Commercial sealant contractors in Ashwell

Most commercial buildings carry hundreds of metres of sealant that nobody thinks about until it fails. We are commercial sealant applicators for FMs, managing agents, landlords and contractors looking after property in Ashwell. We find out why the sealant joints failed, take them out and seal again using a sealant that suits the joint. If you’re dealing with leaks that seem to come through a sealant line and shrunken sealant along kitchen worktops and splashbacks, we can put it right. Searching for sealant specialists in Ashwell? Mastic Doctor has worked for contractors, FMs and building owners since 2005.

Occupied buildings in Ashwell need the work phased: we agree the order with you and hand back each area with its cure time.

Around smaller places such as Ashwell, small firms often work from converted barns, yards and rural units. Old masonry and timber meet new glazing and partitions in these buildings, and every junction needs a sealant that suits it.

Every job we finish is backed by a 12-month workmanship guarantee. If our installation lets you down in that time, we return and fix it.

What sets the cost

Your fixed quote is built from the real scope. It allows for:

  • Working within restricted access windows
  • The product specified
  • How much there is to seal
  • Location, for remote and island sites

Cost follows what’s involved: removing old material, preparing the joints, the product, the access and how the work is phased. Call for a quote.

Sending details for a quote

A good diagnosis starts with the right details. Let us know:

  • Any specification or named product
  • Whether an asbestos survey exists
  • Clear photos of the problem areas
  • How the joints are reached, and at what height

Pricing a project or setting a maintenance budget? Send the scope and any drawings, and we will return a fixed quote that you can work with. For a chat about it beforehand, give us a call on 01277 525 020 or send details through our quote form.

Surface by surface

Shop fronts and retail fit-outs

In retail, sealant is on show. Counters, display units, shopfront frames and floor trims all need a neat line, frequently colour-matched to the fit-out. Colour options are confirmed with the quote.

Washrooms and toilets

Black sealant in a toilet block is normally beyond cleaning. The lasting answer is removal, preparation and a new sanitary bead.

Commercial premises in Ashwell

At about 37 miles from central London, Ashwell is within reach of the capital. Business parks and retail centres are common around the capital’s motorway corridors. Firms with branches across the South East can use one contractor for every site. The South East is one of the drier parts of the UK. Even so, outside sealing waits for a dry joint, and cold, damp mornings can delay it.

For premises near Ashwell & Morden station, which lies east of Ashwell, footfall is part of the plan: work is phased so shops and offices keep trading. A lasting commercial joint around Ashwell begins with the old bead fully out and the faces clean and dry.

Related advice

Should maintenance staff do it?

For most general trades, sealant is a sideline. A specialist brings correct preparation, depth control with backing rod and a product suited to that particular joint, which is what makes a joint last.

What you see is the finished bead, but most of the work is hidden. Backing rod, primer where specified and a joint designed to move with the building are where general trades tend to cut corners.

Maintenance after handover

Sealant joints are maintenance items, and how long they last depends on how they’re treated. We suggest:

  • Make sure ventilation in wet areas is switched on and working
  • Look at the sealant around anything that has been moved or replaced
  • Ask cleaners to use a soft cloth and mild cleaner on sealant
  • On pre-2000 buildings, share the asbestos information before work starts

Let your cleaning contractor know what’s new. Abrasive pads, scrapers and some strong chemicals damage sealant surfaces, while a neutral cleaner and a soft cloth do no harm.

Tenants and staff spot black or split sealant quickly. Replacing it on a planned cycle keeps complaints down.

Honest limits

Our job is the joint, not everything around it. Sealant alone won’t deal with:

  • Leaks from pipework, wastes or valves (that’s plumbing)
  • Structural cracks or movement the joints weren’t designed for
  • Removing asbestos-containing materials (a licensed or specialist contractor’s job)

Not sure which it is? You can give us a call on 01277 525 020 or send details through our quote form and we’ll tell you honestly before you book.

Surfaces we seal

  • External facade joints
  • Kitchen worktops and splashbacks
  • Washrooms and tea points
  • Floor and threshold joints
  • Movement joints in walls and floors
  • Window and door perimeters

Ashwell: questions and answers

Is a smaller place like Ashwell outside your area?

No. Small places get the same service as large ones. London and every South East county are within our area. Where we can, we group nearby jobs to make the most of each trip.

Can you supply sealant in our brand colour for a site in Ashwell?

Yes. Colour matching to frames, cladding, stone and shop-fit finishes is a regular part of the work. Available colours for the product are confirmed with the quote.

Can you take on work for an FM or managing agent?

Yes. FMs, managing agents and landlords are among our regular clients as well as contractors. Tell us how you issue work and we will fit in.

Do you work to architects’ specifications?

Yes. Include it with the drawings when you ask for a quote, and we’ll price the work to it.

Does the weather affect the work?

For external joints, yes. The joint has to be dry and within the product’s temperature range, so damp, frosty or very cold days can stop external work. Internal work is rarely affected.

How soon can the area be used again?

That comes down to the sealant and the temperature. Some take light use quickly, others need longer to cure, and we confirm it before leaving site.

Can areas stay open during the work?

It’s mostly about sequence: we agree access windows, phase the work and keep enough facilities open. Tell us what has to stay open and we’ll plan the job around it.
