Building and refurbishing in Boxgrove

Rainfall across the South East, Boxgrove included, is lower than in many parts of the UK. Winter mornings still bring frost and condensation on frames and panels, so the external programme keeps a little slack. Boxgrove has a number of hotels close by, all within 2 miles. Hotel schemes tend to have fixed reopening dates, so the mastic is programmed tightly with the other trades.

Units on estates such as Chichester Business Park., 0.5 miles to the south of Boxgrove, tend to be reclad and refitted as tenants change, and each job leaves cladding and perimeter joints to seal. Hospital estates such as St Richard's Hospital (to the west of Boxgrove) tend to grow and change in phases, often next to occupied wards, so facade and perimeter sealing has to fit the estates team’s plan.

Boxgrove is about 3 miles north-east of Chichester, in West Sussex. Our applicators travel to Boxgrove for work on mastic packages, handled exactly as we handle every other area. 373 places across West Sussex fall within our area, including Boxgrove. Portsmouth is covered too, some 16 miles away.

We take on mastic packages across the PO18 postcode area. If your site is on The Street, Priory Close and Kirkby Close or close by, send details and we will quote for mastic packages. Nearby places we also cover include Halnaker (1 mile north), Tangmere (1 mile south), Strettington (1 mile west), Waterbeach (1 mile north-west) and Westerton (1 mile west) for mastic packages. Bigger towns within reach include Worthing (14 miles east), Bognor Regis (5 miles south), Chichester (3 miles south-west), Selsey (9 miles south), Littlehampton (9 miles east) and Rustington (9 miles east).

Not far away are Levin Down.

How we handle construction mastic in Boxgrove

Mastic Doctor has been a subcontractor on construction projects for over 20 years. Quantities come off the drawings, the sequence is agreed with the site manager and the work follows the trades. For construction mastic on a scheme in Boxgrove, send drawings through our quote form, or phone or email us to talk it through. The enquiries we see most involve frame gaps too wide for sealant alone and missed perimeter joints on a new elevation, across floor and skirting junctions, window and door perimeters and sanitary and kitchen joints. One point of contact handles commercial sealant work in Boxgrove from the first photos to the final walk-round, for single jobs and planned programmes alike.

Construction in and around smaller places such as Boxgrove is often barn conversions, small groups of houses or extensions to halls and schools. Perimeters, facade joints and internal sealant all need doing properly, however small the scheme.

We stand by our work: 12 months, guaranteed. That covers our preparation and application, and if something we did falls short, we return to it.

Boxgrove: questions and answers

Will you plan work around the academic year at somewhere like University of Chichester?

Yes. Education sites usually want the work in vacations or in phases during term, and we plan to suit. We are CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.

Is Boxgrove too far out for you?

Not at all: smaller places are covered as well as towns. We cover Greater London and the counties of the South East. Send photographs and a list of what needs doing, and we will plan the job to need as few trips as possible.

Do you do internal caulk as well as external mastic?

External and internal frame perimeters, caulking where it’s specified, sanitary silicone, kitchen joints and snagging before handover. We price to the specification and drawings.

Can the sealant be colour-matched?

In many cases, yes. Many products come in a range of standard colours, and matching to RAL references or surrounding finishes is often possible. We’ll confirm the colours available for the specified product.

Do your applicators hold CSCS cards?

We’re CHAS accredited and a Constructionline member, and our applicators hold CSCS cards. We confirm any paperwork you need with the quote.

How long does a job like this take?

We plan the time on site around your programme and access. You’ll have an expected duration with the quote.

How much does the work cost?

It depends on the job: quantities, access, the product and any phasing. Call for a quote and we’ll price it properly.

What sealant work can’t fix

A proper diagnosis includes knowing what sealant can’t do. You will hear from us if the cause turns out to be one of these:

  • Faulty frames rather than failed sealant
  • Specifying the product where the designer hasn’t
  • Rework caused by others damaging completed areas

If you are not sure, just give us a call on 01277 525 020 or send details through our quote form and we’ll give you a straight answer.

On site: what to expect

Before any cutting starts, the area is protected: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself usually takes as long as the agreed sequence needs, which comes down to joint lengths, access and handover dates, and our waste is bagged and taken away as we go. For work around Boxgrove, we aim to finish in one visit, so we ask for photographs and rough sizes first. That way the right products come on the day.

  1. We start with the drawings, specification and programme.
  2. Quantities are measured and a fixed price returned.
  3. The sequence is agreed with the site manager.
  4. Each area is sealed when it’s released.
  5. Every joint is cleaned, set to depth and sealed with the specified product.
  6. After snagging, the work is handed over under our 12-month guarantee.

Maintenance after handover

Every sealant joint needs some looking after, and how long they last depends on how they’re treated. We suggest:

  • Check frame gaps are within the sealant’s range before sealing
  • Ask cleaners to use soft cloths around fresh sealant
  • Ask for joint and product checks before the package is urgent
  • Protect sealed areas from following trades

After we have sealed an area, it helps to keep other trades from damaging the joints. Fresh sealant needs its cure time before it’s cleaned, painted near or knocked; we confirm the time for each product.

Snag items left to the last week put handover at risk. A planned close-out through each area as it completes keeps the list short.

When to call us in Boxgrove

Swapping the specified sealant for a cheaper general-purpose product is a common cause of failure. A sealant that isn’t right for the substrate or the movement will fail ahead of time. We stick to the specified product, or put any alternative to you first.

Site and facilities staff are often the first to spot these:

  • A mastic package split between trades with no clear owner
  • Old sealant on a refurbishment that needs stripping before new work
  • Perimeter gaps outside the sealant’s range
  • Internal caulk splitting as the building dries out

For contractors at a school such as Boxgrove CofE Primary School, sealing has to be finished before term starts.

Our contractor checklist

Leave it or put it right?

Sealing over damaged or contaminated new joints might save a day. Sealant can’t grip a contaminated or existing bead. Damaged joints are removed and resealed from clean faces. Around Boxgrove, it’s better to renew all the failing joints at once, rather than one at a time. Send photos of each area and we will quote for the lot.

Access can matter as much as the joints themselves: joints within easy reach take less time than ones that need access equipment. Mention the access as part of your enquiry.

Surface by surface

Snagging before handover

Snagging is often the final mastic stage. We can work through the snag list area by area and damaged joints are redone rather than patched.

Fire-rated sealant where specified

Fire-rated sealant forms part of some packages, installed to the product’s tested detail where it is specified. The design and sign-off of fire stopping sit with the designer, principal designer or fire engineer and we install what’s specified.
