Sealant on show in Eversley Centre’s commercial buildings

At about 35 miles from central London, Eversley Centre is within reach of the capital. The South East around the capital has large numbers of business parks, offices and retail centres, especially around the motorway corridors. If you have premises across the region, one contractor can cover them all. Rainfall across the South East, Eversley Centre included, is lower than in many parts of the UK. External joints still need dry faces and the right temperature, and damp or frosty mornings can hold work up.

For tenants and agents on sites such as Blackbushe Business Park, 1.9 miles south-east of Eversley Centre, office fit-outs, reception joints and window perimeters are the usual sealant work. In hotels such as Warbrook House Hotel, 0.8 miles to the west of Eversley Centre, refurbishments normally mean bathroom, bar and reception joints where a matched sealant colour has to sit with the finishes. If you have premises on more than one site, say at Blackbushe Business Park and Hogwood Lane Industrial Estate, one contractor and one quote can cover both.

Sealant applicators in Eversley Centre

Most of the buildings we seal stay open while we are there. Work is scheduled around the site hours and access windows you give us; phased work can also be planned so areas stay in use. That applies whether the building is an office, a shop, a hotel, a college or a care home. We work on movement joints in walls and floors, external facade joints and window and door perimeters, and what we are called in for most is shrunken sealant along kitchen worktops and splashbacks and sanitary sealant that has gone black and patchy. Looking for mastic applicators who cover Eversley Centre? Mastic Doctor has worked for contractors, FMs and building owners since 2005, CHAS accredited and a Constructionline member.

If you look after more than one building near Eversley Centre, the work can be planned as one programme, with one quote format and one point of contact.

A job in a smaller place like Eversley Centre is typically a single building. We will want a full list and photos first, so the right products come on the day and nothing waits for a second trip.

A 12-month guarantee applies to all our work. Should something we installed fail, give us a call on 01277 525 020 or send photos by email and we’ll come back to it.

Our process

Inspect, seal, sign off: every visit follows that pattern. We inspect the joints and confirm what’s in scope, then we prepare and seal each joint with the specified product, and we finish with a walk round so the work can be signed off. Smaller jobs around Eversley Centre can be grouped with others nearby, which keeps travel down. A fixed quote is given before anything starts.

  1. First, details reach us through the quote form or a site visit.
  2. We diagnose the cause of failure and price a fixed scope.
  3. Work is phased around your occupiers where areas need to stay in use.
  4. Every failed bead is removed rather than covered.
  5. Each joint gets a suitable sealant, laid to depth and tooled.
  6. A final walk-round, then the 12-month guarantee applies.

Should maintenance staff do it?

There’s also the paperwork. Many sites expect CSCS cards, RAMS and proof of insurance, and we’ll confirm the paperwork you need with the quote.

Certain joints really need a specialist: for instance fire-rated seals that must match a tested detail, trafficked floor joints and external movement joints. Getting these wrong usually costs more in the end than doing them right.

Maintenance after handover

To get the most from the new sealant:

  • Keep abrasive pads and scrapers off resealed joints
  • Keep barriers up until the new sealant has cured
  • Look at the sealant around anything that has been moved or replaced
  • Check the asbestos register before anyone disturbs old sealant in an older building

Keep an eye out for other trades after we’ve gone. Shop refits, new services and replaced fittings often break the seal around them and the joint gets left open. If that happens, call 01277 525 020 or email a schedule or drawings and we’ll price putting it right.

Movement joints that fill with debris stop working. The joint can no longer close, so its edges crack or spall. At that point it’s a repair job rather than a reseal.

What sealant work can’t fix

Being straight saves everyone time. Fresh joints won’t solve:

  • Broken glass or blown double-glazed units
  • Leaking roofs, gutters or flat-roof membranes (those need a roofer)
  • Walls or slabs moving more than any sealant can take

Not sure which it is? You can call 01277 525 020 or send details through our quote form and we will tell you honestly.

What we seal

  • Window and door perimeters
  • Floor and threshold joints
  • External facade joints
  • Washrooms and tea points
  • Movement joints in walls and floors
  • Kitchen worktops and splashbacks

What happens if it’s left?

Spot repairs have their place. Where the remaining sealant is just as old, it tends to fail soon after. Where it helps, we quote a patch and a full reseal side by side. Halls, stores and units around places like Eversley Centre may not be checked every day, which gives a failed joint time to do damage. Renewing joints in good time avoids the problem.

We don’t publish prices, because the scope varies so much from one building to the next. Call for a quote.

Eversley Centre: questions and answers

Is a smaller place like Eversley Centre outside your area?

No. Small places get the same service as large ones. We work across Greater London and the South East. We plan jobs in smaller places so return trips are kept to a minimum.

Can you work at a site such as Blackbushe Business Park, by Eversley Centre?

Yes, sites like Blackbushe Business Park are within our area, along with the rest of Eversley Centre. A few photographs and the unit address let us price the work.

How long do sealant joints last?

Nobody can honestly give a figure in years, since movement, weather, cleaning and use all affect it. Regular checks let you plan resealing before leaks or damage.

Can you supply RAMS and insurance details?

Send your site requirements with the enquiry. For older buildings we’ll ask for the asbestos register, plus your site induction rules.

How long does a job like this take?

We plan the time on site around your programme and access. We will give you an estimate of time on site when we quote.

When can the area be used after sealing?

That comes down to the sealant and the temperature. Some products skin over quickly but need longer to cure fully, and we confirm it before leaving site.

Could the old sealant in an older building contain asbestos?

It’s possible in older buildings, especially those built before 2000. Before cutting anything out, we ask for the asbestos register or survey, and if something is suspected, work stops until it’s tested.

Different surfaces, different methods

Washrooms and toilets

Around WCs, urinals, vanity tops, IPS panels and cubicles, sealant is wet most of the day. We cut out mouldy or split beads and reseal in anti-mould sanitary silicone.

Facade and cladding joints

Facade sealant failures can be hard to spot from the ground. Photos from a closer viewpoint help us price, and we’ll confirm the colours available for the specified product.
