Common questions from Greenlees clients

Is Greenlees off your patch?

Not at all: smaller places are covered as well as towns. Every Scottish council area is within our area. We plan jobs in smaller places so return trips are kept to a minimum.

Is Cambuslang Industrial Estate, near Greenlees, within your area?

Yes, sites like Cambuslang Industrial Estate are within our area, along with the rest of Greenlees. Photos and a short description are enough for a first look.

What do you charge?

There isn’t a price list, as every site differs. Send photographs or drawings and we’ll price it at a fixed figure.

Can you quote from photos?

Photos, drawings or a schedule are often enough to quote. If the job needs a look first, we’ll arrange a visit before quoting.

Does coloured sealant change colour outdoors?

Some change over time is normal. Exposure, product and colour all play a part, so no colour stays exactly the same for ever.

Can you work to a RAL reference?

Yes. We compare the RAL reference with the colours made for the specified sealant. We will tell you which colour is closest before work starts.

Is coloured sealant weaker than white?

The product type decides performance, not the colour. The joint gets the product it needs, in a colour from that product’s range.

Coloured sealant for commercial buildings in Greenlees

Natural materials vary across a single elevation: sandstone, granite, brick and stained timber rarely have one flat colour. We choose a colour that reads well across the surface rather than chasing one spot, with a sample on site if colour is critical. If you are dealing with shop fits that need consistent sealant colours across sites and sealant that no longer suits recoated frames, we can put it right, whatever the surface. Sealant applicators who only do sealant are a different proposition from a general trade with a gun in the van: on jobs in Greenlees, preparation and product choice get the time they need.

Around smaller places such as Greenlees, the commercial buildings tend to be hospitality, local shops, schools, health centres and converted rural buildings. Their kitchens, washrooms and window perimeters all need joints that keep water out.

The 12-month guarantee covers our workmanship: preparation, application and finish. It doesn’t extend to damage, other trades’ later work or movement the joint was never designed to take.

Coloured sealant in Greenlees: the local picture

The 2 miles around Greenlees include two care or nursing homes. Care homes need tidy, cleanable joints in kitchens, corridors and communal rooms; colours can be chosen to suit the interior. The 3 miles around Greenlees take in at least three named trading estates, business parks or retail parks. Units on sites like these change tenants and get refitted, and each refit leaves joints to seal, often in a colour the occupier specifies.

If you run a unit on an estate such as Cambuslang Industrial Estate, 1.5 miles to the north of Greenlees, the trade counter, offices and staff facilities have joints to look after as well as the warehouse. Shops and cafés around stations like Kirkhill station (0.6 miles north-west of Greenlees) trade from early, so work is timed around them. Sites a few miles apart, such as Cambuslang Industrial Estate and Kingsgate Retail Park, can share one programme and one point of contact.

Greenlees is about 1 mile south-west of Cambuslang, in South Lanarkshire. We send applicators to Greenlees for colour-matched joints. Our South Lanarkshire coverage takes in 134 places. Our Glasgow page has more on work in that area.

Work on colour-matched joints is covered throughout G72. Streets here include Murdoch Avenue, East Greenlees Gardens and East Greenlees Crescent. Just outside Greenlees, we also work in Cairns (1 mile north-east), Kirkhill (1 mile north-west), Whitlawburn (1 mile west), Flemington (1 mile east) and Cambuslang (1 mile north-east). A short drive away, we cover East Kilbride (4 miles south), Hamilton (5 miles south-east), Uddingston (3 miles east), Blantyre (3 miles south-east), Larkhall (9 miles south-east) and Carluke (14 miles south-east).

Near you in Greenlees

Green spaces nearby include Cathkin Braes and Hogganfield Loch.

Hotel interiors

Phased work can be planned so areas stay in use. We plan around your occupancy so rooms return to service in stages.

Natural stone

Stone has variation, so the aim is a colour that sits naturally against it. A stone-safe neutral-cure product is used.

Why it’s worth doing now in Greenlees

People notice sealant lines more than you might expect, especially in shop fits and hotels. Resealing in a suitable colour is a modest cost against the finishes it sits beside, and the difference is obvious. Around smaller places like Greenlees, halls, stores and seasonal buildings may not be checked often, so a failed joint has time to cause damage. Early resealing prevents it.

Access can matter as much as the joints themselves: easy-to-reach joints are quicker than those that need equipment to get to. Tell us how the joints are reached and call for a quote.

Why us?

  • 12-month guarantee on workmanship
  • Clear, fixed quotes
  • Products installed to the manufacturer’s instructions
  • Health and safety: CHAS accredited

Maintenance after handover

Every sealant joint needs some looking after, and their life depends on movement, exposure, cleaning and use. We suggest:

  • Don’t let trades patch coloured joints with a random sealant
  • Settle the colour with the designer at the start
  • Use one colour standard across multi-site work
  • Record the product and colour reference on the building file

Include coloured sealant in planned building checks. Look for splits, lifting edges and staining.

Settle the colour early in the project. When colour is left to the last minute, it is often wrong, so agree it with the designer at the start.

What we can’t put right

We check first that sealant really is the fix. It isn’t the answer for:

  • A colour that never alters with age
  • Paint over sealant on joints that move too much
  • Restoring stained stone or masonry next to old sealant

If you are not sure, just ring 01277 525 020 or email drawings and photos and we’ll give you a straight answer before you book.

What we seal

  • Hotel bathrooms and public areas
  • Powder-coated and anodised frames
  • Shop-fit joinery and counters
  • Natural stone and brick
  • Cladding panels
  • Office fit-out finishes

On site: what to expect

A typical day starts with protection: tape along each joint edge and covers over finishes, stock and equipment close by. The work itself normally takes about the same time as any other sealant work, plus a little longer if a sample bead is agreed first, and we clear our waste as we work. Travel to smaller Scottish places like Greenlees is planned so the job is finished in one visit where possible, which is why we ask for photos and a full list first. External joints need a dry spell as well.

  1. Photos or drawings show us the finishes and joints.
  2. Colour options from the specified product’s range are shared with you.
  3. The programme and access are agreed, including any phasing.
  4. We prepare each joint, prime where needed and fit backing.
  5. We seal in the approved colour and tool it smooth.

What we need from you

  • Send asbestos survey details if the building is pre-2000
  • Confirm the product named in the specification
  • Send your site hours and access windows

Getting a fixed quote

Every quote starts with the facts: the joints involved, quantities, access and the product called for. Send what you have, and we’ll arrange a site visit if anything is unclear.

Advice

How the quote is worked out

We price every job individually. The things that drive the figure:

  • Specialist products, such as fire-rated or hygienic sealants
  • Any access equipment needed
  • Joint width, depth and condition
  • Location, for remote and island sites

The product called for affects the cost, and so does the preparation, from cutting out to priming and backing rod. Access, phasing and site rules also count.

Sending details for a quote

Good information means a firmer quote. When you get in touch, include:

  • Clear photos of the problem areas
  • Drawings or a marked-up plan, if available
  • Whether the building will be occupied during the work
  • Any specification or named product

Quotes are fixed against the scope you send, so you know the figure before anyone is on site. To start the process, ring 01277 525 020 or email drawings and photos.
