About our construction mastic in Boxted

A typical mastic package covers more than window perimeters: frame perimeters inside and out, caulking to trims and boards where the specification calls for it, sanitary silicone, kitchens, and the final snag list. Splitting those between trades often leaves gaps in responsibility. We work on brick and block movement joints, cladding and panel joints and sanitary and kitchen joints, and what we’re called in for most is oversized or tapered gaps around new frames and old sealant on a refurbishment that needs stripping before new work. Whoever orders the work in Boxted, the brief is normally the same: a clear scope, tidy work and joints that don’t fail again.

Sites around smaller places like Boxted can be a fair drive from suppliers, so we come with everything the package needs. Send drawings or photos and the programme and we will quote to suit.

A 12-month guarantee applies to all our work in Essex. Should something we installed fail, speak to us on 01277 525 020 or email the details over and we will come back to it.

Mastic packages on Boxted sites

At about 53 miles from central London, Boxted is within reach of the capital. Towns within reach of London tend to keep building, from flats to offices and schools, and main contractors there need mastic that keeps to the programme. Boxted sits in one of the drier corners of the country, the South East. Still, external mastic needs dry faces within the maker’s temperature limits, which isn’t every day, so external mastic is timed for workable conditions and agreed with the site manager.

Hospital estates such as Cygnet Hospital Colchester (2.1 miles south of Boxted) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan. For contractors at a school such as Boxted St Peter's Church of England School, sealing has to be finished before term starts.

Boxted is about 4 miles north of Colchester, in Essex. We cover Boxted, with the same fixed quotes and 12-month guarantee as everywhere else. Our Essex coverage takes in 644 places, from busy centres to rural villages. We also cover London, some 53 miles away.

Work on mastic packages is covered throughout CO4, for business premises of every kind. How a job runs

On arrival, we sign in, go through any site induction and check how permits are handled. Everything around the joints gets protected before anything is cut or cleaned, with the work itself typically taking whatever the programme allows, since the work follows the trades as areas are released. Rural sites near Boxted may need directions, gate codes or a contact on site. Send that with the details and we will confirm the plan with the quote.

  1. First we look at the scope on site or from drawings.
  2. You receive a fixed quote covering scope, products and sequence.
  3. Paperwork is agreed and applicators are inducted on site.
  4. Sealing follows the programme as areas are released.
  5. Any frame gaps or issues outside our scope are flagged to the site team.
  6. Final snagging is completed and the 12-month guarantee applies.

Preparing the site

  • Make sure the joints can be reached
  • Confirm the product named in the specification
  • Send asbestos survey details if the building is pre-2000

Why act early in Boxted

Patching snags as they appear can feel quicker than a proper close-out. A planned sweep of each plot or floor catches the lot in one go and saves applicators coming back again and again. Snagging can be priced as a separate stage. Older rural buildings around Boxted move with the seasons, and rigid or tired sealant can’t keep up. A sealant with the right movement capability, correctly sized, lasts far better.

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Tell us how the joints are reached and call for a quote.

Why us?

  • Our applicators hold CSCS cards
  • Standard and matched colours in many product ranges
  • CHAS accredited
  • Constructionline member for supplier checks

After the work

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Get the mastic subcontractor involved early in the programme
  • Keep finished joints away from paint, plaster and scrapers
  • Allow flexibility for external sealing in damp or cold weather
  • Check frame gaps are within the sealant’s range before sealing

Expect some settlement in the first months. Flexible sealants in the right joints handle normal movement. If that happens, let us know.

One unsealed frame can let water into finished internal areas. That usually means redoing finishes in a completed area. Checking perimeters before internal finishes go on avoids it.

Common problems we fix in Boxted

Frames installed with uneven gaps make perimeter sealing harder. Sealant has a range of joint widths it can cope with. Better to raise it at the start than seal a joint that’s bound to fail.

Things that usually lead to an enquiry:

  • Perimeter gaps outside the sealant’s range
  • Different trades sealing to different standards
  • A long mastic snag list close to completion
  • Frame perimeters left unsealed or poorly sealed

For contractors refurbishing units at places like Langham Barns Business Centre, 1.1 miles to the south-east of Boxted, the mastic covers cladding panels, roller-door and window perimeters.

Comparing quotes

  • How joint depth will be controlled
  • Do they follow the manufacturer’s priming guidance?
  • How they handle RAMS and site documents
  • Which product they’ll use, and why it suits the joint

Questions to ask before you appoint anyone

When to bring in a specialist

Site maintenance staff can often handle a short internal joint. The usual problems come from preparation: new sealant over old, damp or dusty faces, or the wrong product for the movement.

Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong usually costs more in the end than doing them right.

Questions we are asked in Boxted

Is a smaller place like Boxted outside your area?

Not at all: smaller places are covered as well as towns. We work across Greater London and the South East. Send photographs and a list of what needs doing, and we’ll plan the job to need as few trips as possible.

Is Langham Barns Business Centre, near Boxted, within your area?

Yes. Our area takes in Boxted and its surroundings, with estates and business parks such as Langham Barns Business Centre included. A few photos and the unit address let us price the work.

What if there’s asbestos in the old mastic?

Some older mastics, especially in pre-2000 buildings, can contain asbestos. We check the asbestos register before cutting out old sealant in an older building, and if asbestos is suspected, work stops until it’s tested. Removing asbestos is a job for asbestos specialists, not us.

How long does a job like this take?

We plan the time on site around your programme and access. You’ll have an expected duration with the quote.

Can staff carry on working while you’re here?

Typically, yes. We phase the work so most of the building stays in use.

What hours do you work?

Mention the site’s hours and access windows in your enquiry, and we will plan around them. Our office runs Monday to Friday, 8am until 5pm.

What will the job cost?

We don’t publish prices, because every site is different. Send photographs or drawings and we will price it at a fixed figure.

What the job involves on each surface

External facade and movement joints

Brickwork, blockwork and panel movement joints need a sealant with the right movement capability. Depth is controlled with backing rod so the bead bonds to two sides only.

Window and door perimeters

Inside, a paintable sealant or decorators’ caulk is used where the joint doesn’t move much. The specification decides which with colours matched to the frame where needed.
