Commercial sealant contractors across Egypt

Send drawings, photos or a joint schedule, or tell us about the site, and we’ll come back with a fixed quote.

For managing agents and facilities managers

Building owners and managing agents use us on everything from one building to a spread of sites around Egypt. One quote can cover more than one site, so there’s one set of paperwork to deal with.

Housing associations and managing agents often need work done across blocks and communal areas. We phase the work so people keep access, with each stage agreed with your site contact.

About our commercial sealant contractors in Egypt

How long a joint lasts is decided before any sealant leaves the gun. Old silicone gives new sealant nothing to grip, so every trace of it is removed. Where the sealant maker specifies a primer for that substrate, it goes on before the new bead. If you have layers of sealant, all of them failing and smeared sealant across finishes from a rushed job, we can help, on washrooms and tea points, external facade joints and window and door perimeters alike. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: in Egypt, that means joint design, primers and backing rod as standard.

The most common commercial job in Egypt is resealing joints that have simply reached the end of their life: hardened, cracked or shrunk away from the faces, and letting water or dirt in.

Business units in the countryside around places like Egypt are often converted barns, stables or farmyards. Old masonry beside new aluminium, timber and plasterboard gives plenty of joints between materials that move differently, and a sealant colour that suits the building’s character is often part of the brief.

Whoever the client is, the cover is the same: a 12-month guarantee on our workmanship. Faults in the structure, damage and other trades’ work fall outside it, and we say so plainly.

On site: what to expect

At the end of each section, the masking comes off, the area is cleaned and every joint is checked, ready for your sign-off. Where the sealant needs time to cure before use, we tell you and sign the area. Smaller jobs around Egypt can be grouped with others nearby. You will have a fixed quote before work starts.

  1. You send photos, drawings or a list of the joints and areas involved, or we arrange a site visit.
  2. The failure is diagnosed and a fixed quote issued for the work agreed.
  3. Site hours, access windows and the order of areas are agreed before we start.
  4. Failed sealant is cut out and each joint cleaned back to sound, dry faces.
  5. We fit backing to the right depth, prime where specified and lay the new bead.
  6. Each area is inspected, signed off and backed by our 12-month guarantee.

What we need from you

Common problems we fix in Egypt

No sealant joint is permanent. How long one lasts depends on the movement it takes, its exposure to sun and weather, the cleaning regime, the traffic and the product itself. On a busy commercial site several of those pile up at once.

Most enquiries start with something like this:

  • Shrunken sealant along kitchen worktops and splashbacks
  • Hardened, chalky sealant on south-facing or exposed elevations
  • Sanitary sealant that has gone black and patchy
  • Layers of sealant, all of them failing

Premises within reach of Micheldever station (3.5 miles north-east of Egypt) often have busy frontages where joints are seen by everyone passing.

Comparing quotes

  • Health and safety accreditation such as CHAS
  • How the joint faces will be prepared and primed
  • Whether old or failed sealant will be cut out, not overlaid
  • How joint depth will be controlled

Questions to ask before you appoint anyone

Working on commercial sites near Egypt

Egypt is in the South East, one of the UK’s drier regions. That helps, but frost and condensation on glass and coated frames still stop outside sealing on some winter mornings. At about 58 miles from central London, Egypt is within reach of the capital. The commuter belt holds a great many offices, retail parks and business parks. Occupiers with several premises in the region tend to prefer one contractor and one point of contact.

For a hotel such as Norton Park Hotel, 0.6 miles to the north of Egypt, the colour of a joint at the bar or the bath matters to the look of the room.

Egypt is about 7 miles north of Winchester, in Hampshire. Anywhere in SO21, the process is the same: details in, fixed quote out, then sealing and a 12-month guarantee. We work across 723 places in Hampshire, large and small. For work in that direction, see our Southampton page (17 miles or so).

Postcode districts covered here: SO21. For a building on Alexandria Road and Stockbridge Road East or nearby, send details and we’ll quote for sealant joints. If your building is just outside Egypt, we cover Sutton Scotney (1 mile south-west), Hunton (1 mile east), Stoke Charity (1 mile south-east), Barton Stacey (2 miles north-west) and South Wonston (3 miles south). Bigger towns within reach include Basingstoke (12 miles north-east), Winchester (7 miles south), Eastleigh (13 miles south), Andover (7 miles north-west), Chandler's Ford (12 miles south) and Alton (15 miles east).

Questions we are asked in Egypt

Will our hotel in Egypt need to close for the work?

In the majority of cases no closure is needed: we work room by room or floor by floor. The plan is built around your bookings.

Can the sealant on our Egypt premises match the finishes?

Yes. Colour matching to frames, cladding, stone and shop-fit finishes is a regular part of the work. Send colour references or photos and we will confirm what’s available for the product.

Can you take on work for an FM or managing agent?

Yes. A large share of our work comes through facilities managers, managing agents and landlords. Tell us how you issue work and we’ll fit in.

Do you work in Egypt?

Yes. We cover Egypt and the rest of Hampshire. To discuss a job, call 01277 525 020 or use the quote form.

Is failed sealant stripped out, or sealed over?

Every failed bead is cut out completely. Laying new silicone on old gives it nothing to grip, and the faces are brought back to sound, dry material before resealing.

What do you need from us to quote?

Price depends on joint lengths and widths, how much removal is involved, the product, access and phasing. To get a fixed price, send details through our quote form, or phone or email us.

Does commercial sealant work come with a guarantee?

Each job sits under our 12-month guarantee. Looking after the joints as we advise helps them last.

Surface by surface

Facade and cladding joints

Facade joints move every day as panels warm and cool. The product has to suit the movement, and the depth has to be controlled with backing. Access, such as scaffold already up, is agreed before the price is fixed.

Shop fronts and retail fit-outs

Most shops can’t close for a reseal. We plan around the access windows the store gives us, phasing areas so the shop floor stays usable.

What sealant work can’t fix

Sealant solves a lot, but not everything, and we’d rather tell you before you spend money. These need a different solution:

  • Water from a services leak rather than a joint
  • Roof leaks that only look like a joint problem
  • Faulty windows rather than failed perimeter sealant

If in doubt, phone 01277 525 020 or email drawings and photos and we will say what we think.

What we seal

  • Floor and threshold joints
  • Movement joints in walls and floors
  • External facade joints
  • Kitchen worktops and splashbacks
  • Window and door perimeters
  • Washrooms and tea points

What happens if it’s left?

Sealant is often treated as an afterthought by the trade that fitted the element. Choosing the product, setting the depth and preparing the faces are what a specialist brings. You notice the difference years later, not on the day. For buildings around smaller places like Egypt, water damage can go unnoticed for longer, especially where a building isn’t used daily, so a failed joint can leak for a while before anyone sees it. Resealing early avoids that.

There’s no price list, since every building and every scope is different. Call for a quote and we’ll price your job on its own details.
