Construction mastic in Cove, done properly
A typical mastic package covers more than window perimeters: external door and window perimeters, internal decorators’ caulk where specified, sanitary joints in bathrooms and washrooms, kitchen worktops and splashbacks, and snagging before handover. Splitting those between trades often leaves gaps in responsibility and gives you a consistent finish across the job. We work on sanitary and kitchen joints, internal decorators’ caulk and cladding and panel joints, and the usual reasons a site gets in touch are external joints sealed in damp or cold conditions that are now failing and frame perimeters left unsealed or poorly sealed. Searching for sealant specialists in Cove? Mastic Doctor has worked for contractors, FMs and building owners since 2005.
Sites near smaller places like Cove can mean longer travel, so the mastic is planned with as few trips as the job allows. Clear drawings, a programme and photographs let us bring the right sealants, primers and backing rod first time.
A 12-month guarantee applies to all our work in the Scottish Borders. If an installation problem shows up, call the office on 01277 525 020 or use the quote form and we’ll arrange a return visit.

Construction mastic around Cove: points for this area
Cove is within about 1 mile of the coast. On a coastal site, facade and perimeter joints face driven rain and, closer to the beach, salt, so we check the specified product suits the exposure before the first bead. Cove is on Scotland’s drier eastern side. Frosty spells still affect external mastic dates. We programme around it with the site team.
On any site in or around Cove, the mastic follows the specification and the programme. Around Cove, as anywhere, a facade joint depends on its sizing, backing rod and preparation.
Cove is about 8 miles south-east of Dunbar, in the Scottish Borders. If you are looking for construction mastic in Cove, we can help. Cove is one of 91 places we cover in the Scottish Borders for mastic packages. We also cover Edinburgh, some 33 miles away.
Anyone looking for construction mastic in TD13 gets the same process as the rest of our area: details, then a fixed price, then sealing and a 12-month guarantee. Among the streets we cover are Lady Hall Road and Toll View, and sites on any of them can send details for a fixed quote. We also cover Cockburnspath (1 mile south-west), Innerwick (4 miles west), Grantshouse (4 miles south-east), Broxburn (7 miles north-west) and Spott (7 miles west) for mastic packages. From enquiry to sign-off
Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. On site, the work usually takes anything from a day of snagging to several weeks of plot-by-plot sealing on a phased scheme, and we clear our waste as we work. Tell us who will meet us and how to get in at your building near Cove. That goes into the plan alongside the quote.
- We start with the drawings, specification and programme.
- We take off quantities and return a fixed quote.
- We agree with the site team which areas come first.
- Plots or floors are sealed as they’re handed over.
- Every joint is cleaned, set to depth and sealed with the specified product.
- Snags are cleared and the package signed off with our 12-month guarantee.
What we need from you
- Agree which areas must stay open
- Tell us what induction or permit system the site runs
- Share your working hours and any access restrictions
Getting a fixed quote
A good quote starts with a clear picture: the joints involved, quantities, access and the product called for. Send what you have, and we will arrange a site visit if anything is unclear.
Advice
General trades versus a specialist
Certain joints really need a specialist: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.
The visible bead is only part of the job. Correct depth, the right primer and a sealant matched to the movement are where general trades tend to cut corners.
Your questions answered
Is a smaller place like Cove outside your area?
No. Places such as Cove are covered as much as the big towns. Our area covers all of Scotland, cities, towns and islands alike. Where we can, we group nearby jobs to make the most of each trip.
Will you fit the mastic around our build programme in Cove?
Yes. Send the programme and drawings, and we will plan the mastic to suit the stages. Any paperwork you need, from RAMS to our insurance certificate and CSCS details, is confirmed with the quote.
Will you stick to the specified products?
The specified product is what goes in. If we think an alternative would suit better, we put it to you first.
What happens if old sealant might contain asbestos?
Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and work stops until any suspect material has been tested. Removing asbestos is a job for asbestos specialists, not us.
Do you take on mastic snagging only?
Yes. We can work through a mastic snag list area by area before handover and damaged joints are redone properly.
Do you guarantee new-build sealant work?
Each package is signed off with a 12-month workmanship guarantee. Damage by others after we have finished isn’t covered.
Do you do internal caulk as well as external mastic?
It depends on the specification, but most packages include frame perimeters, sanitary and kitchen joints, caulking where specified and a snagging pass.
For managing agents and facilities managers
For main contractors, we work as the sealant subcontractor. We work to your programme, your specification and your site rules, with CSCS-carded applicators on site.
Whether you are a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. Keys, access and contacts can be agreed in advance.

What sets the cost
Your fixed quote is built from the real scope. It allows for:
- The product specified
- The total length or number of joints
- Phasing around occupants
- Backing rod, priming and other preparation
No two sites price the same: joint size, product, access and site hours all play a part. A fixed quote follows once we understand the job.
What to include in your enquiry
We can often quote from photographs and a few details. Please tell us:
- When you need the work done
- Whether the building will be occupied during the work
- Asbestos survey details if the building is older
- Rough lengths or quantities, or drawings if you have them
Need a figure for a tender or a budget? We will quote against your scope and drawings that you can work with. If you have questions first, call 01277 525 020 or send details through our quote form.
What we can’t put right
We seal joints; we don’t mend everything behind them. Sealant alone won’t deal with:
- Oversized gaps that need packing or adjustment by others
- Faulty frames rather than failed sealant
- Damage to finishes by other trades after we’ve sealed
Not sure which it is? You can call 01277 525 020 or send photos by email and we’ll tell you honestly.
Where we work in Cove

Maintenance after handover
After handover, a little attention goes a long way:
- Get the mastic subcontractor involved early in the programme
- Ask cleaners to use soft cloths around fresh sealant
- Plan external elevations with the weather in mind
- Ask installers to correct oversized gaps first
Expect some settlement in the first months. The right product in each joint copes with that, but caulk in a joint that moves more than expected may crack. If that happens, let us know.
In wet areas, a weak sanitary joint shows up quickly once the building is occupied. Leaks behind showers and basins damage finishes and floors, leaving the remedial work to the contractor. Getting the product and preparation right first time avoids that.
