealant damaged by following trades

Projects at colleges like MidKent College Maidstone Campus, 1.4 miles to the north of Dean Street, tend to run to term dates, so the mastic is planned tightly.

Questions to ask before you book

  • Who will actually carry out the work
  • What site paperwork they can supply
  • How they’ll work around occupants
  • The named product and why it was chosen

Choosing a commercial sealant contractor

Construction mastic in Dean Street

Perimeter sealing outside needs a dry joint and the right temperature. Each sealant has a temperature range, and damp, frost or condensation on frames stops work so it helps to sequence elevations with some flexibility. Internal sealing often fills those days. Site teams most often ask us about existing joints on a refurb that need cutting out and resealing and caulk cracking where joints are moving more than expected, across brick and block movement joints, floor and skirting junctions and window and door perimeters. Looking for mastic applicators who cover Dean Street? We’ve been sealing commercial buildings since 2005, with CSCS-carded applicators.

In the countryside around places like Dean Street, conversion schemes put new frames into old stone, flint, brick or timber. Those joints need a sealant that suits an uneven, sometimes porous surface, and often a colour chosen for the building.

Our workmanship is guaranteed for 12 months. If our installation lets you down in that time, we return and fix it.

Diagnose, treat, sign off

Diagnose, treat, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and the job ends with a walk round and sign-off. If others near Dean Street need work, visits can be combined. You’ll have a fixed quote before work starts.

  1. We walk the site or review drawings to understand the package.
  2. A fixed quote sets out scope, products and phasing.
  3. Paperwork is agreed and applicators are inducted on site.
  4. Sealing follows the programme as areas are released.
  5. Any frame gaps or issues outside our scope are flagged to the site team.
  6. The package is closed out, snags cleared and backed by our 12-month guarantee.

Looking after the joints

Regular inspection catches problems early. Specifically:

  • Use the product the specification names
  • Protect sealed areas from following trades
  • Brief the final clean team to avoid blades near sealant
  • Don’t force external sealing on a damp or frosty day

Once an area is sealed, protect it from following trades. New beads should be left to cure before cleaning or decorating nearby; we confirm the time for each product.

Frames with gaps too wide for sealant need sorting before the mastic goes on. Sealant stretched over an oversized gap won’t last. We raise them during our first walk of the area.

Questions we are asked in Dean Street

Is Dean Street off your patch?

No. Small places get the same service as large ones. We cover Greater London and the counties of the South East. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Does your area include sites such as Tovil Green Business Park, near Dean Street?

Yes. Our area takes in Dean Street and its surroundings, with estates and business parks such as Tovil Green Business Park included. To start, just give us a call on 01277 525 020 or send photos by email with the unit, the joints involved and your access times.

What about RAMS and site documents?

Each site asks for different documents, so tell us what you need and we will confirm it when we quote.

Do you use the sealant named in the specification?

The specification decides the product and flag anything that doesn’t look right for the joint. Product standards such as BS EN 15651 are often named in specifications.

Can you work to our specification?

Yes. Include it with the drawings when you ask for a quote, and we will price the work to it.

Can you clear a mastic snag list before handover?

Yes. Share the list and photographs, and a fixed quote follows, with the work timed to your handover date.

How do I request a quote?

There are four steps: send details, get a quote, we seal, guaranteed. Step one needs little more than photographs and a postcode.

For managing agents and facilities managers

Agents, factors and owners’ representatives all follow the same route: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.

Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.

What the job involves on each surface

Bathrooms, en suites and washrooms

In bathrooms and washrooms, an anti-mould sanitary silicone goes around every fitting. Each joint is prepared, sealed and finished with a neat tooled line.

Kitchens and utility areas

On commercial kitchen fit-outs, hygienic sealants are often specified. We follow the specification and seal to a smooth, cleanable finish.

Contractors’ notes for Dean Street

Dean Street is in the South East, one of the UK’s drier regions. That doesn’t stop wet spells, or frosty starts that leave panels too damp to seal, so external mastic is timed for workable conditions and agreed with the site manager. Dean Street has a number of hotels close by, all within 2 miles. When hotels extend or refit, the work is typically squeezed between peak periods, mastic included.

Hotels like Grange Park Hotel (1.3 miles north of Dean Street) rarely close for long, so refurbishment mastic is phased floor by floor. For a contractor working at a hospital such as Maidstone Hospital, 1.8 miles to the north of Dean Street, perimeter and facade sealing is planned around patients and deliveries.

Dean Street is about 2 miles south-west of Maidstone, in Kent. If you are looking for construction mastic in Dean Street, we can help. Across Kent, 931 places are covered, Dean Street among them. London is covered too, some 31 miles away.

Commercial sites across ME15 are covered. Buildings on Forge Lane and Dean Street are within our area for mastic packages. If your building is just outside Dean Street, we cover East Farleigh (1 mile west), Coxheath (1 mile south), Fant (1 mile north), Kettle Corner (1 mile west) and Farleigh Green (1 mile west). Nearby towns on our patch include Sittingbourne (12 miles north-east), Sevenoaks (14 miles west), Royal Tunbridge Wells (13 miles south-west), Gravesend (13 miles north), Tonbridge (10 miles west) and Northfleet (14 miles north-west).

Landmarks near Dean Street

Locally, jobs take us to sites close to Walnut Tree pub, St Augustine Academy and Quarry Wood, among other places. The closest station to Dean Street is East Farleigh station, about 0.6 miles north-west. A little further out are Allington Castle (3 miles north) and Fremlin Walk (2 miles north-east). Open spaces near Dean Street include Boxley Hills.

Cost factors for mastic packages

These are the things that shape the price:

  • The size and state of each joint
  • The site’s rules and procedures
  • The total length or number of joints
  • Any access equipment needed

The product called for affects the cost, and so does the preparation. Access, phasing and site rules also count.

Sending details for a quote

A few photos plus some basic facts will normally do. It helps to include:

  • Photos of the joints, close up and from further back
  • When you need the work done
  • Whether an asbestos survey exists
  • The product your specification calls for

Need a figure for a tender or a budget? We will quote against your scope and drawings that you can work with. If you have questions first, call 01277 525 020 or email a schedule or drawings.
