Abbey Field construction mastic
Our CSCS-carded applicators take on mastic packages for new-build and refurbishment projects in Abbey Field and the surrounding area. Send details for a fixed quote.
- A mastic package split between trades with no clear owner
- Frame gaps too wide for sealant alone
- Early adhesion failures on new external joints
Need construction mastic in Abbey Field?
Tell us what needs sealing and where, with photos or drawings if you have them, and we’ll price it.
General trades versus a specialist
Some joints are best left to specialists: fire-rated seals that must follow a tested detail, trafficked floor joints and external movement joints among them. Getting these wrong typically costs more in the end than doing them right.
Redoing a failed joint normally costs more than getting it right at the outset, since all of it has to come out and the faces be cleaned back again. For that reason, many FMs and contractors use a sealant specialist from the outset.
Construction mastic in Abbey Field, done properly
Perimeter sealing outside needs a dry joint and the right temperature. Cold or damp mornings, frost and condensation on frames can all hold external sealing up. Internal sealing often fills those days. If you have cracks opening in caulked internal joints and frame perimeters left unsealed or poorly sealed, we can put it right, on cladding and panel joints, window and door perimeters and brick and block movement joints alike. Looking for mastic applicators who cover Abbey Field? We have been sealing commercial buildings since 2005, with CSCS-carded applicators.

Honest limits
Our job is the joint, not everything around it. Sealant alone won’t deal with:
- Defective windows, doors or glazing units (the supplier or installer’s job)
- Rework caused by others damaging completed areas
- Deciding which fire-stopping product a penetration needs
If in doubt, give us a call on 01277 525 020 or use the quote form and we’ll say what we think before you book.

Owners, agents and contractors
Whether you are a managing agent, a property factor or an owner’s representative: send the details, accept a fixed quote, and we carry out and guarantee the work. We can agree access arrangements and keyholder contacts beforehand.
Blocks and communal areas make up much of the work for housing associations and agents. Work can be phased so residents and staff keep access throughout, with each stage agreed with your site contact.
Abbey Field: questions and answers
Can work at a site such as University of Essex fit around teaching?
Yes. Tell us the term dates, vacation periods and access windows, and we will plan the work around them. We are CHAS accredited and a Constructionline member, and paperwork such as RAMS is confirmed with the quote.
Would you work within a site like Oaks Hospital?
Yes. Healthcare sites are among the places we work. The estates team’s permit system and infection-control rules come first, and the work is planned around them.
Do you do fire-rated sealing on new builds?
We install fire-rated sealant where it is the specified product, working to the specification and the manufacturer’s installation guidance. We will flag if the detail needs a different product.
Do you guarantee new-build sealant work?
Each package is signed off with a 12-month workmanship guarantee. Damage by others after we’ve finished isn’t covered.
Can you work to our specification?
We use the product the specification names. Any suggested alternative is put to you before anything changes.
Can you send site paperwork?
Requirements differ from site to site, so tell us what you need and we will confirm it when we quote.
How long do sealant joints last?
There’s no fixed lifespan: movement, exposure, cleaning, traffic and the product all play a part. Treat them as maintenance items and inspect them regularly.
How the quote is worked out
To price the job, we consider:
- Removal of failed or old sealant
- The product specified
- Quantities, in metres or numbers
- The size and state of each joint
The product called for affects the cost, and so does the preparation, such as cutting out, priming or new backing rod. Access, phasing and site requirements come into it too.
Before you send an enquiry
We can often quote from photographs and a few details. It helps to include:
- Where the site is, with the postcode
- Any specification or named product
- What the building is and how it’s used
- Access details, including height
Every job follows the same four steps: send details, get a quote, we seal, guaranteed. To take the first step, call the office on 01277 525 020 or email a schedule or drawings.
From enquiry to sign-off
Inspect, seal, sign off: that’s the shape of every visit. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off. For a job in Abbey Field, the main thing is a clear picture of the work. You’ll then get a fixed price for the work.
- We price from the drawings, specification and programme you send.
- We return a fixed quote that ties the mastic package to your programme.
- You tell us what site paperwork you need, such as RAMS, an insurance certificate or CSCS details, and we confirm it with the quote.
- Areas are sealed plot by plot or floor by floor as the trades hand them over.
- Joints are cleaned, primed where the maker requires it, backed and sealed to the specification.
- Snags are cleared before handover and completed areas carry our 12-month guarantee.
Preparing the site
- Send your site hours and access windows
- Explain the parking and delivery arrangements
- Send asbestos survey details if the building is pre-2000

Contractors’ notes for Abbey Field
Abbey Field is about 49 miles from central London. Construction around the commuter belt mixes station-side flats with refurbished offices and units, and main contractors there need mastic that keeps to the programme. A 2-mile radius around Abbey Field takes in a good number of hotels. Hotel extensions and refits normally have to fit around bookings, so mastic dates are tight.
When units on a site such as Gosbeck's Business Park (1 mile west of Abbey Field) are refurbished or reclad, the panel joints and window perimeters are part of the mastic package. For a contractor at a hotel such as The Grosvenor Hotel, which lies north of Abbey Field, the mastic often has to be finished before a reopening date. Further education sites such as The Sixth Form College Colchester (1.5 miles north of Abbey Field) are extended and refurbished from time to time, with mastic often programmed into the summer break.
Abbey Field is about 1 mile south-east of Camulodunum, in Essex. We cover Abbey Field and the rest of Essex, with the same fixed quotes and 12-month guarantee as everywhere else. Across Essex, 644 places are covered, Abbey Field among them. There’s a separate page for London, about 49 miles away.
Work on mastic packages is covered throughout CO2 and CO3, whatever the building. If your site is on Glebe Road, Layer Road and Menin Road or close by, we can quote for mastic packages. Just outside Abbey Field, we also work in Camulodunum (1 mile north-west), Lexden (1 mile north-west), Colchester (1 mile north), Braiswick (2 miles north-west) and Malting Green (2 miles south). Landmarks near Abbey Field

The nearest railway station is Colchester Town station, roughly 1.3 miles north-east of the centre. Well-known places in the area include Essex County Hospital (1.2 miles north) and Lion Walk (1.4 miles north). For a walk, there’s Roman River Valley.
Why deal with it now?
Refurbishments sometimes budget for new windows when the frames are sound and only the seal has failed. If the frame is in good order, cutting out and resealing the perimeter can be all it needs and that’s a far smaller job. If the frame is life-expired, we’ll tell you. Small buildings around Abbey Field suffer from failed joints as much as large ones. Early resealing avoids the damage that follows a leak.
Larger quantities, tricky access or phasing all shape the price. So do site requirements such as inductions and permits.
